You will see reviews below that talk about small rooms, long time for hot water and water simply going off. All still true in 2017. This is not luxury this is a pretty basic B&B experience. However, with all the very low end hotels in the area this place is above those...for a steep price.||||To start, the check-in procedure is archaic (need to go to the main hotel) but I do not recall these instructions anywhere. After a long drive it is inconvenient to get there unload and then have to drive down the road. The best the onsite staff could off was "we will watch your bags." Should be able to figure this out to make it customer friendly. Minus one star after being on the property for 1 minute.||||I can see walking to the third floor being a problem for some. More importantly the pictures on the website are not the rooms you will get. The room is smaller than the Hampton Inn. The AC sound may be annoying to some. The "32in TV" they are so proud of on the website is an eyesore and takes up space you need on the bureau. Minus a star for the room. Should be more but the bed was comfortable and overall the place was quiet. Also cleanliness was good. Not great but good enough. Shower had same problems listed in other reviews from 2015.||||My third beef is the breakfast half of the B&B. Our choice was to walk to the property next store for a cold breakfast or drive to the main property for something cooked. In Chapman we got Keurig coffee only. I can get Keurig at Motel 6 for $89/night. Luxury would be options for espresso, etc and real coffee not Keurig. This is taking the cheap and lazy way out of proving coffee in the morning. We took the drive to York Harbor Inn assuming we would get a B&B breakfast. Not so. It was the Hampton Inn style of a couple selections and store-bought pastries. Again the coffee was a cheap hotel coffee with no options for something one could really enjoy. If all the guests are directed to one property why not have a good breakfast? This review is a mixed bag. ||Pros:|* We were in room 604, which is large enough to be a studio apartment. Seriously big. |* The king size bed was very comfortable. |* The ceiling fan kept the room temp comfortable. ||Cons:|* The room’s furnishings were oddly laid out. |* The window shades don’t close properly, and the curtains are sheer. Don’t plan on sleeping in. |* There were water stains on the walls, ceiling, and columns. |* The room is RIGHT above the kitchen. It’s loud. Like really really loud. It sounded like they were bowling down there. Don’t plan to nap or go to bed any earlier than 11pm. ||Pros:|* The bathroom is also huge, with a big jetted tub. |* The vanity is nice and long. ||Cons:|* Ill-fitting blinds on the windows, with no curtains at all. |* The toilet is small and really really low to the ground. I have knee problems and it was very tough for me. |* There were stains and gunk on the floor, walls, and ceiling. |* The paint, especially around the baseboards, was chipped and dirty. ||Pros:|* The exterior of the inn is lovely. Read moreChapman House. While on vacation you should not have to stress out if you will be robbed because the exterior doors to the house do not lock and the room door has a flimsy door knob lock. Theres a big gap between the doirjam and door. Not very private. You should also not have to strees out if you will be hot or cold while in your $400.00 room. The only working a/c-heat source is in the hallway shared by 6 other rooms. (You read this correctly, no heat or A/C in the rooms) Think of 6 different people with 6 different heating and cooling needs changing a thermostat all day and night. It was 65 degrees one night and 83 the next night. Front desk didn't care or lock the thermostat at a comfortable setting. The pilot in fireplace shut off everytime we started it up and all we got were multiple apologies "oh you poor thing!" and multiple maintenance man visits but was never fixed. Instead they brought us two carbon monoxide alert plug ins? Next the water takes 4.17 mins to heat up(my husband timed it). There's a sign posted in the room to save your towels to save water.
