Check-in was quick but impersonal, no help offered with luggage, none of the welcome drinks that I’ve read on other reviews, and no explanation of facilities or offer of local places to see etc.
How this place is rated well is beyond me, I genuinely believe these reviews are not real.

Good points: Great communication via WhatsApp pre visit.
Arranged a taxi pick up from Da Nang Airport which was cheaper than using Grab. Same for drop off.
As I was leaving, the lady on reception (sadly didn’t get her name) was very polite and made sure I was well on my way.
More remote part of Hoi An (if that’s your thing) away from the old town, around 10-15 by car/bike perhaps 30 mins walk.
Affordable.
Issues: The bedding and towels smelt of damp, in turn I smelt of damp.
The place is dirty, and I mean really dirty. I don’t have a habit of keeping shoes on indoors, even in hotels, the soles of my white socks were black after walking over the floor of my room.
The bathroom needs a thorough scrub, you can see in my pics how the grouting, bottom of the screen and floors are really not clean.
2 out of 3 days no hand towels provided. No bath mat provided at all.
They have 3 bicycles that I counted, 1 has no chain, 1 has a pedal missing.
One of the guys (yellow t-shirt) always in the yard will start snorting and spitting phlegm from early in the morning.
The hostel next door will keep you awake (see video) which was taken at 3:29am on 31st March from Room 102 (Villa 1) from my Balcony - as business owners you have a responsibility to each other and your neighbourhood for “reasonable” behaviour. The hostel shouldn’t allow that to happen, Palm Villas should address this directly with the hostel.
The TV in the room didn’t work.
No safe in room for your valuables.
Refrigerator in the room makes a loud humming sound, I ended up unplugging it (see video)
Would I stay here again: Definitely not, Hoi An has many options of lodgings to cater to all budgets. This hotel is simply an insult on many levels. Reading previous reviews, the greater insult is leaving responses to reviews that “issues” will be addressed. When they blatantly have not. Over time this will catch up with the establishment.

They stole money accumulating to over 6 million VND from my family and I. We asked for cctv to clarify they edited it and became defensive when were questioned. Stole money during housekeeping. They did send cctv footage but when sent the cctv footage that were screen recorded the messages of their dirty work were leaked and I translated it😀 thanks for such a bad impression of your whole country. Not worth going to this so called “villa”.
Their name used to be “Co Villas”. It has the same reviewer that made their fake review higher. Checked their lowest rating first and found that there were guests that faced similar issues. They claimed they did not steal but they actually did! So please I urge you not to go to this scam. Please do not fall into their trap.
There were other problems they tried to frame us for drinking their “expensive” water but I took a photo before I even went in as an evidence of not drinking. The bathroom has no door which it reeks of piss. The door can’t be locked so it is unsafe. All in all, this whole “villa” is a scam. If they do reply this… they would respond with “ We are very sorry for these unsatisfactory experiences^^” with their claim of not stealing. Just fyi the money they stole was money that was left by my late grandfather as a charm.

Room are OK. But balconies and commun area of the villas are super dirty and probably never cleaned. You can see on the pictures the floor looking little bit white because so dirty is the floor in front of the room. The blood on the floor was here when we arrive and still here when we left. It probably have couple of weeks already.
The balcony should have 2 chair and 1 table but there is only 1 super old chair.
Now let's go to the noise problem.
Some people was partying until 2am it was super noisy and no one asked them to stop. They was also guest of the hotel.
Then at 3 am the fire alarm rang... because someone smoke in the room.
So like we couldn't sleep all night I've asked for a refund or to make pay the people who make ring the alarm.
The hotel offered just a poor 10% discount and said they can't do anything regarding it. But VN law is 4 to 6 million of fine if you make ring an alarm in a hotel.
They just don't give a ship. I highly recommend you to pass your way.
The hotel look old and dirty. Doesn't make wanna use the pool. And the staff doesn't care when there...
