Well it's Vietnam and you are in a semi-rural kind of small town, expectations would be low.Rooms was big but it's like an elevated camper cabin, pool is there but not as shiny as shown in ads, but it is there and not bad for a hot summer dip. They have 5-6 selection of breakfast complementary, this is very good to get you started in the morning so that you can go for one short trip till and look for food after 1-2pm. You need to ask for blanket if you are going before April and after August, nights can be cool here and people's cold tolerance varies, I needed blanket on 28th March. Toilet is clean but not high class by any means but alright. I booked a Quadruple room for around 16€/night (230k VND). Got a moped/motor scooter for 400k VND for 3 days, you might get better price elsewhere but the difference in euro is not much so I just took what the host offered. You can book bus tickets from Phong Nha to Hanoi or Ninh Binh from Phong Nha.
The bad- Shower and tap were dripping constantly Rear door handle was broken, held by a metal wire Owner charged a bit extra for motorbike, outside I am sure it's cheaper Bus ticket outside was 330€ but owner was charging 400 for Phong Nha to Hanoi I am 73kilos and the whole house was shaking if I walk normally. Like an earthquake was shaking it, more funny than bad point. Toilet sprinkler/washer clip was broken as falling when used, was functional though. Plug sockets were coming out when pulling plug

The bed was comfortable.||The owner is a really nice guy, very helpful. His brother picked us up at Dong Hoi in the middle of the night and dropped us there when we left. He also drove us to Paradise cave early in the morning, when we were nearly alone in this big cave. Great!||Unfortunately the bed was not really clean, the lower sheet had crumbs, stains and hairs that shouldn't be there after cleaning. We didn't complain since we arrived at night. We used the sheet from the second bed to cover it. Can happen, but shouldn't happen again. Bathroom was reasonable clean to Vietnamese standards. Lime seems to be never removed from the fittings.||A bit anoying is the water pressure. The pump in the garden well is switching on-off every 5 seconds. So water pressure goes from low to high every 5 seconds. The temperature follows this pattern from high to low. There is an easy fix, adjust the throughput of the pump to the throughput of the pipe. Or add a pressure storage. Or add an electrical delay of a few seconds between switch and pump. That's not too complicated.||Summarizing, we enjoyed the time and the friendliness of the host.
