Private Landlords/Homeowners - Please Don't .
This was my first and last time that I would never ever deal with RoyalYork Property Managment Company. My suggestion to private landlord, do it yourselves.. Not worth the cost.
Here is my story.
I had advertised my rental property for lease, this summer in many mediums like Kijiji, Facebook and Rentals.ca. One of the department in this company who are scavengers for prospective clients started calling me almost every day.
A guy name Amer Stubla called me and started selling high saying they have tenants already available and are interested in the property to rent. For the first time I politely refused and said I would find tenants myself. Then this continued for some more time and was handed over to another employee from the department, where she tried to do a emotional manipulation with a make belief story that a family, a husband and wife with a small girl and a dog who had seen the picture of the house and were eager to rent. I politely refused again.
Amer Stubla called me again and said that he would challenge with me and make a promise that they would find a tenant within in 7 days and begged for a chance. I have lot of work pressure and we decided to give them a chance and signed a contract with 7 days to find a tenant. They failed miserably. They found a tenant after 12 days. In the meantime, they started to upsell complete property management service and how they would take care of the service calls. I declined and said, I am handy enough to do the job.
They so also unethical and don't keep their promise. The guy Amer Stubla said as a offer they would wave off a setup fees of $150, which he did not and even after complaining there was no use.
There is no trick or magic that these guys have. They too list the house on the same websites(bit more than I did)and to their database.
These guys are so sleazy that they will not let you meet the new tenant, until they move in. The first thing my new tenant told me after they moved in was, they were frustrated dealing with these guys.
During the process, there was no one person accountable. It was hard to reach accounts manager who was assigned to me. No emails were responded. No question on the emails were responded.
Now lets talk about the cost and if it worth it.

Read moreI retained Royal York Property Management to manage a basement apartment of the house. They stated that they need to manage the entire property and cannot manage the basement unit exclusively, so we agreed to have them manage both the basement unit and upstairs unit even though the unit upstairs was already occupied by my family and did not need the management services. We used RYPM for two years for the property.
Upon ending our contract with RYPM, we were expecting RYPM to return the last month rent and key deposit that RYPM collected from the basement tenants. As per the contract, RYPM keeps the funds as retainer fee until they tenant moves out or the contract with landlord ends. After we ended our contract, RYPM did not return the retainer fee to us.
In addition to keeping the retainer fee from the basement unit, RYPM collected a retainer fee for the unit upstairs on the month the contract with RYPM ended; basically, charged a fee after two years. It is important to note this retainer fee was charged as our contract was ending that month. They collected this fee from the rent money the basement tenant paid on the last month of RYPM managing the basement unit. Again, this retainer fee was not returned to us.
I have sent several emails that went unanswered to various parties within the organization, including our property manager as well as customer service. I sent my representative twice to their head office. On the first visit, The regional leasing manager onsite indicated that there was some system upgrade, and someone would reach out to me to return the retainer fees within one week as they no longer sent e-transfers for return of funds owed to landlords. When this did not happen, my representative went back a second time after 2 weeks and was assured that someone will reach out to us again. An RYPM property manager did respond after we reached out and they indicated that they would escalate the issue up the organizational chain – again nothing happened. That RYPM property manager stopped answering follow up emails and will not return our calls. It has been over 4 months at the time I am writing this review. Additionally, physical paperwork was left with the associate at RYPM outlining account details, fund owed to me and a printout of the email thread where I have received zero communication from the individuals within RYPM.
I am shocked by this type of treatment from RYPM. I received relatively good service when I was their client but after we ended the contract, there has been zero communication regarding returning the money I am owed. It is challenging to be a landlord in the current environment but having to navigate this type of unscrupulous business practice from a leading property management company in Ontario is outright shocking.
Edit 1 - July 9, 2025: Thank you for the reply on Google Review. When can I expect an explanation about the retainer funds being released? Is this going to be communicated in the numerous emails I sent you? The contract I have does not outline a "waiting period" for retainer funds to be released.

Read moreI would like to formally outline my concerns regarding the rental process that took place with Royal York.
I was informed by Royal York that a prospective tenant was interested in renting my property. Initially, I accepted the offer; however, two days later, I decided not to proceed due to personal reasons and family circumstances. At that point, I had not signed any lease agreement with the tenant.
Despite this, Royal York proceeded to sign a lease agreement without my consent and instructed the tenant to move into the property. I was not notified. The tenant entered the unit while I was at work, at a time when the basement was not yet fully ready for occupancy (there was no stove or refrigerator installed as it is a new home).
Later that day, I received a phone call from the tenant, who contacted me from a private number without introducing herself and expressed frustration about the lack of appliances. She forwarded me an email from Royal York in which they acknowledged that the property did not yet have a stove and refrigerator. In that same communication, Royal York also informed her that the home was no longer under their management and directed her to contact the Rental Enforcement Unit and the Landlord and Tenant Board.
This sequence of events is deeply concerning for several reasons:
A lease agreement was executed by Royal York without my authorization or signature.
The tenant was permitted to move in without my knowledge or consent.
Royal York misrepresented the management status of my property to both myself and the tenant, and then redirected the tenant to enforcement bodies rather than taking responsibility.
I must emphasize that this is my home and at no point did I provide authorization for Royal York to finalize a lease on my behalf. Their actions have placed me in an extremely difficult position, both legally and personally.
Oct 3rd at 1224hrs I sent an email for explanation of what is meant by tenant placement, no replied. The tenant sent me the total amonth she gave royal York and you guys charge her for Enbridge twice and collected $4000 from her and at the end royal York deposit $1380.93 into my account. Royal york has caused so much problem in my marriage and want to ripe where they did not sow. Did royal York gave me money for my mortgage down payment? If royal York has been scamming people this is the end. I need the stated amount has agreed.
