This review is good for gay men, in general, and is only for the studio unit called "Bleu Cheese" as I have no info on other units. The location is great for walking to every gay bar, club, restaurant, etc, that you want to go to (all within 10-15mins). No need to Uber anywhere. There is also a metro subway station about 5 mins away. As for other sights, Notre Dame and the Seine are about 20 mins away. When you get to the front door of the building at 26 Rue des Gravilliers there is a button on the left that unlocks the main door (No code needed). You enter the courtyard and walk forward, past outdoor seating, and you will see stairs to your left for Building "A." The Bleu Cheese room is on the third floor but it's actually the 4th floor because the ground floor is zero. So, get ready to go up three flights of stairs. And, if you've ever been to Europe, the stairs are fun! Very narrow and circular. It's gonna be a chore carrying luggage up. At the top of the stairs go to the right and there's another door that opens to a hallway with two more doors. The Bleu Cheese room is the first door on the left. Here's the fun part. They send you a nine digit code for the digital keypad and there is no actual key. I suggest you write this code on a piece of paper and hide it under the hallway carpet because as soon as you leave the room and close the door behind you, the door automatically locks. If you don't remember the code and you don't have your phone, you're not getting back in. And, if you've been drinking til 4am (not that I would know) you are gonna be sleeping in the hallway. That's why I put the code on paper in the hallway! The room itself is European small. But, it has some good amenities. The kitchenette is complete with a good refrigerator, small cooktop stove, microwave, toaster, and sink. I used it all the time. The refrigerator and freezer worked great. There are plenty of cups, dishes, plates. etc., so it has everything you need. Also, Paris tap water is not bad at all. There is a small safe in the kitchen but you can not get an ipad or computer in it. There is a small "coffee table" in front of the bed that they have set up as a dining table but you will be on the floor to eat if you want. I just sat on the bed. The bed is a Full size bed and had four good pillows and a nice comforter. The weather was chilly at night and I slept with the window open so it was perfect. Also, there's no view outside the window. And, in the courtyard there is a smoking area, and the French smoke 24/7 so you may hear people there late at night. The smoke can be smelled (sometimes) if you leave the window open. There is a floor fan if you need it but no AC. There is a wall mounted heater. There is a TV but I never used it. Everyone on previous reviews gave a bad review of the wifi but I had no problems at all using my computer or phone. It seemed to work fine for me. There is a combination washer/dryer as you enter the bathroom. It works well but you are given only one tab of soap to use. Also, to do a complete cycle it takes anywhere from 3-6hrs (no kidding). There is a full laundromat a few doors down the street from the hotel. Now, if you have been to Europe, specifically Paris, you know the bathrooms and showers can be 'interesting." If you see my pic of the shower I placed a hanger on the floor to give you an idea of how small the shower is. I'm a muscular guy so it was a chore to take a shower. I kept hitting the water lever if I turned around. But, the good news is, unlike other places, there was great water pressure and lots of hot water. So, it's a trade-off. Bring your own soap, etc, as you only get two pieces of soap about the size of large buttons!! There is also plenty of storage and shelf space for your clothes. I found it best to put my empty suitcase, with it opened up, under the bed. All in all, a good place to stay. (Remember the door lock advice, though!!)

BED BUGS, BAD SERVICE, AND BEYOND - DO NOT BOOK Do not ignore the many reviews mentioning bed bugs. Unfortunately, our second night here (Studio A1DG) I noticed one on my pillow, called the emergency maintenance hotline (this employee was sympathetic and tried his best to help at least). He did confirm that what we saw were, in fact, bed bugs (I even had a dead one to show him) but we were basically told there was no solution as there were no other vacant rooms. Fine, understandable. Then he said the manager is asleep and can't be reached (but assured us he would call us the next day.. which did not happen) so we should just leave and find another hotel...at 3 AM!!! Obviously that wasn't feasible in the moment so our family of four ended up sharing a two person studio for the night. The next day (Saturday) we recieved absolutely abhorrent service from the managers assistant(?) who told us it was "not possible" to contact the manager, but we could stay here "if we want to." In the bedbug infested room, or 4 people in a studio with one sleeping on the floor? Shrugged her shoulders, gave us a lot of attitude, not sympathetic to the situation or willing to help in any way besides saying she could get maintenance to "spray the room." Based on how nonchalant she was, it was clear they deal with this very frequently. We were essentially told we would have to wait until Monday to contact the manager for a refund. God forbid someone who doesn't have the resources to wait until then finds themself in this situation, because this hotel management does not want to take responsibility. We then began to seek a refund through Booking.com, who tell us that the Manager of the hotel will call us within 30 minutes to issue the refund (this, of course, did not happen). We luckily found another hotel that could accomodate us on such short notice (no thanks to LPDM) and left. We later recieved an email offering a refund for the 2 remaining nights on our stay but not for the nights that we slept in unhygienic conditions due to their negligence. Booking, thankfully, was doing their best to help us out, but it has been a fight. The location is in a great spot and the hotel itself is very cute, but the housekeeping situation was bleak. You would think that an establishment with such a long history of bedbug infestation would be more diligent about ensuring sheets, mattresses, bedframes, and rugs are clean. They seem to think that a simple spray treatment is enough. Anyone who has dealt with bedbugs before knows this is not sufficient! To top it all off, the washing machine in our room didn't work and the hotel doesn't have its own laundry facilities, so we had to go to a laundromat to make sure we didn't bring any bedbugs with us. The snarky, unprofessional responses to negative reviews here from hotel management should tell you everything you need to know about this establishment and how they treat their guests. I look forward to seeing how they twist this story to deflect blame and accountability (their modus operandi). Avoid at all costs, spend your money elsewhere and don't get scammed.

BED BUGS, BAD SERVICE, AND BEYOND - DO NOT BOOK

Do not ignore the many reviews mentioning bed bugs. Unfortunately, our second night here (Studio A1DG) I noticed one on my pillow, called the emergency maintenance hotline (this employee was sympathetic and tried his best to help at least). He did confirm that what we saw were, in fact, bed bugs (I even had a dead one to show him) but we were basically told there was no solution as there were no other vacant rooms. Fine, understandable. Then he said the manager is asleep and can't be reached (but assured us he would call us the next day.. which did not happen) so we should just leave and find another hotel...at 3 AM!!! Obviously that wasn't feasible in the moment so our family of four ended up sharing a two person studio for the night.

The next day (Saturday) we recieved absolutely abhorrent service from the managers assistant(?) who told us it was "not possible" to contact the manager, but we could stay here "if we want to." In the bedbug infested room, or 4 people in a studio with one sleeping on the floor? Shrugged her shoulders, gave us a lot of attitude, not sympathetic to the situation or willing to help in any way besides saying she could get maintenance to "spray the room."

Based on how nonchalant she was, it was clear they deal with this very frequently. We were essentially told we would have to wait until Monday to contact the manager for a refund. God forbid someone who doesn't have the resources to wait until then finds themself in this situation, because this hotel management does not want to take responsibility.

We then began to seek a refund through Booking.com, who tell us that the Manager of the hotel will call us within 30 minutes to issue the refund (this, of course, did not happen). We luckily found another hotel that could accomodate us on such short notice (no thanks to LPDM) and left. We later recieved an email offering a refund for the 2 remaining nights on our stay but not for the nights that we slept in unhygienic conditions due to their negligence. Booking, thankfully, was doing their best to help us out, but it has been a fight.

The location is in a great spot and the hotel itself is very cute, but the housekeeping situation was bleak. You would think that an establishment with such a long history of bedbug infestation would be more diligent about ensuring sheets, mattresses, bedframes, and rugs are clean. They seem to think that a simple spray treatment is enough. Anyone who has dealt with bedbugs before knows this is not sufficient! To top it all off, the washing machine in our room didn't work and the hotel doesn't have its own laundry facilities, so we had to go to a laundromat to make sure we didn't bring any bedbugs with us.

The snarky, unprofessional responses to negative reviews here from hotel management should tell you everything you need to know about this establishment and how they treat their guests. I look forward to seeing how they twist this story to deflect blame and accountability (their modus operandi).

Disappointing Experience – Not Recommended for a Comfortable Stay

I stayed at Les Patios du Marais for five days in a studio United colors, booked for three people, and unfortunately, it was a very disappointing experience.

Although the location in Le Marais is excellent and the studio renovations appear charming at first glance, the space was extremely small and not suitable for three people. Upon arrival, the studio was not properly cleaned. We found a lot of insects, spider webs, dust, and hair on the floors. There were small and large spiders crawling around the room—including on the bed pillows—which made it impossible to rest comfortably.

The room was extremely hot during what was one of the hottest weeks in Europe. There was no air conditioning, only 2 small fans and an air extractor system that required keeping the window open at all times. However, the only window was completely covered by plants (not like in the pictures!) blocking any light or fresh air and allowing even more insects to enter. It created a stuffy, dark, and very uncomfortable atmosphere. We ended up having to close the window at night to avoid more bugs—or worse, rats—coming in, but this made the room unbearably hot, even with two small fans that didn’t help at all.

The studio was on the fourth floor without an elevator. While I was aware of the stairs when booking, the surprise came with the lack of space and the poor design. The upstairs sleeping area was nearly inaccessible—you had to crawl to reach the bed, and there wasn’t enough headroom to sit up or get out of bed without bumping your head.

During our five-day stay, which included two separate reservations, we only received a towel and sheet change but the bathroom was never cleaned, and the soap, shampoo, and kitchen towel were never refilled or replaced, even after I requested it. Communication was also poor—when I contacted them again about these issues, I received no response.

In summary, the location is great, and the idea of the studio is visually nice, but the execution fails completely when it comes to comfort, cleanliness, and service at least in my experience in that studio I would not recommend this place, especially if you are traveling with more than two people or during...
