If youāre thinking about moving here, read this first. I have photos, screenshots, and timestamps to back up everything Iām saying. My family and I moved into Building 2 on April 26, 2024, and from day one it was nothing but stress, repairs, and lies. Donāt believe the 5 star reviews because they run raffles and only enter people after they submit 5 stars.
We didnāt even get the apartment we really wanted Building 3 with a yard. They blamed it on āmiscommunication,ā but itās always miscommunication here, which is why I documented everything.
By May 4 we already had a leak. (if you want to see the video evidence look up Lenox Cooper on yelp) Staff themselves admitted Building 2 has the most issues, and our experience proved it. We dealt with
⢠Pest infestations such as roaches and spiders. Management tried to say the building was not infested, but there are clear photos of pests outside the building.
⢠Light fixtures falling, bathtub hollow and cracking, water leaking onto the floor they literally had to put WOOD under the tub for support
⢠Gates broken constantly, car tags not working, grass full of dog poop
⢠Fire alarms blasting randomly, even while we were sleeping (if you want to see the video evidence look up Lenox Cooper on yelp)
⢠AC outage during Texas summer they gave us a tiny window unit
⢠Extreme dust, because they make you replace the air filter yourself
On top of that, they tried to charge $62 for a fridge water filter, surprise ESA charges, and even told me carports were free, then charged $50. Maintenance was in my apartment monthly, disrupting my work calls, and we never knew what would break next.
When my lease ended July 2025, my $750 deposit should have come back within 30 days. Instead, they gave me the runaround for months. I was told āaccounting is in Seattle,ā but Avenue 5 billing said otherwise. The district manager could never provide a tracking number, only saying āIām following up with accounting.ā I had to send a formal demand letter before they finally mailed my $703 on 09/02/25. If I hadnāt fought, Iād still be waiting.

Yes, I did leverage some things like free covered parking and money off rent, but only because I stood on business.
At the end of the day, this place runs on lies, excuses, and miscommunication. I wonāt tell you whether to move here, thatās your choice. But avoid Building 2 at all costs. Document EVERYTHING and never take their word for it.

I have lived for 7 months and moved out of Lenox Cooper so I have the entire picture.
After moving out, the lease termination fees are super PREDATORY (I had to move from there due to work). It was close to $8000 including the 2 month notice period, 2 months rent penalty and giving back the concession money that they have very famously advertised as 6 weeks off.
During move out they charged me upwards of $350 (only $150 was justified), most of which was not justified and proven to them. It is very clearly stated in the lease that wear and tear will not be charged but they anyway decided to NOT FOLLOW the lease. I have NOT RECEIVED the $400 -$750 money back and it has been almost a month since I moved out.
During the move in, lease signing and everything the service is really good. Due to the fancy amenities it feels like a good community to stay but DO NOT BE FOOLED.
Everything from the application fees, base rent, āotherā fees on top of base rent are EXTREMELY expensive. For a 1bed I was paying around $1650. They donāt state their āother feesā which are around $150 in the base rent. At this rate I could get a good apartment in a much better developed North Dallas area with this price but I had to choose this due to availability issues and non transparency from LC.
DO NOT be fooled by the other 5 start reviews. They had a lottery and if your name was in the lottery you had a chance to win a gift so that is why you will see so many 5 star reviews.

Then before move out I called them and tried to claim that there were spider infestations in the apartment but NOBODY answered. Not even caring to call back even though I left them a voice-mail. Upon move out they said if I hadn't removed all the trash I would be charged a trash out fee and although I took out nearly everything they still went ahead and charged me with the trash out fee. Furthermore, they charged for carpet cleaning, wall repaint and cleaning fee for the entire apartment even though there was nearly NOTHING to clean on the bedroom carpet and the floor inside. JUST STAY AWAY FROM THIS APARTMENT IF YOU DO NOT WANT TO BE SCAMMED ļ¼ļ¼ļ¼Oh, and all the good reviews, they have a lottery to send whoever leaves a good review a PRESENT. That's why there are so any of them.
Update: I've been trying to get in contact with them but with no avail, I can definitely say that I've been scammed living at this place. Not only does the front office staff agreed not to charge a trashout fee if I removed everything out of my apartment but also AGREED that I can have extra time to move my stuff out of the apartment WITHOUT any charges.
