I had the most traumatic experience at The Orchard, which has left me with lasting trauma and PTSD. The psychological impact of the incidents I faced has severely affected my mental health.
Let me be absolutely clear: my primary frustration is not with Greystar's policies, but with the way Vanessa handled each situation. Her lack of urgency and care in addressing these serious concerns is deeply alarming
From the outset, my interactions with management, particularly with Venessa, have been distressing. I sought support and safety measures. Instead of receiving empathy or assistance, I was met with dismissiveness and a lack of concern for my well-being. Not once apologies or expressed any concern for me.
I experienced two attempted break-ins at my apartment, and when I approached Vanessa, the manager, to report this, I was met with complete indifference. She never offered an apology or showed any empathy. Her only response was that there was nothing she could do, but she would 'bring it up' at a coffee meeting with the police the following morning. I was shocked by her lack of concern, especially as I was genuinely frightened to continue living there. I work from home, and with my boyfriend away most of the day, I was deeply worried about my safety, but it seemed she simply didn’t care. All I was seeking was a display of concern and a sense of urgency regarding my safety and wellbeing at The Orchard
Furthermore, after a theft in our garage, I promptly reported it. Despite my ongoing communication with the police and a request for video footage to aid the investigation, the management's response was alarmingly inadequate. They failed to provide timely updates or the necessary cooperation, ultimately leaving me feeling abandoned and unsupported.
Despite Greystar’s professed commitment to customer service, my experiences indicate a significant gap between their promises and reality. The culture of indifference I encountered was alarming. Having been a resident for nearly three years, I can say I’ve not experienced a single positive interaction with Venessa but on that final day, she was overly friendly. I strongly believe this sudden change in behavior was due to Olivia retrieving my voicemail and informing Vanessa that I had called.
On the other hand, the front desk and maintenance teams have consistently demonstrated professionalism and care. The front desk staff has always been incredibly helpful. They were extremely kind and reassuring during the break-ins, making me feel much more at ease when I was at my most vulnerable.
I reached out to the Director Olivia in hopes of resolving these issues, but my attempts were met with silence. Never retrieved a response. This lack of responsiveness only reinforces my concerns about management’s commitment to tenant safety and well-being.
As a property manager myself, I understand the importance of customer service, and it is a top priority in my own business. If any of my employees ever communicated with a resident the way Vanessa spoke to me, it would not be tolerated. Customer service is at the core of what we do, and treating residents with respect is essential.
I urge potential residents to exercise extreme caution. The presence of homelessness in the area increases risk and liability, and I have little faith that the management will take any meaningful action in the event of an incident. Read moreI had a tour, I'm looking for a new place to rent closer to work. The pro's and cons are based off my personal preferences and may not be an issue to others. The price is a little on the high side.
Pros- This place is fun and feels very young. I loved it!! Community space- There is plenty of spaces to enjoy around the apartments so that you don't feel limited to your living-room and patio, they did a great job here. Appliances- they invested in quality appliances and the washer and dryers are in unit. Pet friendly- They even thought about the paws, I love this. Metro- Its a few minute walk to the metro link!! One of the reasons I wanted to tour. Walkable- The area is walkable, you do have transients/unhoused because of the metro link so be careful, there are lots of stores, coffee shops and bars to walk to.
Cons- only three , one was the deal breaker.
Privacy- The layout of the balcony's and the design of the panel provides no privacy to you. If I chose to rent I'd want the 4th floor or a unit facing out to the city, those had stucco instead of see through panels.
Storage- There is not much storage in the unit, they are offering additional storage for an extra price onsite, this was genius. I don't know what that cost is
Parking- The deal breaker... the one bedrooms are limited to one parking space with no option to pay for a second parking spot due to limited parking.There is no guest parking. Street parking is an option but I can already see a disaster as these are for the businesses and that is not fair to them. With the price point most one bedrooms will have two occupants (that's me) and that is two cars meaning a lot of cars on the street.... because of personal experiences of living at an apartment with limited parking (I was able to buy a second spot) my guest always had to park on the street and at times would walk two city blocks to visit... I don't deal with that now and I am being more mindful about this for my future home.

One of my favorite spots is the co-working space with its professional boardroom - perfect for remote work days. But what truly sets this place apart is "The Bridge to Nowhere," a unique outdoor space where you can enjoy your coffee while reading a book in the fresh air. It's absolutely magical! The location couldn't be more convenient. With the metro station within walking distance, commuting to the office is a breeze when I don't feel like driving. The surrounding area is filled with local businesses, including charming cafes, Target, and even a Post Office - everything you need is right at your doorstep. The sound of the community clock's chimes adds a touch of charm that makes this place feel even more special. However, what truly makes The Orchard exceptional is its people. The neighbors are incredibly friendly, creating a warm and welcoming atmosphere. But I must give a special mention to the leasing office staff, particularly Vanessa! Although she's a relatively recent addition to the community, her professionalism and kindness bring such positive energy to the place. She truly goes above and beyond to make residents feel valued and cared for. The modern architecture strikes a perfect balance between contemporary design and homey comfort. Every detail has been thoughtfully considered to create an environment that feels both sophisticated and welcoming. My family and I couldn't be happier to call The Orchard our home, and we look forward to many more years in this wonderful community.
