Moved to a one bedroom in March 2020 and had 0 issues. Had a friend looking for a place to move to so we looked into bumping up to a 2 bedroom Oct 2020. The one we were supposed to move into was almost immediately made unavailable and was rented to someone else. They put us in the exact same apartment one floor down and upped the rent by $75/month compared to what they told me the other floor would cost. I was then charged an $800 move fee that was not previously disclosed.
Paid the move fee and on moving day, we found the apartment wasn't ready for us to move into it. There were pink stains on the beige carpet, water damage in one bathroom, nothing had been cleaned (in a pandemic), walls had damage or stains from the prior tenant, the fridge looked like it was in a street fight (they told us they would replace it 6 months ago), there were issues with the electric in both bedrooms that took 5 months to be fixed, the oven was busted looking, a mouse hole in the baseboard of the kitchen, the area surrounding the stove was riddled with food and crumbs, splatters all over the ceiling in the kitchen, an entire wall was covered in thumbtack holes, and the entire apartment needed painted. No one had done a walk through to even look at the condition of the apartment before saying it was fine to have someone else move into it.
I paid $800 JUST to move into this.
We had to put off our move for an extra week to fix all of the issues with the apartment and have it cleaned, for which I was without wi-fi for work and school, and all of my belongings stored in boxes. My security deposit for my initial apartment ($300) was allegedly used to pay utilities- although I never saw a statement on that nor was any overage/underpay credited back or billed. I guess my utility bill must have mysteriously been exactly $300.
Our first month of rent being paid for the new apartment (which was given to them two days early) and I receive a 72 hour eviction notice on our front door for not paying the rent. I go downstairs where they verified that I had given them a bank check- which they apparently couldn't deposit without having a check number. This was a giant slap in the face to not be communicated to me in any other way other than immediately serving us with an eviction notice for non-payment. No email, no phone call, immediate 72 hour eviction notice.
RAM Management has taken over for Village Green as the property management and everything has just continued to go downhill for the last 6 months. Packages are kept locked behind the front desk and many residents who work 9-6 jobs are unable to get their packages as The Vue often doesn't have someone after hours or a better system. Village Green had a person at least here after hours to manage this and ensure residents had their deliveries/food services handled. The poorly handled mail situation is by far the biggest complaint across the board with every other resident I've spoken with aside from the lack of follow through on maintenance requests and maintaining areas like the damaged pool (handicapped access has been broken since we arrived and is not ADA compliant). Snow plows may or may not box in your car with snow if you park outside during the winter and also may or may not have the lot cleared for use.
Fast forward to today when I asked what the options would be at the end of the lease if we needed to extend for another few months before leaving. I'm told that we would receive a 3% increase on our rent and pay an additional $300/month on top of that if we need to stay between 3-6 months following our lease date. All of this for an apartment that has been nothing but hassle and still has on-going issues.
Look elsewhere. This building and the people who run it are not worth the total of $2100/month that we are paying for a two bedroom apartment. If they were half as quick to address issues as they are to throw on fees for every single stupid thing, it may not be as bad. But it's absolutely not worth the constant annoyances we've dealt...
   Read moreEdit: After moving out of The Vue I was charged over $600 for carpet replacement DESPITE having a walk-through completed and told my unit had no issues. I have called too many times to count and sent emails with NO response from management. COMPLETE SCAM! They probably just didn't want to give me back my security deposit. Considering how much money I spent over two years (over $40,000) to live there the very LEAST they could do is give me details on which of my two carpets needed to be replaced and why. RUN! Management is a joke. It's overpriced and the building was built poorly (as I previously stated).
I lived at the Vue for a little less than two years.
Positives:
1)Location: there is easy access to major freeways, grocery stores and banks.
4)The common areas are as beautiful as the pictures on the website. However, some residents do not respect those spaces and trash them. Itâs sad certain people that live here treat the cleaning staff like they are maids. Cleaning up after yourself is not difficult.
Negatives (in my opinion):
The building was poorly constructed. Whomever made the decision to use pipes not equipped to handle Ohio weather, low quality carpeting, cheap window insulation and very minimal noise barriers between units was clearly only concerned with making a profit and not future residents.
Sadly, SOME people who live here make it a horrible place to live. Racial profiling is horrendous. Over the course of two years, I have been verbally accosted by fellow residents accusing me of not living there and âplottingâ to harm others. Yes, this is something I brought to the attention of the leasing office (Jeff specifically). Instead of addressing that behavior, a generic âif you believe someone is in the building that should not be, alert the leasing office or call the policeâ email was sent. Incredibly saddening considering Iâve spent over $40,000 in rent and deserve to feel as safe as others living on site. A better way of approaching this would have been âThe Vue is an all inclusive living community. If at anytime you feel unsafe, we ask you not approach individuals and alert a staff member.â Additionally, people allow their animals relieve themselves all over the building. Instead of cleaning it up promptly, they alert the cleaning staff to do it for them. Thatâs not their job. People should have enough respect for other residents to not allow their animals to defecate wherever they please. Lastly, people also leave trash all over. There are trash chutes located all over the building. Instead of utilizing them, people will leave trash in the garage or on the floor of the trash rooms. Again, expecting the staff to clean up after them. Put trash in the chute and bugs/smells wonât occur. Simple.
Noise. Living overlooking the pool area, the echoing can be deafening at times. From screaming to loud music, better windows should have been chosen for units overlooking common areas. In apartments itâs expected you may hear your neighbors. I lived on the fourth floor and could still constantly hear the people that lived below me and on the same floor.
It took them MONTHS to repair the gym just for the same subpar equipment to be used. Inexcusable.
Overall, for the amount you will be asked to pay to live here, I would recommend living elsewhere. If youâre not a fan of animals, this is not the place for you.There are things mentioned by other reviewers that also ring true.    Read moreIn the spring of 2017 we moved our young family from out of state to the east side of Cleveland. We looked at several apartments in the Beachwood area and ultimately choose The Vue. I attempted to research the complex, and read reviews in order to make the best decision. The tour was very impressive and I found very few reviews- good or bad. So we signed a year lease. The following information is to help others make a better decision than we did.
Pros: The neighbors. The tenants at The Vue are fantastic. We had great neighbors. -The aesthetic. The actual apartments are very nice. The side of the building we were on was quiet. We did hear our upstairs neighbor walking around and if she used her sound system we heard her base, but I feel that is expected with apartment living. -The amenities were nice when they were available/working.
Cons: -The landlord approach to management. I cannot stress this enough. The reason we most regretted our decision to move to The Vue was how the landlord handled problems when they occurred. If you are researching the complex, please include a search on Cleveland News Channel 5. This will explain a lot of the problems that occurred this past winter. Basically, we faced frozen sprinkler lines that burst and resulted in flooded apartments and halls. This caused fire alarms to go off at all hours forcing us to vacate our apartment into the freezing cold in the middle of the night. There were hours without hot water or running water at all. There were gas leaks throughout the complex, including the apartment that shared a wall with our 3-year-old son. All of this, of course, caused a lot of stress for us, as parents taking care of a 3 month and 3-year-old. It was terrifying for our 3-year-old. This was not the safe and secure home that we were hoping for when we agreed to pay the extra money to live at The Vue. Management did send out a letter that attempted to explain how they were going to fix the problem. I do not pretend to understand if their approach was correct. I do know that alarms and burst pipes continued after that email. After giving the management time to try to correct the problem with only worsening conditions, we realized that we must leave this unfit living environment. The landlord told us there was nothing they could do for us and they were very dismissive of the problems. There was no attempt to make amends for the situation and they even eluded that we were extortionists for trying break lease and move our family to a safer location. This is not the business you want in charge of something that so greatly effects your daily lives, health, and safety. -Amenities that donât work. Please know that you are renting the individual apartment unit ONLY, according to the lease language. Therefore, I suppose the inconvenience of the amenities not being available or broken should not be considered. They are, however, highlighted on the tour, so it was disappointing when they often were inaccessible. The constant broken garage doors and down elevators were most inconvenient. I hope to save someone from the situation we were forced to endure. I cannot recommend The Vue. I do, however, highly recommend finding another place to live in Beachwood. Itâs a fantastic community!
