This is in regard to University Meadows (A property owned by ACC in Mount Pleasant Michigan)
The management here (not 100% at UMeadows, but corporate also) is the worst I have ever experienced. I was told that when I signed to live there, I was guaranteed the lowest rates. Now they are offering a price much lower then what I will be paying. I say will be paying, because who is going to want to take my apartment over when lower rates are now offered? I am currently looking for someone to take my lease. I don't live there and am still paying! The management has done NOTHING to help me and the general manager stopped responding to my emails. I have currently called the corporate office, American Campus Communities, and spoke to a VERY rude woman who 'thinks she can direct me in the right way' only to have to leave a voicemail and not receive a response in a timely fashion. I have received no buy-out option, which I would 100% pay to get out of this place.
Unless you work in the office or are management in the office, do not expect anybody to help you in any way shape or form. (I say this because I know people that work there.)
One of the big reasons I signed to live there in the first place is because of the pool. Too bad it's not monitored who comes in and people come in ALL the time without actually being a resident, or with a resident. Also, nobody monitors the glass that is brought it. DANGEROUS! With how wild and rowdy it gets, I am sure there have been injuries related to glass breaking. On the note of the pool also, loud music is played there all the time. Being in a building close to the pool, I hated it. I could be trying to study, sleep, whatever but it didn't matter. Nothing was ever done about it.
Also signing up for tanning was a huge hassle. When I signed a lease to move in, I was told that tanning was 'easy and accessible'. NOT AT ALL. Unless you sign up three days in advance, don't bother.
The computer lab was nice, when the printer worked. Do not rely on using those printers in a crunch. Too many times they didn't work.
I bring up the pool, tanning and computer lab because those were three HUGE selling points for me..and I was STRONGLY disappointed.
An experience I found most frustrating is when I went in there to sign and the girl had NO idea what she was doing, nor did the other girl know how to help her. I explained to her where things went on the paper that was supposed to be "the lowest rates" (which obviously are not now) because it was common sense. Either the people that are hired do not care, or the training really is THAT bad. On that note, the turnover rate is huge. Never are the same CA's in there for a significant amount of time. (I can imagine why they all hate working there.) I am literally told by people that work there how bad it actually to work there and the reasons they quit.
All in all, I don't suggest signing a lease here, or most likely any ACC properties. They just don't seem to want to work with anybody, nothing gets taken care of, and it's like they just don't care.

Ā Ā Ā Read moreparents, NEVER let your students sign here. they are literally awful. in addition to having the most unhelpful staff, management is morally corrupt. there was a random male manager (malcolm) who would let himself into people's apartments, regardless of whether or not he had permission to- even if the people living there were home at the time. he came in on me and my roommate, threatened us with a $1k fine when we had complained to admin about the poor conduct here. he was later fired (MONTHS later) for getting drunk and going into people's rooms. maintenance kept coming in and out of my bathroom for weeks, to "monitor a leak." the one time i wasn't there to monitor them, they tore a 6-foot tall hole in the drywall, took out the cabinet, broke my toilet, and removed the faucet from my shower so i couldn't use it at all. the bathroom was unusable. they said they would fix it the next day... they didn't. had to make my parents call and threaten legal action just to get them to fix the shower and toilet. there was still a giant 6 foot tall hole in my wall, exposed pipes, leaking water, and the mess of toiletries they had scattered onto the floor from the cabinet for over a week afterwards. i had to call and remind them about it multiple times. after they finally filled in the drywall, they left two small holes in the wall and never reattached my towel rod back on the wall. i won't be surprised if they left it to try and screw me out of my security deposit, as they have since quit responding to maintenance requests me and my roommate send in. a mouse chewed through one of the walls in our kitchen. there are cockroaches in the dishwasher, and when i first moved in there were dead roaches in the fridge. the hinges on the laundry doors were broken, and the pins from our balcony door were missing outright. no matter how many times you mop the floors, they will turn your feet black from years of grime left in them. the management does not care whatsoever about you, all they want is your money. there is no sense of privacy or disclosure. the cleanliness of the place is god-awful, vomit has been left in stairwells, untouched for up to 2 weeks. there's random puddles in the parking garage. the elevators are constantly breaking down. package thefts occur more often than you'd hope. the trash chutes fill up and make the lower floors stink of garbage. if you're unfortunate enough to be next to a frat (basically, anywhere in west campus), better live off melatonin and be prepared to clean garbage off from your balcony...

I have been stuck in a lease with them for two years, and would recommend anyone considering an apartment with them to go literally anywhere else. Sleeping in a classroom at the university would be more accommodating and less frustrating than the pain it is to deal with American Campus. The sign for our apartment suite number was stolen by someone, and after asking management over the phone, through email, and then finally in person, they said that they put a work order in. A few days later, I got an email saying that the order had been completed, only to walk outside and find everything the same as it was, with the sign still missing. Maintenance will come in when nobody is home and walk INTO BEDROOMS, unlocking and entering as they see fit. The main office never knows what's going on, and you'll get conflicting answers depending on who answers the phone. Staff are often snippy and annoyed over the phone, and will roll their eyes or give side eye at the front desk, and don't take any blame for wrong answers or mistakes made. We're charged overage fees that are $20-40 each month, when we barely ever run the AC, don't run the dishwasher, only have lights on after dark, and only do laundry about every week and a half. When I was living with 1 other person in a 4 person suite, we were charged a $82 overage fee for EACH PERSON one month, of which $51 was for "electricity." Additionally, hope and pray that you never lose your key, as a replacement is $100 and staff said that they wouldn't refund me "even if you found the old one." The exact same key is $15 from a hardware store, or $24 on Amazon. That means I was charged around $75 for programming a key, which they can do in under a minute, and need to frequently do anyway, as keys often randomly stop working for certain things - most often the walk-in door for the front gate. Parking is a nightmare, people let their dogs go anywhere and don't clean up after them (neither does outdoor staff). People from nearby apartment complexes often park at our complex for parties, since as long as you're not under covered parking, you won't be towed. I wouldn't recommend American Campus to my arch-nemesis...
