I have three rental houses locally that I have been managing. But with one house coming vacant during the critical summer months and while we were traveling, I decided to turn it over the Coldwell Banker Property Management. I had the tenant surrender the keys to them. The property manager was asked to get it rent ready, market it for lease, choose a tenant and get a lease executed. Pretty straightforward.
Two months after our tenant had moved out, we returned home and drove over to the house. It was a mess! The front and back lawns, part of the beauty of the home, had not been mowed for weeks. The tall grass blocked the sprinklers so the grass had died in many areas. Inside, they had gotten some carpet and painting done, but the house had never been cleaned. There was sticky food in the oven and microwave, dust on the blinds, dirt caked on the banister. I would not have wanted to rent my own house!
Meanwhile the manager had told us the market was slow and suggested we drop the rent a couple hundred dollars a month. When I saw the house I knew why it had not rented. The market wasn't slow. They were! Their laziness made the property undesirable, and then they convinced us to lower the rent to help them out.
I drove straight to their office, fired them and took the property back. After mowing the lawn, I put up my own "For Rent" sign. I had the house rented at a higher rate within two hours! Literally.
I also met a family later that had turned in a rental application, but the management company had never gotten back to them nor submitted the application for our review.
I have had as many as eight houses at a time under the care of a property manager, so I know what they can and should do. These people either don't care to do a good job or don't know what they are doing. Or is it possible they just hope you will get discouraged and want to sell your property through...

This was by far the worst renting experience I've ever had, and it is entirely due to the incompetence and unfair business practices of the property managers. My wife and I were cheated out of a significant portion of our security deposit for very minimal and petty cleaning concerns such as leaves in the backyard. Hard water stains in the kitchen sink were listed as a deduction. I truly tried my best to have the house as clean as possible. I hired professional cleaning services upon move-out, patched all holes in the walls (including many that were there before move-in), touched up the paint, and had carpets deep cleaned. I will be the first to admit that a couple minor things were overlooked. But that's just it... a pre-move out inspection was done about a week before we left the house. Nothing was brought to our attention as needing repair, correction, special cleaning, etc. I called afterwards, hoping to find out what, if anything, needed taken care of, so that we might get our full deposit back. I was told nothing. When they found areas requiring action during the final move-out inspection, it would have been nice, if not fair, had they informed me. I would have been happy to take care of the issues myself. Instead, they overcharged for these trivial matters and deducted them from the deposit. Sometimes minor things get overlooked when you're buying a new home, moving out, and have a thousand things going on at once. A simple phone call explaining what was not up to standard is all it would have taken to avoid their ridiculous charges. I'm not sure how there can be such a huge discrepancy between the pre-move out inspection, and the final inspection, but we were definitely not treated fairly during the process. I’ve had nothing but an outstanding experience with Coldwell banker associates, specifically Wendy Gault, Jayden & Daniel. From day one, their professionalism, responsiveness, and attention to detail have set them apart from other companies I’ve worked with in the past.
