Overall, Hubbard Place is a really great place to live that I would recommend. The location CANNOT BE BEAT - quiet pocket of River North, no tourists/hustle and bustle, close to the freeway, but still in walking distance to many great bars and restaurants, not to mention the East Bank Club across the street.
Due to it being early period of covid, I signed a lease with only having had a facetime tour and to my surprise I was not at all disappointed when I arrived. I moved in to a very clean unit that was freshly painted with spotless carpet. Floor plan is pretty spacious (I live in a 2b/2b) and the views are amazing. Noise is not a huge issue unless your neighbor has a barking dog but other than that walls seem to be thick. Amenities here are top notch phenomenal and newly updated.
Staff -- On the rare occasion it is needed, maintenance requests are dealt with in a very timely manner. The leasing/management staff are okay but definitely nothing to rave about. However, the 24hr door staff are pretty great, especially Simone! She is AMAZING and is really the icing on the cake as to what makes this building such a great place to call home; she is definitely what motivated me to write this review. I could write several paragraphs about her friendliness, professionalism, attention to detail, and her familiarity with probably every single resident. She really helps set this place apart. Beyond that, door staff are all really great about not letting people up who do not live here without first calling you -- additionally you also have the option to issue your guests QR codes via the Hubbard Place app which is great as well to expedite the process. I definitely feel very safe here.
Cons -- Mail room is a hot mess. There are always many packages in hallways, on trash cans, and scattered everywhere. I have had packages on multiple occasions marked as delivered by Amazon, which the package room told me they did not have. I was able to get refunds from Amazon, only for the mail room to suddenly have these packages well over 30 days later. Further, although the amenities here are unreal, they were closed for much of my stay here, all well longer than they should have been for no reason other than "BECAUSE COVID!" This turned into a very frequent excuse used by management to have things closed, again always for way longer than necessary. To this day, coffee machines on lobby and amenity floors are still closed and the management continues to use "covid restrictions" and "upper management" as scapegoats.
Overall, Hubbard is a great building to live in and I would recommend it if you can swallow the price tag. I am now taking a new job out of state and am not renewing my lease.
UPDATE: It is now 5/17, 4 days since CDC has updated masking guidance for vaccinated individuals, and this building CONTINUES to enforce masks, so far as being rudely berated by door staff. I thought we were following the science? Coffee machines in lobby and amenity floors STILL CLOSED, more than two weeks after my original post. Coffee machines at Kingsbury Plaza across the street have been open since a friend moved there back in March yet Hubbard Place & Kingsbury are both managed by the same comapny! Management 2/10. Constant turnover No idea who is ever in the office. There was a time period where my phone call and emails went unanswered. Then I got a call back about a call I had placed weeks ago. I was like I resolved my issue on my own.. thanks for nothing ? For “luxury” high rise (the price tag is luxurious that’s for sure ..) New email sent out that dogs must use back entrance only. I explained that asking all dogs to use one entrance and exit is asinine and a lawsuit waiting to happen when inevitably dogs will get into a fight in small space. They claim their dog run is cleaned twice daily. It’s not and it’s disgusting . No one picks up after their dog. The community uses it as well. It’s not a private dog run. My dog refuses to go inside of it because it’s disgusting Safety. I don’t want to use a back exit especially early in the morning or late at night. I want to use the main entrance where there are lights. I tried to explain these issues to management but they either are dense or they don’t care.
There’s plenty of nice buildings in Chicago. Unless this one changes it’s fine I wouldn’t reccomend .

The dog run is NOT cleaned twice daily because no matter what time you go past it it’s covered in feces. The run is not only for building residents. It’s used by the neighborhood -maybe that’s the problem.
You ask we go through the emergency exit. Without proper lighting and the hallway has blind corners (dog run ins will occur if you can’t see what is coming up) .or you want us to walk through the parking garage (hello accident waiting to happen)
Enforce the rules but be logical. I did speak to your office and was met with absolutely no compassion or willingness to discuss the issue.
Edit 4/2/24 I just tried to “email” the email they asked me to email to try to work towards a compromise. The email address won’t allow people to email them. Brilliant minds who work here ! I’m glad leasing season is upon us so future clients can see how they “care” about their residents. The geniuses who run this building need an award! Clearly the response was just a face saving tactic with no real intention of working towards a resolution.

After “speaking” with their resolution team it’s obvious they have no intention of working towards a compromise. They keep singing the same tune & making excuses. They did mention other solutions are too costly- interesting considering how much they like charging for rent.

The property has responded publicly numerous times & delete their old responses . They have not had any attempt at resolution privately- another face saving bs tactic without any actual solution.. Not to mention the new slew of Questionable people in front of our property who hang out all day and night by the front and back Doesn’t make it safe to walk as a woman. Read moreFrom start to finish, the leasing process was a masterclass in incompetence. I was relocating from out of state and asked for video tours of a few units—apparently a Herculean task, because it took three separate calls just to get them to hit “send” on an email. It’s almost like they think making things deliberately difficult gives the illusion of exclusivity. Spoiler: it doesn’t. It just makes them look lazy and out of their depth.
Every time I walked past the front desk, the staff was glued to their phones, hypnotized by TikTok or whatever influencer-of-the-day, barely managing a grunt, let alone a greeting. The energy was very “I hate my job and I hate you too.” Any basic request was met with a look like I’d just asked them to donate a kidney. God forbid they lift a finger—they act like it’s charity work.
This is supposed to be a luxury building, but the vibe is more “interns running a middle school group project.” My advice? Fire the whole team, pay real salaries, and bring in professionals who understand hospitality—or at least know how to send an email without being harassed.
