State & Chestnut — Local services in Chicago

My experience here has been extremely disappointing and I would strongly recommend people avoid this building. While the location and amenities are attractive, I have had numerous issues since moving in (including bugs in indoor areas, repeat Wi-Fi crashes, and a moldy ceiling from a leaking pipe that was missed before my move-in). Other residents have also shared with me that they are looking into terminating their leases early due to disappointing experiences.

The biggest issue has been that my apartment has had an ongoing problem with sewer gas since October 2023. The sewer gas comes out of multiple rooms in my apartment at multiple times throughout the day and night. I have also smelled it in the common hallway, basement, and other units on the north/east side of the building (the 11/13/14 unit corner).

After multiple complaints and DOB reports, the building sent a letter from their lawyer trying to claim that there is no sewer gas in my apartment (despite it being confirmed, including by an employee). A few weeks later, the building department sent out an inspector and confirmed the presence of sewer gas in my unit. The DOB has also conducted follow-up inspections and found multiple other violations (details/violations available online through the City of Chicago data portal). These violations include language like "unapproved flexible gas lines" and "failure to use materials having a fire resistance of at least 3 hours".

Despite the situation being ongoing since October 2023 and the DOB inspection confirming the sewer gas in May 2024, the situation has yet to be resolved.

All in all, save yourself the trouble (and literal headache from sewer gas) and find somewhere...

I have lived here since this building opened in 2015, and it's been a fantastic experience! There are so many great things about living in this building -- the staff is amazing, the location is great, and the apartments are gorgeous. I do highly recommend checking out a few different floor plans to see what works best for you -- there are many different variations of sizes/views. There is a grocery store a block away and also lots of late night food options. The top floor has a chef/room service dining option which delivers to your room, which is really convenient for busy weekdays when I need a quick meal. The gym is really nice and usually pretty empty. I like that they have two amenity floors (7 & 35), so if one is busier you can always check out another area. Also there is free printing, which I didn't even realize until living here for a few months -- it sounds like such a little perk but honestly it's so convenient not to have to worry about ink, etc. The concierge staff is amazing -- they are all very nice and friendly!

I rarely have any problems with my unit, but if something breaks, the staff is very responsive to fix things. I just fill out the online form and it's already fixed by the time I get home from work.

I can't think of too many disadvantages or room for improvement. Maybe the pool is a bit small is all I could think of, so just keep in mind it's more for dipping your feet in than swimming laps.

Living at 845 N State has been an overwhelmingly positive experience, and I cannot recommend this building highly enough. While the physical space is great, what truly elevates 845 N State above any other place I've lived is the incredible door staff and management team. I have lived in several luxury buildings over the years, and I can confidently say that the door staff here are the friendliest and most accommodating I have ever come across. They are consistently warm, professional, and go out of their way to make residents feel welcomed and secure. In particular, Phylinese and Theresa deserve the highest praise. Whether it’s cheerfully accepting countless packages, immediately greeting you by name, or simply brightening your day with a genuine smile and kind words, they set the gold standard for service. They don't just work the door; they are the heart of the community and genuinely care about the residents. If you are looking for a beautiful, well-run building where you are treated like family, 845 N State is the place.
