I have lived at 312 since my sophomore year at Cornell, I will continue living there until I graduate in May (three years total) in the same one-bedroom unit. I love 312 for too many reasons to list here, but some of the highlights are: -the service. I have locked myself out, come home without my keys, needed random favors like sending packages, and many other opportunities where the staff of the building has repeatedly accommodated me and made my life easier. I live alone so its not like a roommate could have helped me in these scenarios. -safety. There is almost always someone in the front office, there are cameras everywhere, and on busy nights like Thursday through Sunday there is a guard at the door (he's friendly too). Again, I live alone so feeling safe is a huge one for me. -location. The building is in such a good spot, super close to campus but not so far down on College Ave that you feel like you're out of the "buzz" zone. -leniency. I never feel like I am unable to do something that I want to do - they even allowed me to keep my little dog for a month when I was homesick even though the building isn't pet friendly. -maintenance. I've been living in my unit for two years and each time I go home for the summer they upgrade the place. It's crazy! (Obviously you shouldn't have this expectation as the renovations were due) but the point is, they fix problems - and I do have to say that I am really excited for the new projects.
I searched many apartments and individual rooms of neighbor homes before finding 312 College Ave Apartments in the spring of 2020 before starting Cornell Law School. Once i toured 312 College Ave, I knew I'd found my place. It has been a great place to live over the past three years. The apartments are beautiful, all the appliances are brand new, there is a laundromat in the building, as well as several study rooms, a small gym and an entertainment room. Douglas Renison and his team are extremely helpful and attentive to the needs of their tenants. They are always quick to help when something breaks or disconnects. The location is perfect. It is about two LEVEL blocks to the Cornell Law campus and the Engineering building. The 312 apartments have great view of downtown Ithaca and it's not uncommon to see hot air balloons float by in the early mornings or late afternoons. The apartments are very well insulated and the students who live there are overall quiet and serious about their work. Lastly, if you have a car on campus there is great parking on two underground floors which is super helpful in the Ithaca winters. I had a GREAT three years at 312 and would make that decision...
Read moreI have lived here for over a two years now. The location is definitely a huge plus. Everything from the school, 711, is all within minutes, if not seconds of walking. It also offers parking, dry cleaning services. They also have a pretty decent gym, a theater, on-premise laundry room, and a study & group activity lounge. The study lounges are pretty nice. The vending machine on the 5th floor also is very convenient. For the most part all maintenance issue I had here were promptly dealt with, and the leasing office on the first floor has always been very friendly and helpful. They even offer free snacks and breakfast during finals week, which I thought was a very touching gesture. They also collect and deliver parcels to the aparment, which is definitely a huge plus for people who aren't very on top of things like me. The rooms were spacious and overall pretty well maintained. I've lived in two other properties in Collegetown, and this one is definitely the best I've seen so far in terms of room quality.
