I was a former business owner in this shopping center. We were there for almost 10 years and paid over $2,000,000 in rent. This shopping center has turned into a money pit for businesses there.
When Olive Company took over the management our fees more than doubled. Non-existent parking lot sweeping and a security service were added, all designed to jack up CAM's and management fees. Snow removal is non-existent, but the charges for snow removal went form $14K/yr to $35K/year.. There's a lot of dishonest charges going on. The property manager gets away with it because her bosses has no idea what's going on. It's quite a scam.
Constant flow of homeless people, and break ins at businesses. Nothing gets fixed - you contact the management company and nothing happens. They only time they fix anything is if there is a chance to jack up the fees they charge. Their "upgrade" to the 50+ year old center was to paint the 50 year old stucco white and emerald green....I haven't seen those colors used since the Monkee's were on TV! It fits with their "style" though.
It's an aging 50+ year old building with numerous structural problems - water, sewer, roofs....you name it. We had constant sewer back-ups. We always had electricians out trying to upgrade the system enough for us to keep the business running. The water lines are ancient and corroded. They run the sprinklers all night, so that they can increase the CAMs - water literally running down the street and ruining the asphalt. New asphalt falls apart within a year, so they can repair it and charge again. There's holes all over the structure, we were constantly finding rat dropping and mice nests in the ceiling. When the management would fix something their subs were always sloppy - paint splatter, tar globs, communication lines cut....never addressed - it's a business nightmare.
The owner/management company charged full rent/cams while we were forced to close for 3 months by the Governor due to COVID. No concern about business, just about profit and the bottom line. Always promises of "we're here to help", as long as the money keeps flowing.
Then the management company threatened to sue for full rent when we went out of business. We fulfilled 9-1/2 years of our 10 year lease. We gave full notice four months in advance of us closing our doors, but all communication was ignored for months by management and the California owner until they could put the squeeze on us and threaten litigation. It was COVID and we had no money to defend ourselves - and they knew it. They squeezed every penny they could get their hands on.
