Here is my updated one year of living at Rosemont Berkeley Lake review. So it all started about a year ago, a month before moving out of my previous apartment I went and toured Rosemont, during the tour I viewed a renovated sleek looking apartment, and after finding the renovated floor plan (that was confirmed, renovated by our leasing agent) that fit us best we decided to fill out our application, there was no response for two weeks, after calling and going into the office we filled out the required paperwork without issues, after the paperwork we were approved a few days later, almost a week from the old apartments move out date, when it came time to pick up the keys, we put down the payment for the first months rent and then we were handed a checklist to go inspect the apartment, when we first open the door we realize this was not in fact a renovated apartment, so before we even got to move in we already had our first major problem, we headed back to the office to go and figure things out, when we arrived back to the office, they showed us the availability of an actual renovated apartment and it said that it was available, at this point the mention that the base rent for the two bedroom would be going from 1800 to 2200 and being desperate to find a place to live knowing that we had a week we had a bit of back and fourth we got a whole 20 dollars off per month, yes 20, almost enough to get a nice meal at McDonalds, so we went and pulled out another check and paid the remainder and were told a week till move in even though they said it was already available, which was exactly our move out date which would be perfect except 5 days later, two days before moving I called just to check up and found out that no it was in fact not going to be ready, they told me they would call me as soon as it was ready, so no move in date with my whole first months rent paid, I call back on the move-in date that was given and they mentioned that it may be ready as soon as tomorrow all the way to a week, so at this point, I was clearly annoyed and just wanted to find a different place but the problem was before all this started they make you sign the lease. So a week later move-in finally comes after having to call and check in every other day. At this point during the inspection we noticed a few problems like leaking faucet and toilet and the said maintenance would be around to fix them, after a month of living there with my front doorbell cam catching everyone but maintenance. We found a couple more issues, the AC runs 24/7 to keep the house at 74 and can’t even keep up during the summer, the faucets and toilet were still leaking, and the front door doesn’t lock unless you physically lift up the door, I was told to submit a service request, I did and waited about a month and nothing, then I stopped by the office and they said they’d send someone out immediately, luckily the maintenance person was there when I was in the office so they came with me to the apartment, while they’re there, they looked at the faucet and the toilet and the front door and disassembled the AC to check the filter and make sure it was running properly and I was told nothing needs to be fixed it was all perfect, at this point I was confused because so far I have never had any of my prior apartments maintenance people look at the issue, visually see it, and then say it’s perfectly fine, and to this day, the problems still persist. About a month ago was time for renewal. Because the fact that I’ve grown to like the my neighbor here and it’s close to my job I was thinking about renewing but there were two people on the lease. And the other one is no longer in the state or within communication so I had them fill out the release form that’s required, however, they also did the person to email them, and at this point, my lease ended two weeks ago i’ve been in communications with the leasing office but only in person due to the fact that you’re dead relative is more likely to answer the phone than the leasing office so atp, if you decide to move...

Live in your car or in a cheap motel before you put yourself through a year-long contract with this money-hungry hell-hole of an apartment. I am not even sure where to begin!
The walls are paper thin. I could hear the guy next to me snoring or talking on the phone most nights which was not even a little bit okay. I was excited about the location until my first night there when I discovered that the train ran close by night every night. For average sleepers like myself, enjoy trying to fall or stay asleep to blaring horns! Trash is $42 which sucked for someone who lived alone and didn't generate that much trash. The gate opener is $25 but the gate was broken 99% of the time. Their maintenance people are always super invasive and unprofessional. They've come into my apartment for one of their useless maintenance checks and left my lights on all day. When they spray painted the building, their paint ruined the welcome mat in front of my apartment and the office refused to even have a discussion about the fact that they damaged my property. Also, the painters decided that it would be a good idea to leave all their tape trash in my trash can so I was responsible for emptying that out.
Communication only exists until you sign your lease. After that, good luck getting a hold of anyone, ever. They have a call center with people who can't pull up your account, and who can't answer any questions about the apartment because they don't work there. Not once did anyone ever give me a call back from a call center message that was supposed to be forwarded to the office staff. Your only choice if you want answers is to go in and talk to someone, and you'll need to clear your day for the visit because you will be waiting there forever unless you're a prospective tenant.
When you move out they will charge you for every single thing, even when there is absolutely no proof to back up the charges. When I moved in my carpet was stained, old, and obviously needed to be replaced. I was told that as long as I took pictures of the carpet as it was when I moved in, I would not be penalized for it. That was a lie. The bath tub was stained and moldy and I was told that as long as I took pictures of it as it was in the beginning, I would not be charged in the end. Also a lie. The cabinets were crappy, stained, and chipped everywhere...I had pictures of all these damages that existed when I moved in but that didn't stop them from charging me for all of it. It was so ridiculous that I had to go in and speak to the manager, Jessica. For most of the charges that were put on my account, when she showed me the picture of her so called proof I couldn't see the damages she was talking about. Her only response was "you can't see it very well from this picture, you had to be there." It was her word against her own damn evidence. Completely ridiculous!
Plus, they sent the letter with the charges to the wrong address so by the time it was retuned and sent back to me, it was already late. I tried to explain to her that it would be unfair to put that on my credit history when it was already late by the time it got to me. She just shrugged told me that it wasn't her problem.
Everyone I've talked to in this apartment was having the same terrible experience I had because the apartment really is that terrible. Don't be drawn in by the luxury of a gated apartment with a gate that never worked, or a fully-stocked onsite gym with 2 pieces of working equipment, or close proximity to everything, including a rail road track. By the time I moved out I was so done with apartments that I pulled everything I had together and bought a house because it was such a traumatizing experience. Please, please, please do yourself a favor and DO NOT LIVE HERE! The opportunity to save other people from making the same mistake I made is the only bright side of the year I spent living in this...
Read moreReview Lived here for about 2.5 years, 2bed/2bath with sunroom, fireplace, top floor. We moved due to location to work, wanting more fun things to do around that is walking distance and the overall not being satisfied with the property noted in the CONS section. I will say all the negative reviews people have recently posted are true. For the price we are paying, it just needs to be better and make improvements. The cost is comparable to other apartments within this region.
Pros: 1) We moved from out of state and they made it very easy to get processed for an apartment. 2) Location in Gwinnett county (Duluth) you have Aldi, Publix, Walmart nearby. Shopping stores (TJ Max, Marshals etc). Lots of Asian eateries nearby. 3) maintenance comes with in 24 or so hours 4) LOTS of room and very spacious; also includes storage. 5) the trash valet company that they used are much better than last year, the workers are very kind and careful with not ripping trash bags open 6) Good location near schools
Cons: 1) About 45mins (1hr 30min with traffic) to midtown ATL, no MARTA nearby (not best location if you work in the city. 2) Gates always broken. When it is fixed, they leave it open from 8am-4pm. Or there are a lot of people at the complex without fobs so it takes forever for residents to get in through gate and causes traffic that backs up to Peachtree Industrial (secondary entry) 3) Pool. Pool and pool area is NEVER clean, our first year the pool was usable every other week, 2nd year the pool was closed from June to September with NO explanation. When it was open sometimes it was battle of the loudest music speakers and guests were not the cleanest (jumping in pool with work clothes on, cleaning flip flops in pool water near little kids, bathroom by pool disgusting and full trash cans 1st and 2nd year) 4) Grounds- Trash everywhere, gutters and drains filled with debris (at one moment I had to ask them to clean because it started flooding and could have affected tires) , needs power wash outside of every home as there are stains on cement 5) Office is hard to get a hold of, MUST physically go in 6)Air conditioning: each year I have to have them come to fix the air. Multiple times in a summer. I will have to call maintenance because the thermostat we set on 65° and yet the house would be reading/feels 80° and the maintenance would say it is because we are on the top floor, there should be no excuse 7) we can barely keep our windows open, they always drop down because of the spring. Each year we have to ask for them to fix it, our last months there we just decided to let it go since we were leaving. But as I walk the complex, I noticed that a lot of neighbors are having to stick things in their window to keep it open 8) Pets. This is a very dog friendly area, which is good because we have a dog. However, the dog park is very sad looking, and at times there are little kids playing in the dog park without any animals, (there is a kid playground on the premises ), there will be people playing soccer in the dog park area. 8) car wash - this also looks very sad. Half the time it is broken, at other times it seems as though the residents are inviting outside guests to wash their cars here and also use it as a automobile shop. Throughout the property, I have noticed an increase amount of people setting up shop, working on multiple cars in one location. 10) they do have a mold problem.
Moving out: They gave a prorated rate but then charged us double. We asked why, office told us to contact Leslie since they changed management. Reached out to Leslie, representative of Titan, via email and phone multiple times and had no response. We paid, but we are due a refund. In addition, after removed out, we still had to go back to the complex to attempt to get the situation fixed.; many of their present residents were all lined up, trying to get their different issues fixed. We have a friend that currently lives there and she said that she has not been able to get maintenance over to her...
