Lived here for 6 months now. While the amenities are amazing & maintenance staff is friendly and quick, I do have some items that have not been so great living here.
My mom has worked for ivory homes for 30 years now. She toured the community & apartment with me back in august 2024. The gal who toured us the community was friendly but lied to us about specific pricing details for moving in. Straight up, I asked very specific questions about pricing details & fees. Come to find out, when signing to lease an apartment the documents with moving in & moving out pricing was NOT what we were told when we toured. She was just trying to push a lease. Had to call in multiple times to talk to the community manager, just to find out that the fees were much higher when you move out at the end of the lease. The gal we toured with said the $150 deposit would be refunded. When you move out you have to pay about $350 to $450 in fees for cleaning etc etc & you definitely wonât see any of that deposit refunded. Leaves a very bad first impression from the get go.
A major headache for me has been the WiFi in my apartment. Iâve spent hours upon hours on the phone with Mereo Networks and had no WiFi connection to my Apple laptop for about a month. Finally it is working currently but again, absolutely no help from the community staff. They just say âyeah you need to contact Mereo Networks we canât help you with thatâ. I get you canât help with the WiFi BUT Mereo canât figure it out either so I was just left without WiFi for a month WHEN I PAY THE COMMUNITY FOR THE WIFI, THAT IS REQUIRED AND NOT OPTIONAL to the resident. To be required to pay them for the WiFi and have no one really care is just crazy to me.
Lastly, they have to enter my apartment this week (March 12th 2025) to install a WiFi access port in my living room. The entire community has to get these access points installed in their apartment. We as residents are required to move our tvâs, entertainment centers, rugs and living room furniture for this to be completed. While Iâm totally okay and understand the need for this to be done, the community staff should be able to tell you the EXACT day they will be accessing my apartment. I HAVE A DOG AND NEED TO KNOW EXACTLY WHEN THEY WILL BE COMING INTO MY HOME. All I ask is to know the day so I can have my dog and items in order for them to do the work. They gave me a 48 hour window for the team to do this installation. A 2 DAY WINDOW. I called the leasing office yesterday (3/11/25) to confirm what day they will be entering my home and all I got was âyeah building C is pretty big so they will be coming one of the 2 days, we are not sure what day they will be doing the install in your exact apartment. Us as residents deserve & have the right to know when you are entering our home. Not even the exact time of day BUT the day you are entering, absolutely yes. Again, just shows the lack of planning and consideration from the staff. Itâs as simple as asking Mereo Networks if they will be doing the specific floor of the apartment building on a specific day⌠problem solved. But that would be too much work & planning to do that⌠right?
Will most definitely not be renewing my lease with ICO...
   Read moreI want to start out by saying we really, really wanted to love it here. There are some ABSOLUTELY AWESOME things about ICO that we really enjoyed during our experience.
Whatâs great: the pool is really nice, always clean and comfortably heated. Itâs very spacious, with lots of seating available, and the outdoor grilling and fire pits made for a lot of summer fun. Itâs probably what weâll miss the very most. The gym and yoga studio are also very nice, with high quality equipment. These public spaces are always very clean, and they get a lot of natural light! The location is great, Station Park is within walking distance, and so is the shuttle to Lagoon. Resident events are a lot of fun, the office goes out of their way to make holidays and events special- there are even food truck days throughout the year!
Whatâs not so great:
Accessibility: unfortunately during our time at ICO station parkway, my disability progressed significantly, and we had a lot of trouble accommodating that here. I use mobility assistance (cane & wheelchair), which made the space difficult to navigate. The elevators were frequently out of order, most of (if not all) the doors are not able to be opened from a wheelchair, and parking (even the accessible parking spaces unfortunately) donât leave enough room for even my small mobility assistance devices.
Value: while the amenities of ICO are extremely impressive, the apartments themselves were somewhat disappointing. We moved immediately after the building was completed, and found it left sort of a mess- there were wrappers, apple cores, and other garbage in several drawers. The counter tops were coated in a filmy powder that was really difficult to get out of fabric. Additionally, the walls of the apartments are extremely thin- we even had neighbors inform us that they could hear our refrigerator door being opened, and several noise complaints occurred while we were away from home- I think ac and ventilation just travels through these buildings loudly.
Community: this was easily our biggest disappointment. The resident community proved to be unkind to downright hostile during our stay. As I mentioned, Iâm a wheelchair and cane user, and ran into some problems with noise complaints from our downstairs neighbors. We did our very best to accommodate our fellow residents and can seriously empathize with how frustrating it might be to hear a cane or wheelchair while trying to work from home. Unfortunately, it was a problem our entire stay- one neighbor even walked into our apartment to confront us. When we informed the office of this issue, we were somewhat dismissed, other than a reminder to walk quietly and resident email asking us to ânot train our pet monkeys to tap danceâ. We also experienced a lot of confrontation in ICOâs public amenities, such as name calling, cat calling, and other verbal harassment. We had intended to live at ICO for 3-5 years, but moved early simply because we didnât feel safe or respected.
Overall, I can definitely see how ICO would be a great option for many people, but we wouldnât recommend...
   Read moreThis company is dishonest and if I could I would give them 0 stars. The staff seem nice but really they are dishonest. I noticed many of their good reviews are from those who havenât lived there yet or have only lived there a short time and I would recommend waiting to leave a review. I definitely would not rent from these guys again. Starting off they said I owe $700 instead of getting my deposit back after moving out despite having deep cleaned the apartment when I left. I have always received my deposits back from previous apartments and in fact I have been told that I leave the apartments cleaner than any other tenant. They also say that utility bills are based on your usage but looking back that is a lie. The last month I lived there I only lived there for a week and that was my highest utility bill I had while living there. They also wanted to charge me $120 for chipped paint even though when I had moved in there was chipped paint on all the walls and the balcony paint was almost gone because it was chipped so much. After explaining there is no way chipped paint is $120 she tried saying we are paying for the whole apartment to be repainted but I didnât get a fully repainted apartment when I moved in and part of the luxury of renting is not having to keep up on these things, it is the landlords responsibility. Also when I moved in there was a huge red stain on the counter that I got rid of as well as hair in the shower and dirty floors but they are charging me $87 for professional cleaning. They also charged me for replacing the carpet, again if I did not damage the carpet this is the landlords responsibility. And they lied when I asked about this as well. She said they were going to clean the carpet but then they ripped it up and found stains so they needed to replace it but why would you rip out carpet without already having the expectation to replace it?? Lastly, I wrote down the damages in the apartment when we moved in but they conveniently lost it. After trying to talk to the complex about my concerns they just continued to push me to different people and give me no honest answers.
Do not rent from these guys and if you do take detailed notes and pictures before and after you move out because they will try to scam you.
