If I could give zero stars, I would. Living at Overlook at Farragut from July 2023 â April 2025 was hands-down the most frustrating, unprofessional, and disappointing rental experience Iâve ever had.
From the very beginning, the management team set the tone with complete incompetence. When we transferred from another VRG-managed property, we couldnât get a single person from Overlook to respond, our lease had to be escalated to regional managers just to move forward. Move-in day? A disaster. The carpet had to be replaced last-minute, and the apartment itself was filthy: dust, dog hair, grime everywhere. Overlook couldnât schedule a cleaning for a week, so I was forced to clean the entire place myself in the middle of our move.
Then came the false accusations. Within weeks, we received a noise violation (later removed after they admitted their mistake). Shortly after, we got a marijuana violation despite never smoking. A maintenance worker even entered our unit under false pretenses, later admitting he was sent to âcheck if it smelled like marijuana.â When I confronted management with proof, including my downstairs neighbor denying they ever complained, only then did they apologize and remove it. By that point, the damage to trust was done.
Property conditions were just as bad. Dog waste constantly littered the grounds, waste stations were often empty, and there was zero enforcement of rules. At one point, a chicken roamed the property for days during a snowstorm, defecating around Building One, and management did nothing. I had to track down the owner myself.
And if all of that werenât enough, moving out was just as shady. Despite vacating on April 20, 2025, Overlook tried to stick us with a water bill for usage through the end of May. I flagged this error immediately (with the documentation they themselves provided), yet here I am... four follow-ups later, months after moving out... still waiting for resolution on a refund of just $54.47. If they canât even get a simple final statement right, what does that tell you about how they handle bigger issues?
Bottom line: The Overlook at Farragut is mismanaged, unresponsive, and downright disrespectful to its residents. Between false accusations, poor property upkeep, and shady billing practices, I wouldnât recommend this place to anyone. Do yourself a favor and...
   Read moreMy wife and I moved into these apartments back in October when we were new to the area. The apartment manager at the time, Jacob, was amazing. Prompt responses, timely maintenance resolution, and overall what seemed to be a well run community. My lease also had a clause in it for government/contractors that stipulated no lease break fee for leases terminated early, which my wife and I appreciated since we were new and looking to settle down with a house at some point.
Fast forward a bit and we got a new apartment manager. New management was not nearly as responsive, maintenance issues fell by the wayside, and new changes implemented to the community that don't seem beneficial. Well this just pushed us to look for a house sooner, which we did. Gave more than the required 30 day notice to move out, provided documentation, etc. they cancelled all standard maintenance requests we submitted, have failed to respond to any further emails, and are now trying to charge us/evict us for unpaid June rent when we have it very clearly in writing that our last day in the apartment was to be May 31st.
The new management is absolutely terrible and VRG should take a hard look at intervening in this property as I can't accurately put into words how much this place has slipped since Jacob left at the end of last year. It's bad. Shockingly bad. I would highly discourage anyone from considering renting here until management is changed. It doesn't matter how nice the amenities are, save yourself the headache.
UPDATE: within a couple hours of this review being posted, VRG corporate were in contact with local management who were then much more inclined to rectify the situation with us and the account balance issue has been corrected. I appreciate that someone at least cares enough to persuade some action from the local property manager. You have my thanks for that... Only then for the same property manager to shamelessly ask to "change some of the verbiage" in my review. No I will not, people deserve to know the type of management that will be presiding over their potential...
   Read moreWe werenât able to lease due to the lack of flexibility with the apartment we were moving from, and Iâm truly sad about that, because we had held out hope that a miracle would happen with the city. Seeing that our apartment was absolutely ready, sitting there waiting for us to move in definitely made us look at the City of Farragut a lot differently. Most cities would work collectively to ensure that things were on schedule, not continue to find issues due to their own oversight and lack of professionalism. It is horrible that the staff had to deal with all of that craziness, and yet remain absolutely professional, when it canât be easy.
Honestly, we were made to feel like family. We loved interacting with Brittany and Sarah, never once felt like we were being misled or lied to. My husband had his doubts, but I was in the area and stopped by without calling to check on progress, and Brittany didnât hesitate to show me the completed apartments. They were just as disappointed to keep having to keep changing move-in dates. We waited until the last possible moment to give up.
I was impressed with the service from the beginning. I didnât think of asking about an active military discount, and we received that along with the move-in incentives when Brittany noticed he was active duty on our application. The fact that Brittany called me to let me know that our refund check was ready (not even our old apartment could prepare a refund so quickly for overcharging us) when in labor, shows her over and beyond dedication to communicating with us from beginning to end.
If it wasnât so expensive to break the lease we had to sign at our new place, Iâd move there in a heartbeat when things get settled. There is no better property in Knoxville when you consider the amenities and staff. Anyone would be lucky to call the...
