Great environment and setup/place to live.
Be ready to open up your wallets to pay fees of all kinds. The trash fees never stopped coming and the reasoning for all of them was dumb. Whether you're not home/at work and forget to bring in your trash can (god forbid), or the bag you place in the can overhangs (given the tiny cans they provide, this seems like a trap), or if the bag is "too heavy", OR if there is "loose trash" in the bottom of your can, which in many cases was just from other residents throwing their trash in our can when passing by. Whatever it may be, you're incurring an INCREASED charge of $75 per occurrence. For reference, it used to be $50. Mind you, we already pay every month for "garbage fees". So on top of us residents paying for the trash services on behalf of the community, they are pocketing our money for each "violation". That is some "thank you"!
Along with this, each year you renew your lease, the cost will also increase.
I lived here for two years, and for about 22 of those 24 months, the front gate was inoperable. On multiple occasions I saw outsiders walk into our community without being approached... so safe!!
The front office is next to impossible to get in touch with as well, and when you do get in touch with them there is little to no information/help given and it is also delivered with an attitude.
Lastly, AND MOST IMPORTANTLY, the charges we incurred as "move-out charges" were astronomical and completely unjustified. We were charged over $1,000 in "damages" after completing our lease there. Knowing this was way too extreme of a cost, we attempted to dispute these charges with RPM (company that owns the complex). Within 24 hours, I was given notification that my dispute has been closed and the charges align with our lease. My roommates and I were trying desperately to get in touch with somebody at the front office to help explain to us why these charges were so expensive. We called for a week straight, and we were told we'd receive a call back, but shocker, we never did! Without even discussing these charges with someone at our building, our dispute was quickly closed and deemed acceptable. It is truly sad what they do to the people that live in this community, taking advantage of us as tenants and grabbing any dollar they can get. I am utterly disappointed in the way we were treated after moving out, not being given a fair chance to dispute our charges that were way too extreme for what it was. Read moreDon’t be fooled by the “luxury” label. While the exterior may look appealing, the reality of living here is frustrating and disappointing. I personally know multiple residents whose apartments—and even common areas like the gym—have flooded, often waiting over 24 hours for a response from the front office. Mold is also a serious issue, confirmed by independent tests done by residents.
The pool area doors have been broken for over a week, and although it’s advertised as a smoke-free community, people frequently smoke in that space—forcing families with kids to leave.
But the worst part? The front office staff and management. It’s disheartening to live in a property where the management—starting from the top—doesn’t care to listen to its residents’ needs, but would rather argue and insist they know the status of everything. That’s hard to believe when the property manager didn’t even know a gym machine has been broken…for over a year…with a sign. She claimed it was because she was never given a tour when she first started working her a few months back. I couldn’t believe it! Concerning, considering she’s “managing” the property.
They routinely talk over residents, deny ongoing issues, and ask for information they already have on file—until you forward them their own emails. The gate was broken for about six months, and when it was finally “fixed,” the key fob and call box still don’t work, creating a line of vehicles attempting to get in.
The dog park is completely unusable, and breezeways and stairwells are in such poor condition that residents have started cleaning them themselves.
If you want to know what it’s really like, visit the pool on a weekend—residents talk openly about their frustrations. Some have gone weeks without air conditioning in Florida heat due to unresponsive office staff.
I do want to give credit where credit is due: the maintenance team is amazing. They show up, work hard, and are doing their best!

Read moreMoved in last summer and what we thought was a “luxury” apartment, has been a horrible experience. There is mold everywhere, water leaks (several heath code violations), your packages get stolen, the gates don’t work, our above unit had water leaking into our bathroom and closet ruining our clothes and items. You get charged if you don’t wipe your door with bleach due to the constant mold growth. The dog park has shit everywhere. They fail to properly respond to requests. This is your sign to not move here, it may seem shiny and nice at first but after a few months you’ll see the real side of things and you’ll be stuck here paying for a luxury apartment with non luxury amenities. If you question anything you’ll either be ignored or belittled because all they want is you to pay. Don’t even get me started on the property managers, they’re so bad and unqualified they’re constantly getting a new one, they always start off with “well I’m new here so I don’t know…” it’s constant phone tag and you’ll always see someone in the lobby begging to be spoken to because their communication sucks! They’re only good at convincing people to sign the lease then they’re out. No more fun events, no more fun food trucks, they can’t even spell correctly in their emails (so unprofessional) and all the things we were told they have no longer are available, including the store that’s been “coming soon” for the past 8 months. Throw in the constant construction work on the main road and that will be the icing on the cake on why you shouldn’t live here. There’s so many other better options than choosing to place your hard earned money here.
They also tell reviewers to contact the office with their concerns (which a lot of us have!!) but why bother if they won’t even pick up! Nothing gets address or fixed unless it makes them look bad.
