I lived here for 15 months and I think a fair rating is 3.5 but 4 will do. Some of the cons are nitpicks.
Pros: -Good location in town bus stop right across the street -Nice newer buildings and amenities -Attached garages on the ground floor -No moisture, rodent or insect issues -No weird smells -utilities are cheap -Nice fixtures and materials all around, high ceilings -Washers and dryers in-unit are full size -Friendly, helpful staff. -The community puts on events regularly.
Cons: -Expensive for what it is -If you're on the north side of building 131, you get to hear the obnoxious industrial mowing of the enormous lawn next door at least once a week, more frequently in spring and summer. It's intrusive. -The intersection getting in and out of the complex is a disaster. I witnessed 3 accidents there alone in 15 months -Several times in my building, I witnessed dog poop in the elevator and in the halls, as well as in the green disposable bags in the halls. The landlords need to enforce this better than a sternly-worded e-mail, it's disgusting. -Cigarette smoke smell throughout an entire half of the building on the first floor because of one tenant, who everyone knew smoked and stunk up the building but nothing was ever done about it. -The floors and ceilings are paper thin. You will want a top floor unit if you value quiet. Walls seem thick, so I don’t know why they cheaped out on the floors. I had to move units within 2 weeks of living here because the upstairs neighbors were constantly, incredibly loud, at all hours. I also had to pay the complex an arm and a leg to move, and they really didn't do anything about the noise even after multiple tenants complained about the problem tenant. I met at least two other tenants who also had to move to a top floor unit because of these problems. -Avoid 131-206 because it is directly on top of the maintenance garage where they have this utility vehicle that they start up in the garage (it felt like every day). It is loud and vibrates the entire unit. -Water pressure leaves a lot to be desired in building 131, possibly because of the LEED cert. -The HVAC systems are SO loud ALL the time, as well as the hot water heater which is gas. There is always the sound of rushing air in the living area. The price you pay for efficiency. -The way the hot water works here is some kind of strange design. I had issues with my hot water several times because of failed parts and a weird design. The maintenance people are great but this is not something I would want to deal with living here long term. -Getting packages from the package room can be hit or miss. It sometimes confuses delivery drivers and they don’t know where to leave things. The room itself is nice to have, but the app/system to get in can be frustrating. Several times during my lease the package room would be unavailable for hours or days; they had to adjust the door to the outside constantly throughout the year so it would actually close and lock; the luxer app will forget your login credentials every time the app is updated. -The car wash space amenity was blocked with their equipment as often as not. -Depending on apartment, the outdoor unit of the air conditioning might be mounted right outside the bedroom window. The noise isn't really an issue but the vibrations would go through the building, through my bedframe and into my head when I was trying to sleep. Not joking, it was awful. -The key fob system they have gone with does get old and repetitive over time, particularly if you also have a garage in the building. You use the fob on the door and then you have to turn a dead bolt and then use the door handle to open the door. I'd rather just have either a key or just a fob that unlocks and opens the door. Every other building I've lived in that's had fobs has this. Read moreIt's been a great experience living at the East of Market apartments so far and I have been here for about a year. Besides the fact that the property at large as well as my building, the clubhouse, the gym are always kept clean, there are two things that are very dear to my heart here: 1- Maintenance. Every time I've had to submit a service request, my issue was resolved within the next 24hours. The maintenance guy(s) are clean and respectful. I always come back to my apartment to find it the same way i left it. 2- Super Friendly staff especially Grant!!!!!! Always greeting with a smile, super helpful and he takes the time to know the resident. I've never had to tell him who I was when picking up a package left my the mail man. He knows my name and my building number. Also, I love the fact that every event organized by the staff is very well done with pretty nice sponsors and great food + drink. Finally, I don't think anything can beat being a few blocks away from downtown Frederick where there is always something going on during the weekend.
CONS: I really had to think hard to find this one. The entrance to my building (and I think it is the same for every building) does not have a double door or a door stopper. This is quite inconvenient when you are moving in and you have to carry your sofa and/ or bed through it. Read moreHey I’m a relocater from Connecticut. I moved in Dec 15 2018 and this is not the place to live. Please reconsider. My Girlfriend and I moved here on the bases of reviews and pictures. We put in two complaints regarding the noise above us. As we know it’s an apartment and noise is going to happen. But we are pretty convinced there’s a marching band above us practicing for their upcoming march in the above apartment. Also pretty convinced the residents before us had the same issue which has resulted in this unit being lower in amount. Anyway, Since we complained it’s gotten worse and it’s a lot more intentional. We decided to ask about moving to the top floor to offer a resolution for us. The leasing office not only advised we would have to pay more in rent (almost $2000 a month) but we have to pay all the fees over again ( we would be refunded the $250 and application fees ). Plus, we also had to pay a moving transfer fee of $300 and it wouldn’t be refundable. EXCUSE ME . Mind you we’re the “complainees” that offered a resolution that was not offered to us as NEW RESIDENTS.
