Extremely Dissatisfied with Cozi Vacation Rentals Misleading Pricing, Unsanitary Conditions, and Lack of Customer Service

I recently had the unfortunate experience of booking a vacation rental Cozi Vacation Rentals (The Resort at Fredricksburg) and I must say it was an absolute nightmare from start to finish. I feel compelled to share my terrible experience to save others from going through the same ordeal.

First and foremost, let's talk about the pricing. When I made my reservation for the property, the advertised price for a 3-night stay was $1,198. However, when I verified the price on the day of my stay the current price for a 3-night stay was $540.00 which was a staggering $658 less than what was initially advertised. The agency claims this is due to an industry standard algorithm, but it's clear they are using this as an excuse to overcharge unsuspecting customers. To add insult to injury, had booked the same property on the day of my stay, I would have saved over $658. This blatant price manipulation and false advertising are unacceptable.

But the issues didn't end there. Upon checking into the property, I was greeted with a scene that can only be described as a complete disregard for cleanliness. Dead insects and trash were found underneath the guest bed, which clearly indicates that the property had not been properly cleaned as per the rental agreement. It was not only unsightly but also highly unsanitary. It's astounding that a professional rental agency would allow such neglect.

The promised amenities were also a complete disappointment. The internet connection was nonexistent, rendering it impossible to carry out any work or stay connected with the outside world. Additionally, the television in the property was completely useless as it had never been set up for use. It's absurd that they would advertise amenities that they clearly cannot deliver. It was a frustrating experience to be deprived of basic amenities that were expected and paid for.

To make matters worse, I made three separate visits to the property office on Main Street during normal working hours, hoping to address these issues in person. However, on each occasion, there was a sign posted stating that no one was available. It seems that their idea of "customer service" is to avoid any direct interaction. Furthermore, my attempts to communicate through phone calls and emails were met with generic, boilerplate responses, suggesting the use of bots or AI. Despite providing my phone number and requesting a call, I was left feeling unheard and undervalued as a customer.

In conclusion, my experience with Cozi Vacation Rentals was nothing short of a nightmare. The inflated pricing, unsanitary conditions, lack of functional amenities, and non-existent customer service have left me deeply dissatisfied. I strongly urge anyone considering booking through this agency to think twice and explore alternative options. Save yourself the frustration, disappointment, and wasted money.

I sincerely hope that Cozi Vacation Rentals takes these issues seriously and makes the necessary improvements to prevent others from experiencing such a distressing vacation...

Pros: The house was the perfect size for our group of 12, providing plenty of space for everyone. The view was absolutely stunning, and we thoroughly enjoyed the pool, which was a highlight of our trip. Communication with the Cozi team was smooth, and we had no trouble receiving all of the arrival information we needed. A big plus was when my daughter left a bag of new toys behind; the Cozi team was able to coordinate shipping it back to us, which we greatly appreciated.

Cons: Unfortunately, the two rooms at the front of the house connected to the driveway flooded during a storm. We woke up to find a massive puddle in the middle of the floor in two bedrooms, with our clothes soaked. Thankfully, our computer wasn’t damaged. When we reported the issue, the only response from the Cozi team was, “sorry for the inconvenience, would you like more towels?” This lack of concern was disappointing, especially when the rooms flooded again after another storm. The same indifferent response followed. Given the amount we spent on the rental, we expected a more proactive approach—someone visiting the house to assess the damage, offering sincere apologies, and perhaps even a gesture like a discounted rate or a gift card to a local restaurant. However, nothing was done to rectify the situation.

UPDATE: The Cozi team followed up persistently after our stay, wanting to make amends for the issues with our unit. They acknowledged that the situation should have been handled differently at the time and apologized for our experience. They even offered compensation for the inconvenience. I was pleasantly surprised by how well the customer service representative managed the situation, and after a long conversation, I’ve updated my review to reflect my experience. I would definitely use this company again based solely on my satisfaction with customer service. This is what all companies should strive for.

Perfect Layout for Large Groups with Minor Maintenance Issue

Our group of 9 adults just returned from a delightful 3-night stay (April 17-20, 2025) at this stunning property. The thoughtful layout truly impressed us, with each bedroom featuring its own bathroom - a rare and valuable amenity when traveling with multiple couples.

The views from the property were absolutely breathtaking, adding an extra layer of charm to our Hill Country getaway. The Barn area became a favorite gathering spot, equipped with a high-quality ping pong table and a large game table perfect for group activities.

The only reason this isn't a 5-star review was a persistent maintenance issue. We experienced a constant beeping sound in the Barn area, likely from one of the garage doors. While Cozi responded promptly to our report, there seemed to be some confusion with the maintenance team (who arrived thinking there was a microwave issue), and unfortunately, the beeping was never resolved during our stay. This was particularly disappointing as two of our group members were sleeping in that area.

Despite this minor setback, we would absolutely recommend this property for large groups. The spaciousness, layout, and amenities more than make up for the temporary inconvenience we experienced. Just ensure any maintenance issues are clearly communicated and resolved early in your stay.
