Michael and his team are superb. This was the first time my wife and I were selling real estate. We put our coop on sale in July of 2020, which was at the peak of the pandemic. At the time, we were working with a different agent. I had a bad experience working with that agent. Aside from their work and communication style that I disliked, we had two deals fall through which made me inclined not to re-sign with that agent once the initial agreement period ended.
I found Michael and his team online while researching new agents to work with. I was impressed with their online presence and the positive reviews they had. In my first call with Michael, I explained my biggest challenges working with the previous agent. Michael pointed out all of the problems and what he would have done differently. He was specific about his selling strategy and tactics. He provided sound reasoning for why those strategies are effective. He confidently stated that he was one of the top real estate agents representing sellers in the area and backed up his claim with data. During the video call, he shared his screen and showed me on the MLS the selling record of my previous agent and other agents I was considering. Then he showed me his sales record and how it was significantly greater than the other agents'. This convinced me that Michael was a good agent because he was communicative, strategic, had a strong sales record, and was data-driven.
I also appreciate Michael's business values and philosophies. He believes in having good business relationships and doing right by others. Michael demonstrated this by agreeing to honor fair requests from us that he was not obligated to. We made these requests to amicably close out any possible concerns terminating our agreement with our previous agent. You heard it before, don't ever invest in property with family or friends, in this case it was family, six of them. Michael was one of the realtors that called when I filled out an online form looking to sell a 3 family house. He was out of the country at the time but stayed on the phone with me until he understood completely all the complexities of what I was dealing with. While other realtors could have put the house up for sale, Michael knew this wasn't going to be quick or easy. The possible nightmare scenarios he brought up during numerous conversations over a 7 or 8 month period all came true. Keep in mind, at this point he is still not the chosen realtor. After 4 of the defendants attorneys and a judges order finally went my way, I called Michael. His experience with very hostile property sales, legal proceedings and delays made him the top choice when it was time. Without going into the gruesome details, Michael withstood 8 months of the other 5 partners blocking the sale, sabotaging the property, zoning violations, lying continuously and filing false claims to delay as much as possible. I'm going to consider myself a very lucky man. I have a very good attorney but we both had Michael Klein addressing every issue that came up. Before choosing a real estate agent, we conducted a lot of research to see who would be the best choice based on the investment they make into selling the property (time and effort, not necessarily financially) and how they promote their listings. The Michael Klein stood out as the best New Jersey has to offer: his organic rankings are excellent (meaning people find listings on his site easily) and I could tell they put a lot of work into their listings.
Michael spent hours answering our questions, providing objective data regarding how many homes they sell, how long their listings typically stay on the market, and providing tons of info on comps in the area. We were concerned that our house, which was located in downtown Jersey City and in a neighborhood with hundreds of similar homes would be tough to sell. Michael made the process incredibly easy and took extra steps many other Realtors don't (but should), like giving us staging tips, having professional photographs taken, and a lot more.
When we saw our listing we were blown away. His hard work and knowledge of what it takes to sell a home really paid off - our listing looked amazing and knocked out the competition.
