Our 2½ year living experience at 333 River was consistently disappointing — from the condition of our apartment upon move-in to the lack of professionalism and accountability from management throughout our lease. Ultimately, the Ironstate Management Team displayed poor oversight, failed to address valid concerns, and created a frustrating move-out process. Our time at 333 River left much to be desired.
When we moved in (9/2022), the unit was clearly not ready for new tenants. We documented and submitted numerous maintenance requests for issues such as a rusted dishwasher rack, broken towel hook, peeling cabinet laminate, leaking faucet, moldy/discolored shower grout, and a chipped bathtub surface — to name a few. For a building that advertises itself as luxury, this level of neglect was unacceptable. It was clear the unit had not been properly prepared.
A major ongoing issue was the constant disruption from our neighbors on the 7th floor. Children frequently ran unsupervised in the hallways, played with balls, rode scooters and rollerblades indoors, and shot Nerf guns in the common areas — all directly outside our apartment door. Before we even contacted management, two building-wide emails were sent to 7th-floor residents asking for this behavior to stop, per lease terms — proving that we were far from the only tenants affected. After the problem persisted for months, I spoke directly to the neighbor, then followed up with management. Instead of addressing the ongoing disruption, we were both served with cease and desist letters — and forced to pay legal fees. The behavior never stopped, and this ultimately became a deciding factor in our decision to move out.
The move-out process (4/2025) was handled just as poorly. We scheduled a move-out inspection in advance (2/2025) — confirmed via email by Dayna from the office — but no one ever showed up. Management member Elena Lee, later claimed the inspection was conducted after we had already vacated. This oversight directly contributed to a dispute over our security deposit. Why request that we schedule an inspection if it wasn't honored — and then proceed after we’ve vacated the unit?
Despite providing photo and video documentation showing the apartment (including the countertops) in the same condition as when we moved in, we were charged $350 for “countertop discoloration.” Our requests for a copy of the maintenance repair invoice (sent in 5/2025) have gone unanswered for over a month, and our emails about both the no-show inspection and move-in documentation have been completely ignored from both Elena Lee (Operations Manager) and Anne Shediack (Director of Operations). We can only assume that no maintenance receipt for the countertop even exists. And if the granite had truly needed repair or replacement for discoloration, it would likely cost far more than $350 — further calling the charge into question.
Overall, we felt disrespected and disregarded as tenants. The management team at 333 River was quick to issue penalties, yet slow or unresponsive when it came to legitimate tenant concerns — whether about safety, maintenance, or fairness.

Read moreWe are long time residents of 333 River Street, and, overall, our experiences have been very positive. The current management team is very responsive, any maintenance requests are resolved quickly (by professional & friendly staff). The janitorial staff does an outstanding job keeping this large building clean. Some residents complain about the front desk, and how packages are managed, but the majority of the front desk staff is attentive and as helpful as humanly possible (they can't be in two places at one time). The building is dog friendly. There is both indoor and outdoor space for kids to play. The grill area, on the plaza overlooking the Hudson River, is a big plus. Located directly on the river front park, it couldn't be easier to walk, jog or bike along the Hudson. As a dog owner, we are spoiled by having direct access to the park for easy dog walks. You can't beat the location for access to PATH, ferry, light rail and train. Hoboken is a great community, and, for us, 333 River Street is an integral part of why we live in Hoboken. We've lived in three different apartments at 333 over the past 20 years, and certainly wouldn't have stayed if we didn't enjoy it!
