Buyer Beware Their advertised "2" page lease balloons to 10-12 pages full of disclaimers stating they can change the rules at anytime. We lease a small office that is part of their "Workstyle" product. Marketed as a collaborative space full of amenities that are supposed to include ( Pulled from their website ) complimentary coffee bar, 24 hours access, collaborative spaces, presentation equipment, Modern co working commons, free wifi and onsite management.
Coffee Nope 24 hour access Nope Presentation equipment, no on this one. Free Wifi Completely non existent for the first 60 days of our lease forcing us to tether from our mobile devices causing our cell bills to exceed $500 per month. Boxer promised a credit they NEVER delivered on. Once it was finally installed it almost unusable, every time your device goes to sleep you are required to scroll thru 2 pages of terms and conditions of use before you can reconnect.
And this one will literally blow your mind, The door access the common area aka lobby is ALWAYS locked, furthermore the lights are on timers so if no one is in the common area the lights are off AND the door is locked. Why is this a problem? Well anyone approaching the area would naturally assume that the businesses were closed, therefor your clients, or potential customers and FedEx just walk away.
Any and all attempts to resolve this seemingly simple problem have been ignored, Boxers position is that they are concerned someone will steal the furniture in the lobby. I find it hard to believe that their irrational fear of large pieces of furniture being carried out of the building from the 4th floor in broad daylight past security supersedes the tenets reasonable expectation to have a lobby accessible to their clients. When I called the Boxer telephone number (one works for all their Houston properties,) Alexander Graff picked up the phone, even though he is not the realtor assigned to the properties I inspected. He coordinated inspection of a suite on Westheimer Rd in the morning and 5 suites in the building where I rented. Most of this was done with telephone calls and text messages.
Long and short, Alexander and Boxer gave me a sample contract to sign 2 hours after I said I liked the suite, which was ready for occupancy. I reviewed the lease; asked a few questions the next business day, and Alexander answered them to my satisfaction 10 minutes later. The application was approved with a driver’s license submitted, and a physical domicile. I was approved to proceed with the lease in less than an hour.
I met the building Manager, Dustin Woods, who gave me keys to the suite less than 4 hours after I submitted the signed documents online. He also helped me to set up the after-hours entry program, kisi, on my phone while in his office. I met the two staffers in the building, Liz and Roberto, who were both helpful. They unlocked one door of another lease I inspected less than 5 minutes after I texted Alexander asking to see it. The suite was ready to occupy. Since Boxer also manages the building, Alexander allowed me 2 weeks free rent until the end of the current month. I started putting stuff in the lease less than 1 hr after I rented the suite. This Boxer is a well-coordinated team.
