Update: I’ve had to change from 5 star to 1. This place was amazing but has gone down hill big time. 1. it’s suppose to be a non-smoking complex. It’s not. Residents smoke in and around the property at all times. 2. There is a resident drug dealer in the 4th floor. Getting off the elevator the smell of marijuana is over powering. I spoken with many of the residents that have also lived here from the beginning and nearly all will tell you about what looks like drug deals going on in front of the leasing office. 3. It’s suppose to be a gated community. The gates are always broken because someone has hit it. One month the gate was broken for weeks. They fixed it and the next day some one hit it again 4. There is a security officer for nights but cars are always getting broken into and parts stollen from bikes. I recommended maybe they put surveillance camera but they said it was a corporate issue. I’ve notice now security walks around and takes picture of the bike racks periodically. 5. Trash has been an issue from the beginning. When there is no reason for it. They have valet trash and trash shoot in each floor. Resident leave piles of trash in the hall at all times. This makes the halls smell like trash. Or they take their trash to the garage and leave it by the elevator. If the do make it to the trash shoot they leave it out side of the door and the ones who actually open the door to place it inside just throw the bags on the floor. They don’t even put it in the shoot. On one holiday weekend last year the trash shoot area was piled to the ceiling with garbage 6. The main population of the apartment is unruly college students so the underage drinking and pool parties have gotten out of hand. It’s nice to live in a place where you can have guest and have a party. When police and emergency services have to be called or you have to be concerned about broken glass it’s a problem. I few weeks ago after teenagers (they had balloons saying 19.) had a pool party that they became very drunk and unruly (the police and emergency services were called because a teen was unresponsive). I had to leave the pool area because it became a very uncomfortable experience for me. I spoke to a neighbor the day after and they informed me that they personally witnesses vomit and condoms in the hot tub. The apartment put up unsightly orange construction barrels and cones. I emailed management about it and they stated in an email ā€œThe hot tub timer is broken and we are working to get this corrected! Unfortunately, it is against code to allow anyone into the hot tub while this item is broken.ā€ As I’m writing this review two residents have their dogs running around the pool area off leash, one of which was inside the pool swimming with the owner. 7. Pet shower station had been broken for a long time now. The entire showering handle is off.. management states in an email ā€œWe are aware of the bathing area at the dog park and believe it is an issue with the irrigation system so we have been in contact with our landscapers to get this fixed ASAPā€ 8. 2 of the entrances to the pool area are chained lock. If anything happens at the main entrance we have no escape. It’s unsightly and a major inconvenience for residence that use that as there entrance. Management said ā€œThe pool is now open but the back chains are staying until the hot tub is completely fixed, as it helps keep traffic from that area.ā€ 9. Roaches in the halls I’ve been holding of on writing a negative review in hopes that they fix the issues.. but every week it’s gets worse! I would break my lease but it’s cheeper to stay.

I was told that I would be able to sublease my apt as long as the manager agreed. however the manager said that she would not be able to agree with that as a Greystar employee. I was really irritated. Second I was told that the pool would be closed after 10 PM and the whole community would be quiet after 10. however it happens very often that there will be people in the pool talking and laughing, playing music. Occasionally even pool parties after 10 Pm. This has been really disturbing. Original post from a month ago: I have been really disappointed after moving in last Friday. My first complaint is about the noise because the walls are really thin. I toured the property with Miranda first and the one single thing that I told her was that itā€˜s really important that my new place is quiet. she told me the whole property is very quiet even if you live close to the streets, which isn’t true. I have heard people complaining about the traffic noise and I’m glad that I didn’t choose an apartment that’s facing the street. however you can hear people talking in the hallway and your neighbors walking upstairs. this is especially disturbing when you are trying to go to sleep. They also didn’t do a good job preparing your home for you. the balcony, windows and dryer were dirty. I was told that they only cleaned the inside. The dishwasher was broken. I don’t feel the appliance are of high-quality anyway. The balcony screen was falling out and one window screen was missing. of course I submitted all these to maintenance and Miranda was helpful trying to address all my concerns, and the maintenance team completed the orders within 48 hours. It’s just frustrating to have to face so many problems when you first moved in. Also, The price changes like crazy. I toured with Miranda on Thursday first but the apartment wasn’t available for showing that day, so I came here on Saturday and Sonja gave me a tour. She also gave me more helpful information about the property. However, when I applied that day the price was $60 more than quoted by Miranda. They didn’t tell me that they could lock the price for 48 hours for me if I saved the quote Thursday night. Another complaint is that I don’t feel there are enough elevators in the property and the elevators are slow. There’s always long wait time for the elevator. t’s also been very annoying that you have to set up your own gas. I moved in on Friday but I wasn’t able to get same day gas setup service so I scheduled it for Monday. however my order kept being pushed back and still no one has come yet. I called Centerpoint energy several times a day and was always told that they would get to my order sometime that day but there was no estimated time of arrival. It's Wednesday already and I'm hoping I can get my gas set up tonight. That said, it can just be my experience because I’ve also heard good reviews about the property and some residents have been living here for several years.

My wife and I moved to this apartment complex a year and a half ago. We're from out of town so we didn't get the chance to vet the place prior to move-in. After living here for some time, I’d like to share some of my personal highlights. 1) Marijuana smell: We don’t smoke, and Mezzo is advertised as a ā€œsmoke-free community.ā€ I would say maybe 10% of the tenants are smokers, whether it’s marijuana or cigs. The smell travels through the ventilation system into our laundry corner, closet, and guest bath, and eventually marinates all my clothes in the sweet, sweet cologne of weed. I work in healthcare so my patients will think I’m cool. Great for building rapport. The nice thing is that management does nothing about it so we can continue gettin dat dank without worrying about the smell disappearing. 2) Broken front gate and garage gate: In the last month before move-out, the front gate was down the entire month. Not just one – both the entrance and exit gates. Car break-ins are rampant so when you wake up to your car, sans wheels, on a couple cinderblocks, you really get to appreciate your techs at Discount Tire. Keeps you humble. 3) Broken elevators: As with the gates, the elevators are also constantly down. This forces you to take the stairs, which is fantastic for cardiovascular health. To hell with the ADA, I’m tryna get those activity goal rings closed. 4) Gas smell: Whether it’s a gas leak or another resident who stuck dino nuggies in their oven and forgot to turn it off because they’re higher than Jude Law’s hairline, the halls constantly smell like gas. Management also discourages reporting of these (dangerous) occurrences by threatening CenterPoint trip fees (which don’t exist). Honestly, I think my life is too stable and needs the excitement of aliphatic hydrocarbon inhalation. 5) Pool noise: The overnight patrol takes 3 hours to respond on good days. In the warmer months, there are always pool parties that go until 2-3am, despite the 10pm closing time (remember, management cares just as much about their tenants as United Healthcare about their insured). One time, management did take action - they sent an email stating pool hours, so thanks for that. If you’re into late night pool parties and getting hammered with your friends without worrying about getting in trouble, this is the place for you. 6) Stolen packages: Sometimes, I feel like I’m just too financially stable. That 401k is accumulating and I’m making more than I’m spending. That’s why I like to order packages knowing it’ll get stolen. 7) Trash: If you’re feeling lazy and just want to toss your sacks of Chick-fil-A and bottles of Modelo in the garage and common areas, residents have the liberty to do so without repercussions. TL;DR – Unfortunately this place wasn’t for us but if you love your kush and want to smoke indoors, if you love to party by the pool without quiet hours, and if you hate feeling secure in your home, this is the place for you: 5/5.

Millennium Kirby has potential, but even after being open over a year they still can't get simple issues fixed. The leasing staff/management either just smile & say they'll fix it (but don't) or blame it on being new (how long are we going to use that excuse) & still having a rush of new people moving in. I guarantee you if they had to live here & deal with these issues they would understand.

  1. Trash is a HUGE issue here. The building is very long & there is only one trash chute for entire complex. Valet Trash doesn't run on Fri & Sat & we have lazy, inconsiderate residents that decide to just dump their trash anywhere they want because they don't want to walk to chute. You'll find bags in mailroom & courtyards but main place is right by the door used to enter the hallway to apartment from garage. People pile up trash here on the weekends & it smells & attracts flies/animals. When you bring up they say they've hired additional porters on the weekends & this will be something they take care of, yet for some reason it's never picked up. In fact, I just came home from work & there is a huge pile of trash by the door & it's been there since Friday. It wasn't picked up over weekend & it wasn't touched today either. Why wasn't this picked up? I've never had this issue anywhere else. Its bad to walk into your home & have to look at & smell this trash. Shame on the residents that do this. Why can't they install a camera? It's by the door so it helps with security too. Then people wouldn't dump their trash there.
  2. Cleanliness is another big issue. I don't know what cleaning company they use but they aren't doing their job. The hallways are always dirty & not regularly vacuumed & the tiled areas by the elevators, especially on the first floor, are always discussting. They say hallways are vacuumed once a week & tile is mopped daily but it's a lie. The weekends here are not good because if this & trash. Regardless of move ins these areas need deep cleaned & mopped regularly & if they think it's being done they need to fire the cleaning company because it's not. Residents also let their dogs poop on the carpet & then don't pick it up. The club house is often dirty as are the bathrooms on the first floor by the gym. This is a simple thing to fix & they need to step up & do it.
  3. As other reviewers mentioned they installed the most idiotic gate. The complex is long so we have a narrow driveway along front of the building. Apparently there were complaints about people driving through there fast & instead of sending an email first & warning residents to stop this, they made the decision to install a gate. They should have thought this out though because a much better solution would have been speed bumps. The gate we all have an issue with is the one right by the leasing office. When it was first put in they tried to tell us that we could only enter property from Kirby & we had to exit onto Main. The residents were all pissed about this because most of us wanted to exit on Kirby so the office decided to leave the gate open during the day & then shut it at night, at which point you have to use a clicker to get in. No one follows the enter only rule & people enter & exit both gates. It's narrow & not designed for this so it's going to be a safety issue at some point. Also, if you're putting in a gate to supposedly cut down on people speeding through yet keep the gate open 70% of the time, it kind of defeats the purpose & is just an eye sore now. Biggest issue though is no call box for guests & there's only maybe 12 spots outside of gate & they are always full so you have to walk clear across the complex & go down to your guest & use clicker to get them in gate to park. Come on! How can this be ok to you? REMOVE the gate by the office! It doesn't work & they must know that! I hope someone who cares reads this & fixes the issues. Update: I’ve had to change from 5 star to 1. This place was amazing but has gone down hill big time.

it’s suppose to be a non-smoking complex. It’s not. Residents smoke in and around the property at all times.

There is a resident drug dealer in the 4th floor. Getting off the elevator the smell of marijuana is over powering. I spoken with many of the residents that have also lived here from the beginning and nearly all will tell you about what looks like drug deals going on in front of the leasing office.

It’s suppose to be a gated community. The gates are always broken because someone has hit it. One month the gate was broken for weeks. They fixed it and the next day some one hit it again

There is a security officer for nights but cars are always getting broken into and parts stollen from bikes. I recommended maybe they put surveillance camera but they said it was a corporate issue. I’ve notice now security walks around and takes picture of the bike racks periodically.

Trash has been an issue from the beginning. When there is no reason for it. They have valet trash and trash shoot in each floor. Resident leave piles of trash in the hall at all times. This makes the halls smell like trash. Or they take their trash to the garage and leave it by the elevator. If the do make it to the trash shoot they leave it out side of the door and the ones who actually open the door to place it inside just throw the bags on the floor. They don’t even put it in the shoot. On one holiday weekend last year the trash shoot area was piled to the ceiling with garbage

The main population of the apartment is unruly college students so the underage drinking and pool parties have gotten out of hand. It’s nice to live in a place where you can have guest and have a party. When police and emergency services have to be called or you have to be concerned about broken glass it’s a problem.

I few weeks ago after teenagers (they had balloons saying 19.) had a pool party that they became very drunk and unruly (the police and emergency services were called because a teen was unresponsive). I had to leave the pool area because it became a very uncomfortable experience for me. I spoke to a neighbor the day after and they informed me that they personally witnesses vomit and condoms in the hot tub. The apartment put up unsightly orange construction barrels and cones. I emailed management about it and they stated in an email ā€œThe hot tub timer is broken and we are working to get this corrected! Unfortunately, it is against code to allow anyone into the hot tub while this item is broken.ā€

As I’m writing this review two residents have their dogs running around the pool area off leash, one of which was inside the pool swimming with the owner.

Pet shower station had been broken for a long time now. The entire showering handle is off.. management states in an email ā€œWe are aware of the bathing area at the dog park and believe it is an issue with the irrigation system so we have been in contact with our landscapers to get this fixed ASAPā€

2 of the entrances to the pool area are chained lock. If anything happens at the main entrance we have no escape. It’s unsightly and a major inconvenience for residence that use that as there entrance. Management said ā€œThe pool is now open but the back chains are staying until the hot tub is completely fixed, as it helps keep traffic from that area.ā€

I’ve been living here for nearly two years, and here’s my honest review:

Apartment Appliances – Disappointing Quality: The appliances in the unit are extremely low quality. The washing machine is rusting, the dryer is inefficient, the dishwasher barely cleans even when loaded correctly, and the stove/oven can be unpredictable. The only redeeming factor is the refrigerator—but that’s not saying much. Even my undergraduate student apartment had better appliances.

Apartment Unit Quality – Cheap Renovations: The overall quality of the apartment unit itself leaves much to be desired. Some of the floorboards have noticeable gaps especially the boards near the wall, the paint is chipping in multiple areas, and the bathroom feels cheaply made. It’s clear that cost-cutting was prioritized over durability and comfort.

Gates & Security – Major Issues: Both the main gate and parking garage gate are so unreliable that it’s almost comical. They seem to require constant maintenance, yet Mezzo hasn’t replaced them with something more reliable. The continued patchwork approach suggests either cost-cutting or simple negligence. They have probably spent more in gate repairs than actual community living.

Security is a serious concern. There have been multiple reports of stolen wheels and tires, along with frequent package theft. Mezzo eventually moved all packages to the front office, but their handling of the issue raises serious questions. When they sent an email about the package thief, the attached images were so blurry—and clearly just cellphone photos—that it was obvious their CCTV system is either ineffective or not working at all.

Considering the amount of profit they’re making from this place, it’s surprising they haven’t invested in something as basic as night security.

Gym – A Missed Opportunity: For an apartment that boasts "luxury living," the gym is extremely basic. It feels like they just bought some machines and dumbbells, threw them in the room, and called it a day. With a better layout and just a few more machines, they could have easily made it feel more upscale. Instead, it’s the bare minimum. Worse, it isn’t even maintained properly—the wooden floor area is disgusting, and machines are frequently out of service for extended periods.

Why This Place Gets Two Stars

The only two redeeming factors:

⭐ Maintenance Response Time – In my experience, maintenance has fixed my issues quickly. However, I’ve spoken with other residents who have waited weeks for simple fixes, so your experience may vary.

⭐ Location – The only other positive about living here is the location.

Final Thoughts: This place has serious shortcomings that management needs to address. From poor unit quality to unreliable security and failing appliances, it’s clear that Mezzo prioritizes short-term savings over resident satisfaction. Until they invest in meaningful upgrades, it’s hard to justify the cost of living here.

Honestly, if you're already willing to spend $2,200+ to live here, you might as well put that money toward a nicer place—and trust me, there are plenty of better options (I’ve looked them up). The only reason I haven’t moved yet is that I’m likely leaving Texas in a year, and frankly, I’m too lazy to deal with the...
