Please believe all the negative comments about Thrive! I wish I would have. Itās very unfortunate that I have to leave such a negative review. What had been a fairly smooth almost 2 years of living there quickly changed earlier this year. I had $2,600 worth of my personal belongings disappear out of my apartment. There was no ābreak inā, my door is always locked and I never came home to an unlocked or open door. I kept both of my keys on me all the time. I was on the third level-which to me, is security in itself. There is NO question someone with a key entered my apartment while I was not home and took my belongings. When I happened to discover my valuable items missing, I went to the office to let them know. I asked about camera footage and was told āunfortunately the cameras on your building arenāt workingā-how convenient. (If that was even true.) They may say āoh crime can happen anywhere, anytimeā but people donāt just have keys to your space and come in any time they please and take your belongings. Obviously, the emotional turmoil I was experiencing from my private space being completely violated, and I no longer felt safe or comfortable living there anymore. I requested to break my lease early (3 months early) with no penalty. That request was denied since there was no āproofā. Well if their security cameras were working maybe there would be proof! I ultimately decided Iād stay after installing my own security cameras in my unit. Theyād be getting my money either way. The property manager at the time was extremely cold to me when I entered the office to talk to her about my situation. She could hardly look at me (guilty?), and after I sat myself down in her office and told her my situation, her response to me was āwell you have renters insurance right? You may want to get things rolling with that.ā I had no evidence of anyone breaking in-how could I claim it on my insurance?? That property manager was fired and evicted shortly after all of this happened. The head of property management at Vesta was made aware of my situation on more than one occasion- I even personally reached out to her with no reply. No questions, no apology, not even any kind of acknowledgement. Even if thereās nothing they can really do, at least acknowledge what happened and do everything to make sure it doesnāt happen again! Thrive and 727 Lofts are both owned by Vesta and the employees go back and forth between the two since they are right by eachother. People at 727 also started reporting missing valuables out of their apartments. Thousands of dollars worth just disappeared. When cops asked for camera footage, they said the cameras werenāt working-how convenient, yet again! Reaching out to corporate is a waste of time! They never answer, nor do they EVER get back to you if you leave a message. If you read other reviews on this place youāll see others have stated the same! Thankfully I am finally out of there. The thought of someone being in my space and stealing from me has been one of the worst experiences and I have no idea why anyone at Thrive or Vesta couldnāt do anything for me. The negligence displayed by Vesta by not having working cameras on their own building!?!? They cannot claim to care about the wellbeing of their residents or even their property for that matter, and not have working security cameras on their buildings! I will always and forever have my own security cameras anywhere I live from here on out and I advise everyone else to do the same. I never imagined this could happen to me, but it did. I was so done hearing different things from different people, but before it got resolved, I received a call from the manager at Vesta. She seemed super sweet and told me Iād be getting a 50ā75% rent credit. I figured that was some decent damage repair. Fast forward to June 30, I go to pay rent, and thereās no discount applied. I go into the office and they say, āOh yeah, we see a discount here, but we have to wait for the manager to apply it.ā Okay, I wait. I donāt want to be late on rent, so I go back again a week later⦠still nothing. Then yesterday morning, I check again and guess what? I got a whole 37% off. Hahahaha. The thing is, if this had been handled better, I wouldnāt even be laughing about it. But I was promised 50ā75%, and they couldnāt even manage the low end of that. Like⦠what am I doing here? Iām so over this place ā and Iām only two months in with ten more to go. So Iāll tell you right now: do NOT move into any property managed by Vesta. That includes 727 Lofts, Thrive Jenks, and the rest. Stay far away, because these people are a joke, not the leasing office staff (theyāve been super sweet), but the management team behind them. Also, to make things worse and tell yāall how embarrassed I am to live here⦠I had friends moving from across the country into the same complex (they lived here years ago and loved it). As soon as you walked into their apartment? It reeked of cat pee. Iām not exaggerating, it smelled like you were walking into a giant litter box. Like, what?? That right there tells you everything you need to know about how little they care about the people moving in and the reputation of this place. Itās honestly sick, completely uninhabitable. I know lawyers are involved now and Iām glad. So for your own sanity, unless youāre ready to hire legal help just to live in peace, DO NOT move in.
I promise Iām not making any of this up. I think Iāll finally feel free once I can get out of this situation, so Iām hoping to find a way to break this year-long lease without penalties because honestly, they donāt deserve for me to even have to cover the fees to leave.

Iāve wanted to live at Thrive Jenks since it was first built. I finally made the move last month, but unfortunately, itās been an incredibly disappointing experience.
The central AC in my third-floor unit has never worked, and Iāve now gone over a full month with temperatures inside reaching 80ā81 degrees. Itās hotter inside than outside most days. Iāve called, emailed, visited the office multiple times, and even went to the corporate office in person, yet I still havenāt received a repair date or any rent compensation.
To be clear, the leasing office staff has been kind throughout all of this. My issue is with the owner or upper management who I havenāt heard anything from despite repeated outreach.
A window unit was eventually placed in my bedroom, but it doesnāt cool the entire apartment. Iām not paying to live in one cool room, Iām paying for a full, livable space. My dog and I have been miserable, and Iāve had to delay unpacking because itās just too hot and I'm unsure if I'll be staying or moving.
Iāve asked for a prorated rent, relocation to another unit, or even to end my lease and be refunded but no resolution has been offered. If youāre considering moving here, just know that if something major goes wrong, it may be difficult to get real help from the...
Ā Ā Ā Read moreRooms/Neighbors: Newly built, well insulated during my 6 month stay there, noise can still be a problem as I could hear my upstairs neighbor's movements (could hear their pets move, furniture move, walking) and you can forget about sleeping peacefully if your neighbor above likes music/dancing (lots of residents that go to Oral Roberts University which is nearby). Overall place is somewhat quiet, youth can be unmindful of using inside voices etc (and if you try the after hours numbers don't expect a response for noise complaint just yet). Thrive is definitely on top of dog control, they really do watch to see if you leave dog poo around, especially if the dog poos on the stairs or concrete etc. etc. Bathrooms are doable - water pressure in the shower may not be enough, and when you wash your hands at the sink you're wrists will be hitting the sink itself (faucet is not jutting far out enough into the center of the basin). Kitchen is also nice and spacious (electric stove top, not gas).
Amenities: Each courtyard has a theme, (grill + pool, grill + open courtyard with turf, work out area). Overall it's not too bad, people use the grill, and in when the weather is warm they use the pool (kinda small so if you're an athletic swimmer the length and size of the pool isn't big enough - you'll hit the end soon and if there's more than one person you might look like you're hogging a lane/half the pool). Work out room is ok, not all the equipment covers all the muscle groups, join a gym if you really a gym monkey. Dog park is tiny, a big hill. Behind it though is the aquarium and a walking trail if you fancy.
Location: Convenient and safe location near the river and bike trail that extends all the way to downtown Tulsa (you can bike from the apartments to the Gathering place if you really want to). Walmart neighborhood is nearby, only takes 3 minutes including the stop light that takes too long to turn green. Riverwalk, Downtown Jenks and Turnpike is also really close, as well as Reasors, so if you bike or just like to walk to get to places it's a nice location. During 4th of July the bridge where they do fireworks is nearby so you can just walk or watch from the apartment itself to get a good fireworks show. During my stay there was also a cop as a resident so the area is safe in general as well (with or without the cop it still felt safe).
Staff: Cynthia was nice and understanding, not a lot of pressure from her if you request things (then again I try not to be needy in the first place). Maintenance is also good and pretty responsive. Don't know if Cynthia is still there, so rely on your gut on this parameter.
Overall Thrive is pretty communicative and on-top of things during my half-year stay. The location itself is super convenient and in good position to get you throughout all of Tulsa. Price point for the size of the room etc. is a little bit high, but for a newly built apartment compared to the rest of the fancy apartments geared towards college students it's a nice balance. Would move back again if I head back to Tulsa.
