They deserve ZERO STARS! This HOA has laughable governance and disgraceful compliance enforcement. Compliance officers drive around and issue letters to residents for ridiculous nonsense "violations". Bare spots in yard, fake shrubs or flowers, commercial vehicles, trailers, kids swing hanging from trees, curbs being dirty, cars parked in front of houses, the list goes on... but take a look at any public common areas. Heck the nature viewing decks along the bayou's aren't even accessible they been let go for so long the wood is deteriorated and unsafe to walk on. A literal safety hazard where someone could get hurt or worse and they just tape it off with caution tape instead of repairing it or removing it. This is how your HOA fees are usedâŚon compliance officers who power trip with their cameras and clipboards. Why doesnât this HOA make more efficient use of their operating budget? They should spend more time inspecting and addressing their public areas which are dilapidated and showing their age. Your HOA fees are being squandered and wasted on ridiculous nit pick items. Not to mention the administrative costs associated with this BS which is why they do it in the first place to make extra money. Sending out compliance officers and issuing letters for this kind of stuff is just not efficient use of everyone's HOA fees. 0 ZERO STARS!
While I understand the importance of maintaining community standards, this HOA seems overly focused on insignificant minor infractions while neglecting more pressing issues. The playground equipment and shared amenities such as the pool and tennis courts are visibly deteriorating and in need of serious attention there are literal black mold slimy spots on the pool deck that one of our kids slipped and fell on and so did others families kids as well. Itâs frustrating to see energy spent on sending out petty violation letters instead of investing in the upkeep of facilities that actually impact residentsâ quality of life. With so many newer, well-maintained communities emerging around Cinco Ranch, itâs disappointing that this HOA isnât doing more to keep up.
Cinco Ranch HOA provides little value. They force money from residents to pay themselves handsome salaries for doing so little for the residents. Common areas that need attention are neglected - fire ants, poorly maintained signage, unsightly views, or rotting wooden bridges and viewing decks etc. Yet, they issue silly letters for a speck in your front yard.    Read moreWent in today to pick up pool passes as we've never received them from the previous owner when we purchased and we're generally never here most of the summer so we never attempted. We get told since we didn't get them in the first year after purchase it is now $25 for each card. When asked to speak with someone regarding the matter they refused to come out claiming everyone had left the building and that if we wanted to speak with someone to come back after 6/1 for the new management team. It's not about $25 it's the principle when we already pay so much for HOA which is increasing every single year and still being charged for anything and everything and getting ridiculous notices in the mail to pay unwarranted fines, etc. And then seeing any concerns getting pushed off to someone else.
Edit: I forgot to add previously. When we asked where this was mentioned and why we were never told or notified regarding this matter of needing to get them within the 1st year to not be charged. They apparently don't notify you, don't make it a point to tell you and it is also apparently not mentioned/written anywhere but that it is just their rule. When asked how do we know that it wasn't just made up recently, she then responded that she didn't have knowledge of this but again that it was just the rule.    Read moreAbsolutely aweful. These rules are ridiculous and based on pure preference. For instance the car parked over night in the street violations are biased. I have an older vehicle and receive warnings and violations for it being parked in front of my house over night. Yet my neighbors can leave their brand new vehicles parked on the street for multiple nights in a row with no repercussions.
Also this HOA is discouraging children playing outside with their extreme rules. Santa brought our daughter a brand new swing for Christmas and the only place to hang it from is a large tree from our front yard. Any neighborhood I have lived in or driven through has swings outside and children playing in them and enjoying time outside. Yet when you drive through this area, you have no swing in sight and no children in their yards playing. One of the HOAâs ridiculous rules is that you must hang the straps and set up the swing, AND take down everything when your child wants to swing. No parent is going to want to get out a ladder, hang the straps, balance the swing, play with their child, then take it all back down every single day.
