Current resident here and giving honest feedback, I've been here for just over 6 months...
Positive: Some of the staff have been absolutely amazing. Mila in particular does her best to help residents and is always very kind. Concierge team is great too but its sad to see fast turnovers. Robert D helped us out with leasing and he was great.
Negatives: As a resident, you feel like you're not being heard when you ask questions or have concerns with people in higher management. When it comes to crimes and safety residents are the last to hear, if even told at all for that matter. Too, within our building, it seems there's not a lot of compliance with community guidelines (smoking, parking, amenities etiquette). One of my biggest negatives is the sticker sign that is blocking the entire view of my apartment windows (entire bedroom and living room) management told us it would be taken off in March, then in April, and now we are in May. We feel like we are not being heard and deeply regret saying yes to this particular stack with the sticker. I want to mention they are giving us $50 off a month "due to the inconvenience". We thought it would be out by now but clearly it is not and there is no communication to us of it will ever be. I wish someone can just get back to us and give us a date. Lastly, the parking garage is a not the safest. Cars are speeding up and down and the censors for the garage door is placed on opposite ends therefore waiting for collisions to happen.
Arq is a beautiful, new building and is barely a year old. It can be much better with some changes. Hoping we can get better communication with management as well. Hope this helps the owners for honest feedback and future residents. Happy to update review if changes happen. EDIT As of of August 26, 2022, I am updating my 3 star rating to a 1 star rating. We were in contact with Matt Raber, General Manager of Cumulus District of Greystar, and was scheduled for a phone conversation on July 20th to discuss many of the issues listed above but have not heard back from anyone. Read moreAfter living at ARQ for 4 years now, I feel inclined to write a review as I have experienced many changes within management in the community from the start when the building first opened until now. Lately I have seen many positive changes and I wanna highlight an individual that made these improvements possible, Brandon.
I’ve been so impressed since the day that he started here to see the difference in how things are managed in our building now because of him. As someone who’s been living here for a very long time, I feel like my opinions and request are highly valued when speaking with him. And most importantly, I can see things put into action very quickly, whereas prior certain things were overlooked, which would have improved the quality of living in the community.
In the last four years, there has been many changes within the resident experience and management and only now do I feel like my voice is heard anytime I asked to speak with Brandon It is prioritized, and I am given the time I need to express my concerns if any. The improvements he has made living here such as installing mirrors of each floor of the parking garage with something that I was waiting years for, and he made it happen so quickly.
I feel like Brandons background and knowledge managing a building has greatly improved my happiness and sense of peace living here, because I know there are big and small changes to come to make this a better community for all of us.
What I am most excited about is something that I have addressed with him and to know that this will be prioritized makes me so happy, which is speed bumps along Cumulus Dr. whenever I have had conversations with Brandon, expressing to him my safety concerns when crossing the pedestrian walkway to the courtyard, one of the things I always say is that the cars fly by so fast and half the time they don’t yield for pedestrians, which makes it very unsafe. Brandon had reassured me that this is something that will be in the works this coming year or so and that just makes me so happy seeing how proactive he is with even the smallest projects.
Brandon Is what we needed in this building and I hope he is here for a very long time, because as long as he is here, I will continue to re-sign my lease knowing management is under great hands...
Read moreThe ARQ building is not safe and abysmally managed. Earlier this week, a couple was robbed at gunpoint in the elevator after being followed into the parking garage. 24 hours later, a separate couple was violently attacked and robbed right in front of the lobby after exiting their Uber. My understanding is that the victims required immediate medical care due to the severity of the attack, and I hope they are recovering okay.
Despite these seemingly obvious safety concerns, Greystar (ARQ's management) made the decision not to alert residents until DAYS later, when we received the attached note. I think the note speaks for itself, but in case TLDR, here's the cliffnotes version:
"Times are tough. Good luck and godspeed."
The tone and sentiment reflected in Greystar's response mirrors many other responses I've received from the company/building in regards to a myriad of other issues (big and small) impacting residents. But given the severity of recent events, I don't want to muddy this post with other complaints, such as the following: (1) ARQ repeatedly lied during the leasing process about plans to build a dog park, (2) residents are required to pay a $125 lockout fee for each accidental lockout (despite 24/7 concierge), and (3) there is only one, already congested entrance off of La Cienega into the "Cumulus District", and that one road eventually intends to support all ARQ residents, all VOX residents, all Whole Foods shoppers and all other restaurant/shop patrons. Those items, among several other issues of varying degree, can be saved for another day.
The point is that, particularly in light of ARQ's exorbitant rental prices, you'd think that the one thing Greystar would invest in is resident safety.
Instead, we have no security presence whatsoever; I recently learned that the couple of security guards posted outside the building were hired by Greystar to protect its property and the construction site, not the people living here. Seems some residents were forced to learn this the hard way.
If nothing else, here's hoping such incidents force Greystar to shift focus from its bottom line to resident safety...
