I am a current resident, we have lived here for 6 months and have a year on our lease still. Yes the apartments are very nice, we have a one bedroom unit and it is a great space but you definitely are paying for location, it has certainly been great to be right in downtown. BUT we would not have renewed our lease if we had known they were implementing some horrible parking regulations for the parking garage. Now as a resident you can either park on the very top floor of the garage in overnight parking (if you will even get a spot) or you can pay them a hefty $95 (which might go up) a month for your reserved spot in the basement. Just another apartment complex that wants to squeeze every last penny out of you. This may be the cities parking garage but how would the City of Loveland benefit from designating one floor to overnight parking, limiting the parking for it's own downtown residents who are city tax payers and who pay part in the parking facility operation. The large majority of downtown parking is 2 hour parking meaning if you don't get a spot then you are walking a couple blocks, there is a homeless presence in downtown Loveland so it might be an uncomfortable situation for some residents. It's really suspicious they implemented these regulations since the only entity benefiting from them are Brinkman Real Estate, the ones who have a lease for the basement parking. It's all a scam to get residents to spend an additional $95 a month on top of your $1400 of rent (which will go up a hefty amount every year). They even sent out an email with the new parking garage rules that ended with a reminder that reserved private parking is available for purchase.
Moving on from the recent parking issue, we had our AC break during one of the hottest times of the summer, they didn't fix it for two weeks and there was a major lack of communication. Lastly even the move in process was a mess, we took over a former residents lease and again there was a lack of communication and the apartment was a huge mess and had damage from the previous resident, we should have took that as a sign from the beginning. Overall the longer I stay here the less happy I'm starting to become. Will be looking to move as soon as our lease is up. So if you can afford it and don't mind cheap appliances then by all means it's a good...
Read moreIt's a nice place to live. Close to stores and restaurants. The building is great looking and mainly clean. The amenities are good. The staff are very pleasant. I can't emphasize enough how nice it is to work with the staff here. They are easy to contact and answer any questions readily.
These are the things I wish I knew before giving notice at my previous residence. ⬇️
There is a big homeless population here. They tend to congregate around the fire pits and the plaza area asking people for money and cigarettes. They sleep around the storefronts, the fire pits, the bathrooms, the parking garage, and occasionally have been sleeping in the building lobbies. It's very inconvenient if you need to take your dog out, since the fire pits are located by the only grass area there is for dogs. I assume the residents pay for the gas to run the fire pits, since there is a steep $60 flat rate for gas that you pay with you rent. Previously, I paid $40 in the winter months and $12 in the summer. The fire pits can be turned on by anyone and generally run all night, with homeless people around them or sleeping on the ground near them.
(Please note that I'm not bashing the homeless, I too was homeless and understand the struggle. I'm just posting what I see.)
I was also troubled to find out that you can be charged for general maintenance issues. Such as a clogged sink or ineffective garbage disposal. You're responsible to change batteries for smoke alarms, etc... I believe many people rent because they can't do those things on their own or don't want to have the responsibility of maintaining a place. Rent is expensive enough without also being financially responsible for repairs and replacements for something you don't own.
You have to use their internet service for $60 per month, so you can't get bundle cable & internet deals. Getting reception for antenna TV is slim to none. Be prepared to pay outrageous cost for cable or you can always use streaming services.

Read moreI rarely review places, but I felt the need to do it here. I just closed my lease after a year and let me tell you all the added fees that they have with this place is astronomical. Definitely not worth living downtown here if you are one day past the seventh of the month they tack on an additional $100 late fee charge. This is ridiculous. We moved out the first of the month and technically our lease ended the 16th of the month, leaving the apartment vacant. The 16 days that we weren’t there they charged me for gas that was never used, and trash that was never there. I honestly wanted to hand in my keys on the first of the month, but they said that there was a fee if we wanted to close before the 16th. They also double charged me for any fee that they felt needed, including double trash, the double utility fee, double service, And double gas.
