I have been a resident since February 2016. I have had no major problems that haven't been addressed and fully resolved. Maintenance has followed through on every work order that I have submitted within a day or so, sometimes even coming on the same day. My unit is nice and my utilities (electric and gas) stay fairly low considering it is just myself in a 1 bedroom unit (855 sq feet). No major bug problems (just a pop up here and there as you can expect in any apartment). No noisy neighbors or kids roaming around the neighborhood. Other reviews say the gates are always broken which is NOT true. 99% of the time the gates are working. The only time they are out of commission is when residents or their guests mess them up, but they always fix them pretty quickly.
I do love that the gym is 24 hours. All of the equipment works. There is no laundry facility on-site.
I did recently renew for 9 more months and that prompted me to address some of minor my issues/gripes with the community:
Why is the price of valet trash going up? I noticed on my renewal that it is now $25 (previously $18). It's bad enough that the service is not optional but now the rate is going up for the exact same service. I would rather take my own trash to the dumpster for FREE.
Utilities "included" in rent (water, trash, sewage, service fee)... My water and sewage fees were averaging $60+/mo BEFORE I got a washer and dryer. Why are my utilities for a 1 bedroom apartment more than what I paid when I had a 2 bedroom with a roommate? WHY is WATER/SEWAGE $60 dollars?? That is mind boggling every time I see it. I don't even look at the rent notice anymore I just use the text feature to check my balance and pay every month. My "included" utilities add about $90 to my base rent. I guess that will be about $100 after my renewal now that the cost of valet trash has gone up.
I don't recall the pool being open one time last summer. Hopefully that will change this year.
The new management pays absolutely no attention to the bathrooms in the gyms. They are disgusting every time I go in there lately. There is no toilet paper and/or soap. It's a shame to have a nice gym facility with such poor upkeep. (The old leasing office team did keep the bathrooms clean at least)
I have heard of break-ins but I have not been affected by it
If you get home late, you will probably not be able to park directly in front of your building. Iâm sure that also depends on what building you live in.
And as far as my renewal...my base rate went up about 5% which is not preferable but it is okay considering the other going rates in the surrounding communities.    Read moreThis place is awful. They tell you there's a maintenance staff on site but it's a big fat lie. Management is only concern with collecting rent not responding to problems. I've lived here for over three years and everything in my apartment is falling apart and I've gone to the office and asked to be moved previous but to no avail. I was told I'll have to fill out an application and get in line as well as pay a higher rate. I'm a tenant but my need is not important. When maintenance is called to fix a problem, they say it's not an emergency. And it takes over a week or more or they forget to show up period. I'm currently dealing with a mold issue in my apartment and I've been getting the runaround. When I reported the issues and suggested seeing a manager, I was told management would contact me. However, they came out three days later unknown to me and spray painted over the mold without proper treatment as required by the mold inspector. And the worse part of all, my underwear was hanging in the shower where they sprayed, they also take out my stuff from the counter and shower and placed them on the bathroom floor. My stuff was on the floor when I came home from work and later found a work order on my side table in the livingroom. When I confronted management, they said bleach was the proper solution to kill the mold and they had to come out and spray it with bleach and spray the wall. Even the maintenance supervisor Jay, came and said the job wasn't done correctly because the wrong paint was used. The outlet stopped working Thursday June 9th, and I've been unable to warm up food since and when I called the office, they said it's not an emergency and to use the stove. I also spoke with the manager who said she was sending someone out but they never showed up. Out of frustration, I called the code enforcers who is making them correct the problems but cannot make them remove me from the premises while they are ripping out the walls and repainting the counters. OMG!!! The walls have to be cut out, then left for 72 hours until the inspector approves it. This will expose me to more hazardous chemicals and mold. They told me if I don't wish to be in the apartment while work is going on, then contact my Renter's Insurance Company since they are not required by law to move me out. They know very well that renter's policy does not cover that. This place is horrible and they do not care about the residents, only company's best interest. When my lease is up, I'm moving out this year, I'm out. In conclusion, don't move here. They pretend when you are not a resident but their true colors come out once you sign the lease.    Read moreWe couldn't live here more than 3 months and had to forfeit $2000 to run away. I moved here from TX and had to rent the place over the internet, did not have a chance to visit the place. I rented the apartment and when we arrived right before the closing of leasing office, we were placed to a WRONG UNIT, we had to wait two days to move into the right unit because next day was Sunday. We didn't make a big deal and then finally moved into the unit we actually rented. As we were so new to GA, we did not know anything about the neighborhood etc. So we started discovering what we had to know in the first place:
Cabinets: SERIOUSLY DISGUSTING we could not use half of the cabinets in the unit because they were awful. When you address that to leasing office they give you this vague answer: "lets see what we can do for you." Really? Thats it?! Trust me, that's all they'd say. Not a single action!
Insects: Yeah they do have a company that comes every week and pesticides the unit when you request. But it just wouldn't help. They are always there!
Neighborhood is extremely ghetto and unsafe.(not the management's fault)
Our unit was literally off the highway and only those who know the insanely crowded and noisy I-75 can imagine what we had to put up with for 90 days. The walls were so poorly built, I felt like I am in military again, never fully asleep. There is always a big truck, ambulance, firefighter, police chase going on 24/7. You may think that it was our luck. Well I suggest you to check the layout of the property and you will realize at least 40-50 units are just as close to highway as our unit was.
I knew many of these could have been prevented had I had the chance to see the complex first. We gave 60 day move out notice because it became just unbearable for us at that point. Leasing office knew why we were moving and forfeiting $2000 only 3 months after moving in. They were super happy that we were vacating the place, let alone feeling sorry/conveying some apologetic words whatsoever. I asked them regarding how we were going to be notified for the last water/sewage utility and the amount that I had to pay for moving out. They said I would get a mail to my new address. I said fair enough. About 2 weeks later I got a call from this man telling me that his company was working with "The Crossings" and if I didn't pay the balance right away it'd go to the collection agency. I was appalled, I told him that I was not even legally notified for this and never had a mail notice. Anyway, I paid that amount as well and then I hoped that I was done with "The Crossings" once and for all.
