I know management has been rough in the past, but the new management staff have been working hard to turn the place around. Prasun and the staff were awesome to me and worked hard to ensure I was satisfied.
Edit: Two years later and much has happened since then, and I've gone from anger to plain disbelief. I'll try to keep it as short as I can, but there's a lot to cover regarding Hannah and some of the issues I've encountered.
The Good: (Some) Staff
Many of the people that work here (or worked) are very pleasant to interact with. I worked with Rose on quite a few issues in which she was able to meet me in the middle. Also, the maintenance guys Josh and Callum are great, they went out of their way to fix extra things they spotted. Rose no longer works here, unfortunately.
The Bad: They're Incredibly Disorganized and Unbothered
Mineral mixture dripped from the parking garage ceiling and ruined my paint, twice, both times in which Hannah asserted it wasn't their responsibility and I had to pay for repairs myself. Covered parking is $50 dollars a month, in addition to an insane 1600 dollars/month base rent for a single bedroom. After two other spots that also had the same issue, they moved me to a new spot that left me very happy.
A few months later, on 8/26/24, I found a new car in my parking space. Apparently the spot was no longer mine, despite me renewing months ago. So they gave me a new spot (one spot to the left), after I was given three different explanations as to why they had to move me, even though I don't remember ever having to do this in the past. What I took away from it was that it must be easier for Hannah to just assign everyone a new spot instead of keeping track of and accommodating current residents and their current parking spots. I reasoned that I didn't want the new spot as I felt like I was displacing the person who was currently parked there, with a sticker, in which I was then informed that I'm not displacing anyone because it's no longer their spot. Apparently. I then moved into the new spot immediately met the confused owner of the spot I was given, who as it turns out has lived at Hannah for 3 years, with the same parking spot, and has never heard of having to renew their current parking after resigning their lease. On top of it all, they charged me a new $40 fee to be moved to this new spot. And I was never informed any of this would happen, and that I was supposed to find all of this out when I came down to collect my new parking sticker. Which I wasn't aware I had to do until I found someone in what was my spot.
The consolation I was given was that they spent the summer sealing the top level so the leaking shouldn't be a problem anymore, which again doesn't really help me because I already spent hundreds of dollars getting the stains removed from my paint which is also an admission in and of itself that Hannah knew there was a problem in the first place and still let dozens of cars suffer damage from the leaks, but never officially acknowledging it. Time will tell how long the parking garage will stay leak free, however as the undersurface still has gap filler falling out and mineral remnants hanging from the ceiling, which you can find on 8/26/24 if you want to look.
Also, at some point my auto-pay that I had set up was cancelled when I resigned my lease, so apparently that was something I was supposed to be aware of. I only found this out after I received a $50 dollar late fee, which I was luckily able to get removed.
In addition, most of the utilities and services at Hannah have been outsourced to third party companies, so if you have a utility issue, you'll need to contact Simplebills. Internet went out? That'll be a phone call to Eluwait. Luckily, as I stated earlier, maintenance is a breeze as Josh and Callum, the maintenance guys, are super nice and do a great job. They even let me into my apartment once after Hannah accidentally reset all of the residents' key fobs at once, initially leaving me locked out of my apartment at midnight after an hour and...
Ā Ā Ā Read moreReprehensible management. In addition to purchasing positive reviews, as you can clearly see many of, Every single person I know who moved out of Hannah was wrongfully charged hundreds and hundreds of dollars in damages. Hannah and townhomes charged so many people such an incredible amount of money that they canāt keep track of the disputes anymore and had to release a Google form for you to submit grievances to keep them organised. I was personally charged close to $1200, including nearly $700 for full replacement of a carpet which was already disgusting three full years before my move out when my original sublessor took over the lease (with no routine maintenance or apartment turnover in the interim). I know someone they charged close to $1400. I know someone else that was charged for a mattress replacement after two years for a visibly worn mattress at lease onset. When I had stated that I had images of the original state of the carpet, they changed the reason to be because of a āsmell,ā for which I have several witnesses to the contrary. They are charging me this despite not even being in possession of an Apartment Damage Inventory form for me or my sublessor (I never got to complete one).
I was also charged $300 for a full paint despite pre-existing damage. One would think that painting once in a three-year period would be in the responsibility of management. I donāt know what the point in submitting these disputes is. Of course they are not going to change the charges because you asked nicelyāand of course they do not. The worst part is that while living at Hannah youāre subjected to frequent ācompliance checksā where management comes in at will for the ācleanliness and maintenance of the units.ā I had no problems whatsoever during these checks and was still charged this amount after moving out.
If you dispute these charges with Hannah, they just keep repeating themselves and repeatedly threaten to send everything to COLLECTIONS. I am in the process of trying to speak with them one last timeāthey have previously just restated the charges and threatened collections each time Iāve reached outāor will be forced to file a case in court. Management knows they can take advantage of these 17-year-old kids. Tenants are at such a disadvantage against these merciless corporate landlords, but I still highly recommend former tenants in similar situations seek counsel from Student Legal Services.
This doesnāt even scratch the surface of the issues I had during my tenancy with everything from security, maintenance, management thinking they can enter units at will, and the incredibly inflated utility bills others have mentioned. I even had a male Hannah Lofts employee enter my unit when I was naked with no knock or notification during move out time because management told him the wrong unit was vacant (this incident was never addressed by management after I reported it). The cherry on top is I was having monumental personal problems around moving time and begged for one extra day in the unit (I thought this would be workable because move in wasnāt for another month) and was told the property manager decided decided that each day should cost me 1.5x a months rent (aka about $1800/day for my tiny studio). If thatās not profit-driven extortion then i donāt know what is. Lodges down the street is a tiny bit longer walk, but at least they donāt try to exploit tenants for routine maintenance.
UPDATE: After consulting with their corporate legal counsel, Hannah Lofts and Townhomes management settled with me outside of court for a MUCH smaller amount than they were trying to charge me. Their legal counsel very clearly indicated that their actions would be legally...
Ā Ā Ā Read moreI know, med students, it's tempting to be near the med school and with friends, but please avoid Hannah like the cancer it is. Here is my honest experience with Hannah (btw they have been bribing people recently with giftcards that is why there are higher reviews): Pre-move-in: I was excited to move into Hannah it looked nice and everyone at my medical school will be there. I saw it was a bit expensive, but EL is overpriced in general. I saw their low ratings but I figured people complain about anything and plus I am super zen/easy going. Later I have been hearing that tons of people have been displaced from their housing because they āoverbookedā. My prior roommate was one of these people along with a ton of others. Move-in: I received a PDF detailing this date at 3:30p after only hearing from them once 2 weeks ago. When I got there⦠Turns out that they somehow mis-sent that to me and wouldnāt let me move in. They somehow wrote the term on my lease wrong, idk how i still had a spot but they rewrote it. So while studying at med school, I lived out of my car/with friends for a 2-3 weeks. The lady refused to walk across the road to even look if the apartment was empty. Said she would email the painters and get it ready for me soon. Another week go by and I went in only to find out she did not send the email. Blew up on them and she agreed to walk across the road and look at it. Said it was and had been fine, so they let me move in. HERE'S THE BEST PART, because they had ruined other people's leases they had used my apartment for temporaries to live in and out of there. So it was ready the whole time while I was living out of a car 2-3 weeks in med school because she wouldn't check it. Because of that they refused to clean the apartment. It was LITTERED in bugs and stuff. To top it off, those people were only there because they, as mentioned before, had overbooked and threatened to KICK them out, so had to continuously move around to apartments at their convenience. Also they mixed up our bedrooms so I had to be reassigned. Then, I go into my apartment and the shower and toilet are not even put together. And they didn't give me a mail key and are telling me to PAY 40$ for one. After living here a few months, I can tell you they leave the sprinklers on until the system freezes so it is always a SWAMP in the front. Parking is pretty BAD, there is NO guest parking, and to park under the covering its $40/month. Goodluck walking from there to anywhere. Weight room is mostly BROKE down. Now that I am moved in they mostly leave me alone. I will say the pool and outdoor areas are nice though and the apartments are updated nicely. Its VERY DARK with few lights. Also they lie, the bus doesn't take you to the med school, it drops you off somewhere farther from it. Costs and hidden fees (just for total transparency): Cosigner or 3 months of rent upfront ($725x3). Everytime u pay rent (about $350/mo for my 4 person) there is a convieniece fee ($8) through the system they use plus 19$ for signing up. It is one of the 3 places in MI where u need renters insurance ($129/yr). Also had to sign up for utilities ($2.95 signup fee). INTERNET IS TERRIBLE goodluck playing any games on it, and goodluck getting an upgrade. I can usually get homework done and stream from home but ehh. Also they threaten charges if you leave trash on the porch or near the dumpster.
TLDR; staff is college kids, even if you're easy going they will ruin you so hard, they overbook and kick people out, grounds are a dark swamp and there are a couple hidden fees. Perks are the common areas are nice, the plaza next door is okay, and apartments...
