Bella Isla Luxury Apartments — Local services in Miami Beach

I really wanted to love this apartment and move in, but the place and staff are such a letdown. I was even ready to sign a lease sight unseen, thankfully I did not, hopefully this review keeps someone out of a bad situation.

I did a virtual tour to which the staff was of no help. I asked for a list of available one bedrooms and prices, they refused to give me any information and protected it for some odd reason. Not exactly the transparency needed for someone to spend $75k+ for a year commitment.

I then went for a scheduled and confirmed in person tour at 11:00 am. Upon getting there, I was told that they lost the fob and can't show me around until they find one.... 45 minutes later we finally started touring. I was extremely underwhelmed by what I saw in person compared to what is promised online. Everything is still unfinished and is a mess and they expect to be open within several weeks, there is no way. The gym is laughable with a handful of machines, none of the common areas are finished, extremely cheap materials were used to put everything together.

Then there is the pricing - I get it, you were supposed to open 2 years ago and things cost more, but putting off the pricing onto tenants for your issues isn't correct. All units are about 50% more than their online advertised price. Then the fees start adding up, parking fee, bicycle fee, package fee, admin fee, common fee. It's absurd.

THE WORST PART: people are signing leases not knowing they when they will be able to move in, even the building has no idea. The pools will not be ready for over 2 months from opening day. All of this and there is no concession being made to those that are brave enough to have a flexible move in date and be paying full price while amenities are unavailable/unfinished and there will be construction every day. In their exact words "At the moment according to the discussion with the owners, there is not going to be reduction of the price because of the pools."

Alois, Jose, and the entire staff are incredibly professional. Moving from a high-service, high-end co-op in NYC, I was initially skeptical about the level of service I would receive in a rental complex. However, I must express my pleasant surprise and deep impression with the quality of the staff and their responsiveness. The building's amenities and units surpass the usual expectations for a rental property, boasting very high-end finishes. The location is top-notch, and mentioning that I live in the new Bella Isla apartments always impresses people. I can't imagine a better place to reside.
