We stayed here during our 8 days visit in Miami over Xmas, this is a typical leasing apartment rental setup mixing rentals and vacationers. Here are the pros and cons.
Pros: Perfect location, right by the Miami Dade Campus, 10-15 minutes walk from restaurants and bars, big and small. There is a small Cuban take out place downstairs where you can get a quick pick me up Cuban fix. You get the entire apartment, full kitchen, washer and dryer (typical apartment stack up, not the one you see in the ad photos and the drying part was at least 68 decibels). Full amenities, kitchenware, cookware, central air, large TV which streams Netflix, Disney+, Prime and Samsung TV plus. Somewhat contemporary furnishing, helpful staff, 24 hours doorman. The cost for the 8 days and 7 nights is about 2/3 of the monthly rent here. Quite reasonable for the area. Pet friendly (no pet fee). There is a nice lounge area where the tenants can hangout, including a couple of quiet booths in case you don't have privacy for business calls. There is also a huge pool, but we didn't use.
Cons: There is no actual 24 hrs front desk and house keeping. If you check in after 10PM, the doorman will check you in, and if there is something wrong with your room, you are out of luck until the next day. For our room, the body wash was empty and house keeping didn't even notice. I just went and bought my own at the CVS 2 blocks away. They also charge you $2000 security deposit (or $200 a day if short stay), so make sure you have enough open credit on the card. The building is pet friendly as I have mentiend, which is a good thing, but the building, at least the floor that I am on smells like a dog beauty salon, with a hint of dog urine. The 5th floor smells horrible because there is a dog run there, and that was just from the elevator door. I am sure it is much more potent when you go further in. You can see the renovated areas in the building vs. the old, layers and layers of paint, my door was hard to shut. The door does not automatically shut like you would expect in normal hotels, you will have to use your sensor key to lock it. If you forget, anyone could go into your apartment anytime. I am not sure if this is the same way for the normal leasing apartments. The refrigerator has not been cleaned for I don't know how long, it actually smelled moldy, they need to change out the air filter in there. The doors on it were also misaligned, you have to close them together otherwise they won't close. Poor condition. There are literally 3 hangers in the closet, plus the 2 hanging the bathrobes. There is no self parking, valet I believe it is about $45 a day, and the resident parking is just right behind the building. They should just charge you less and let you park in the building, but you can always spot hero to park around the building within a 10 min walk for $15 a day in a secured garage. Finally, maybe it is all of the new construction here, the traffic is the absolute worst getting in and out, game night (Heat) or not. It is just literally around just a 3 block radius. So it is actually better to park further away so you don't wait 20 mins just trying to out of the location. Overall, there are trade offs. Read moreWhile the building offers nice amenities, recent changes and new management practices have been disappointing.The new management does not seem to care about residents’ needs. On more than one occasion, we have waited in the office while they sat inside ignoring us, forcing someone else to step in and help instead. There is a clear sense that residents are not the priority—unless there is a new tour scheduled or a corporate visit. During those times, elevators are reserved for guests, and extra effort is made with cleaning and appearances. Outside of that, our day-to-day resident concerns are often overlooked. The most concerning experience was when two elevators were held by management staff for their guests, while residents were left waiting. Management team entered the lobby totally ignored us,who were waiting for the elevators and entered the elevators who were held for them and their guest. This is an absolute Disrespect to the residents, who should always be the priority when it comes to access! The elevators are often unreliable. Waiting 10–15 minutes is not unusual, especially when one is out of service or reserved for the management and their special guests and their favorite residents!!!!
Maintenance requests take an unreasonably long time to be addressed. Emails and calls go unanswered, and the front desk staff are often unhelpful or distracted, leaving residents without proper support.
There is very little supervision, especially on weekends. Residents have observed people smoking by the pool, playing loud personal speakers, and personal trainers bringing large groups of clients and their own music to the gym.These activities disrupt the community experience. Unfortunately, management seems to overlook these issues—yet the priority should be residents’ use of the amenities and common areas.
It is surprising to see additional amenity fees being charged when many of us chose to rent here specifically for the advertised amenities. If we’re required to pay extra, it defeats the purpose, as we could simply get a separate gym membership instead. Overall, while the amenities and location are attractive, the management’s handling of fees, supervision, responsiveness, and resident priorities has been frustrating. Read moreI moved into Flow a few months ago, and I'm honestly happy to report that my experience has been legitimately wonderful so far. I’ve lived in a few different apartment communities over the years, so I'm intimately familiar with the pains of moving into a new environment and waging the occasional cold war with residential middle management. Because of that, I wanted to take some time to highlight the level of care and attentiveness I’ve experienced since arriving here—something that has really helped this community stand out.
A special shoutout to Adrian especially!! He was the one who helped me through the entire leasing process, and at every step along the way, he went above and beyond to make sure everything went smoothly for me. And that's not easy! I’m someone who always has about eighty things running through my head at any given time, and he somehow made the typical rip-your-hair-out stress of moving feel almost easy. I was happily moved in (with all the hairs on my head still intact) before I even knew it.
In fact, every member of the staff, from concierge to package assistance, has been incredibly helpful and responsive to any and all matters I’ve brought up, no matter how minor. It’s taken an incredible amount of stress out of my day to know that help is just a call or an elevator ride away. Not to mention, their app ACTUALLY works! Seeing a residential community with a functioning app has to be harder than finding the loch ness monster at this point.
Honestly, it can be rare to feel like the staff and team behind a community truly care about its residents—but after being here for a while, I feel confident vouching for the team and their dedication to creating a positive experience and environment for all...
