I’ve been living here at Miami World Tower –ZRS Management for nearly five months, and like with any high-rise apartment, there are both pros and cons worth considering.
The Pros: The amenities are a major highlight. Located at the top of the building, the views are stunnin especially in the morning when working out and watching the sunrise. The gym is well equipped and a great space to start the day. The elevator system is incredibly fast. Interior design throughout the building is modern and tasteful, and the finishes in my unit especially the floor to ceiling windows give it a luxurious, contemporary feel. The location is also a huge plus in my eyes, you’re in a prime spot with new restaurants constantly opening nearby, and the area is very walkable. It really feels like downtown is growing and turning around in a positive way.
The Cons: There are some operational issues that potential residents should be aware of. First, reaching the concierge by phone can be hit or miss, as their line is often difficult to get through same with the office. The concierge experience overall is also inconsistent, as the staff seems to rotate frequently and procedures vary depending on who is working, which can lead to confusion or mixed experiences. Currently, there are no USPS mailboxes, which means regular mail often gets delayed by several days until the main office manager goes to the post office to manually pick it up. The package room is somewhat unorganized, with packages laid out on the ground, and locating your items can be difficult. Occasionally, packages appear to be misplaced or hard to find, and there are still no lockers installed for added organization or security. The parking garage design is also a challenge. The spaces are extremely tight, and the flow between levels isn’t smooth, especially when cars are going in opposite directions. With construction still underway behind our building, dust is constant my SUV is always dirty no matter how often I wash it, just from sitting in the garage for a few hours. Interior noise from neighbors isn’t a problem due to the building not being fully occupied yet. However, the external construction near where I live is constant and very noticeable. If your unit faces that direction, expect ongoing noise throughout the day. It can definitely be disruptive if you work from home like I do or prefer a quieter environment.
Final Thoughts: This building has great potential, and I genuinely hope things improve. But if you’re considering moving in soon, be prepared to deal with the same unresolved issues without any clear ETA. When you ask the office for updates, staff continue to say “soon,” but as you can see, “soon” for me has turned into five months, and still, nothing has been done. At the current pace, I wouldn’t be surprised if it takes up to a year to see everything fully completed without further delays. The promise is there, but the follow through has been slow...

He has come across as extremely condescending and rude in nearly every interaction I’ve had with him. It’s reached a point where I genuinely dread running into him, especially since he also resides in the building.
I was recently with a new tenant in the building, and even she was noticeably put off by his attitude which says a lot. It’s not just me; I’ve spoken to several other residents who’ve had similar experiences.
For someone who represents the property management company, this behavior is completely unprofessional and reflects poorly on the organization. Residents deserve to feel respected and comfortable in their home unfortunately, that hasn’t been the case here.
Update
It’s hard not to notice that shortly after I posted my honest 1-star review about Michael, the assistant property manager, a wave of glowing 5-star reviews suddenly appeared each one conveniently praising how amazing he is. The timing is suspicious, and the overly enthusiastic tone of those reviews feels more like PR damage control than genuine feedback from actual residents.
What’s more important is that I’m not the only one who feels this way. I’ve personally spoken with multiple residents who have experienced the same issues condescending behavior, dismissive interactions, and an overall unprofessional attitude. These concerns are shared among real tenants who live in this building, not just a one-off complaint.
It’s disappointing to see what appears to be an effort to bury valid criticism rather than address it. Even more telling is how the building’s marketing team seems to only respond to the recent positive reviews, while the concerns raised in critical feedback like mine remain ignored.

Read moreThe obvious – the building, units, and amenities are all beautiful. The common areas are always immaculate, and the cleaning and maintenance team stay on top of everything that needs attention.
Next – and most importantly – no matter how new or expensive, every building will experience issues at some point. What sets one property apart from another is how management responds. You can live in the most luxurious building, but without great management, it won’t stay that way for long.
Fortunately, management here is exceptional. The property manager, Massiel, and the assistant property manager, Mike, are always on point. Any concern I’ve raised since moving in has been addressed quickly and thoroughly. The rest of the leasing and office staff are also fantastic — Estrella, Ana-Marie, Alvaro, and others. You really can’t go wrong being helped by any of them. We are lucky to have them.
At first, we were hesitant to move here because the building is a bit more expensive than others in the area, but you get what you pay for — beautiful units, excellent amenities, and professional, responsive service. Overall, we’re very happy here. After touring nearly 30 units across the city, I’m confident we made the right choice.
My one and only suggestion would be to limit amenity access to residents and their accompanied guests. It seems that some residents have given spare fobs or some kind of authorized access to non-residents from neighboring buildings (Flow, Bezel, etc.) who use the amenities unaccompanied on a very regular basis. While this hasn’t caused any real problems, its not uncommon that limited features like the barbecue grill aren’t available because of outside users. It would be great if the building could maintain a resident-focused atmosphere although I’m not really sure how this would be enforced.
