We lived at Cottonwood for five years, and never had a real problem with the maintenance or management until this last year. We saw many staff turnovers, but this last one was very disappointing. We finally moved out because we couldn't take the poor management any longer. We had a neighbor's pipe burst in January, and when we moved out in August the ceiling still wasn't fixed from this. The pipe burst right above the light and fan fixture, they cut a giant hole in the ceiling to remove it and left it this way for weeks. Due to this, we didn’t have a living room light or fan during this time. They came in multiple times to "fix" it, but always had to leave something to dry and could never do the entire job in one day. They’d promise they’d be back soon, but then wouldn't show up for weeks or months at a time. In fact, I think they even forgot about it and signed the job off as completed at one point. They had to open a new service ticket the next time I spoke to them about it. Right before we moved out, the maintenance guys sprayed "texture', as they called it, over their poor patch job in the ceiling. The main one even made the comment he was doing that at this point because he didn't feel like sanding and painting it. The maintenance guys got this texture stuff all over the place, staining my couches and getting all over many of my personal items. They laughed about it, because it ended up on the one’s face as well. They in no way attempted to help me clean it up or apologize for the mess they made. This is only one example of their poor behavior. The maintenance crew left a lot to be desired when it came to their knowledge and professionalism. Amanda, the manager, always tried to save face and apologized, but never took real action. Maxwell Dean in the front office was very unprofessional and uneducated on their move out process. We told him we were moving out multiple times, and multiple times he said we never told him. He never took note of our move out notice, and we finally had to go to the manager to straighten it out. It was a real hassle trying to move out, and not be charged additional fees, even though we complied with everything they asked of us. Melissa Espinoza, the leasing agent, was incredibly rude and extremely unprofessional. We were shocked and appalled by her behavior. When we were moving furniture out of the apartment, she harassed us and our family helping us. We told the manager and all Amanda could say was, "Sorry, that isn't like her to act like that”. We would never recommend Cottonwood Apartments, to anyone. They're more focused on spending money renovating the front office, than they are with helping their tenants. Read moreDo not rent here! We have had it with this Apt. complex and will be moving soon. We have been here for almost 2 years and should have never renewed our lease. The management here is by far the worst we have ever dealt with. Our first encounter with the incompetence of management was when our apt started flooding. We had to call many times just to get a maintenance person over to our APT, only to be told they could not do anything. Then the person in charge literally ran away, I am not kidding, I was told by the head of maintenance that she jumped in her car and literally ran away, so she did not have to deal with our problem. Our second run in was the last straw. We have a teen who does some school at home and some at school. We have made it very clear that no maintenance shall come to our Apt when she is here alone. We were told many times that it is no problem and that maintenance would call us. On 3 different occasions they have come here without permission to enter and have done work in our apt with NO NOTICE. Luckily 2 of those times I was here. The one that I was not, she locked herself in her bathroom and waited for them to leave. I asked why they did not call and was told that it would be the office who would call us. Trust me, the office IS NOT that busy to not give us a heads up. When you turn in a maintenance request it clearly asks if there is permission to enter, we have said NO each time and they have never contacted us. It even states on Cottonwoods web site that you will be notified in 24 HRS of their arrival. It never happens. When we called the on site management about this, she was a bully on the phone and got very heated with her responses. She even said we have no rights as tenants, that she can do what she wants and can enter our apt ANYTIME. She is a delight to deal with.

Read moreI’m putting one star, because there is nothing else lower that this place actually deserves, I’ve lived here for almost 2 years and the maintenance can’t fix anything right, we had. Our drawer put on a work order, and when the maintenance came to fix it, They made it worse. Also, the floor in my bedroom is leaking, which the maintenance came in, took out the lining of my bathroom floor, and took out the shower handle so I had to use my mom and sisters bathroom. So my whole family now only uses one really small bathroom, and the maintenance just left right after taking apart my shower. Then Amanda called our phone and said. “ the maintenance are coming tonight” without letting us know. Then our air conditioning doesn’t work, and the maintenance said that there is nothing they could do, and that it wasn’t a necessary thing to have. Also the pool smells like garlic, it opened three months late. They say that the hot tub is open year round, but they locked everything off. Also the pool water is murky. They haven’t fixed any really bad pot holes, and the ceiling in our apartment is falling, so is our wall paint. But they also say they can’t do anything about that. The wet floor in my room is having mites crawl out, of the floor cause they won’t fix it, and finally, the maintenance shows up when they feel like it, and they bust up into your house after knocking twice, even if you make an appointment, they still try to come in your apartment..( and maintenance staff was fired for stealing) DO NOT MOVE HERE!!!!!! The RENT IS WAY TOO HIGH FOR THE QUALITY MAINTENANCE, MANAGEMENT, AND APARTMENTS. SAVE YOUR MONEY AND TIME Also people let their dogs poop everywhere, and attack you, and don’t have dogs on the leash, then cuss you out when they are in the wrong. They don’t empty the dumpsters like they should, and the people that live here ( other than my family ) sit they’re couches, chairs, TVs, etc. next to the dumpsters, and they let it pile up. They once didn’t empty the dumpsters for like 1 month ( the dumpster on our side anyway) and there is so so so much more I can list, but take my advice....
