I would not recommend living at Varsity House to anyone and have told friends who were apartment hunting not to bother looking at Varsity House. The main problems were: our apartment was dirty and had multiple things broken the day we moved in, the property is often riddled with dog poop and overflowing trashcans, and they would tack on random charges out of nowhere. I’ve put a recount of all of mine and my roommates problems down below. We had problems with Varsity House right from the beginning. We were informed on move in day that our apartment had been switched randomly from the one we had been informed we would be moving into to another unit in a different building all together. Then the furniture was completely destroyed by a cat that had lived there before and all the chairs were broken and falling apart. The blinds in my room were in shreds when I moved in and the bathtub drain was clogged. Also the whole apartment was dirty. There was stained carpet, discolored blinds (even the ones in pieces), a broken toilet seat, and the bathtub was dirty. Then during the winter the parking lots and sidewalks were never plowed let alone salted so it was really slippery and cars would fish tail all the time. The shuttle they offer to campus only runs 8am -5pm so it did not work for night classes, late night extracurriculars, or even if you worked late on campus. Also there was one time that the shuttle got a flat tire and it was not until I called that anyone was informed that the shuttle would not be coming. There was a group of us waiting 45 minutes for that shuttle. Also at times the bus was too small to transport everyone that need to get to campus. I even missed a class at the beginning of the fall semester because the bus was too full. I ended up just paying daily parking passes by the end of the winter semester because the shuttle was such a hassle. If I had know it would be such a hassle, I would have bought a parking permit. Another thing is that we were told that utilities were covered and only if we exceeded the electricity allowance then we would have to pay extra. We payed extra for electricity every month. After the first month of being charged we cut back as much as possible and still got charged every month. Sometimes we were charged 20 dollars or more and it just got ridiculous because we unplugged everything unessential but still were charged. Read moreI lived at VH last year, and honestly during living there was not much to complain about. Other than having really thin walls and some loud neighbors (which obviously isn't VH fault) who also smoked weed and it was very apparent the whole building smelled like it, living here was okay. During the quarantine, my roommates and I went home and came back periodically, still paying our rent on time. In July, we were informed that we needed to take everything off the walls because they were going to paint (they had come into our apartment many times before this) and we were like okay. But when we came back, paint was EVERYWHERE, on the furniture, on the floor, paint splattered all over the place. They threw all of our stuff in the bathrooms, broke things, and even broke my roommates TV. We were furious as we did not understand why we were getting charged for rent just for them to come in for hours at a time each week to upgrade our apt. Thankfully, we got reimbursed for July rent; however, we were promised it at the end of August (and I was kinda relying on this money to come through). Both my roommates and I called countless times, with roundabout answers. We were then told to call back if the checks did not arrive by Sept. 25th (a whole month later). Still nothing, and when I called I kept getting, "sorry, our manager went home and won't be back until __." My roommate physically then went to the office and they told us the would overnight the checks from corporate. A week later, still nothing. We then took it upon ourselves to call corporate in Denver (which they were very helpful) where they then informed us they had no clue about these checks, and they had not sent out any prior. I usually am not one to complain, especially in a passive manner, but it is honestly ridiculous that the ONLY manager that has access to important documents was gone. No one could help us, on a weekday, during office hours. Moving out alone was a nightmare where they attempted to charge us for pictures posted on our account that weren't even our unit. Apparently management is sooooo busy that they can’t be bothered to answer emails sent over 2 weeks ago. Emails that needed an immediate answer before rent is due..Kayla and Rachel claim they are both so busy that they have no time to sit down and respond to emails yet that is literally their job. Im almost certain they are waiting to respond on purpose so late fees will incur on your account and you WILL be forced to pay them since they only void ONE of your late fees ONE-TIME for the entire term of you lease. So be careful.
Another thing, they made a mistake on my lease and never wrote a security deposit amount on my lease. It was signed and finalized months prior as it was a renewal lease. Their mistake was brought up to them because I’m not going to pay something that wasn’t required of me at the time of signing nor is it in my lease. Then they turn around and say , “ it’s not really a security deposit. It’s a pre-paid addendum“ mind you nowhere in the lease does it mention a PPA nor an amount required. Is it not fraud to put out a lease and have it listed as a security deposit (which you are obviously supposed to receive back after leaving the complex) then tell the tenant it’s not truly a security deposit after they find a mistake on your end??
Don’t live here. They make leaving such a hassle and make mistakes on their lease then lie to you. The people who work the front desk are young and stupid and can’t answer basic questions so every time you ask one, you have to be called back and most of the time they won’t even call you back. So you have to press the issue. Living here was a big mistake and once you sign that lease you are STUCK so please choose wisely when living here. There is no sense of security here, although they market themselves like they are a gated community. They have no cameras and when you are being harassed they basically tell you to figure it out on your own because they have no means of helping you come to a resolution or break your lease and leave for your own safety.
