UPDATE 04/17/25 Hi everyone! I wanted to share an update since property management changed & I’m preparing to move out as my lease is ending. Some things have definitely improved, while others still need serious attention.
What’s Improved: • Package delivery: No issues lately—most packages are now placed securely in my locked mailbox instead of being left out in the open package room. • Grounds maintenance: The property looks much cleaner and is being maintained more regularly. • Communication: We’re getting consistent updates from management. • Pet policies: Leash laws are finally being enforced for all dogs, which is a big improvement. • Dog waste: There’s been a noticeable drop in dog poop left around, likely because management is planning to use dog poop DNA testing to identify violators.
What Still Needs Work: • Squatting and non-payment: Some residents are still not paying rent and squatting. For example, the unit diagonal from mine had the sheriff pounding on the door multiple mornings. • Marijuana use: People are still smoking marijuana despite complaints. Management only sent one warning email and has told residents they need video proof—despite already being given specific unit numbers. • Dog park: After months of waiting, the dog park is still a major letdown. It’s too small for the price point of rent here, and poorly designed. There’s only a bench on each side, no doggy water station, and the poop bags are located outside the fenced area, which makes no sense. My neighbor recently found a hole in the fence that could have allowed a dog to escape. There are also loose rocks throughout, which are unsafe for dogs, and cigarette butts scattered across the area. • Dog spa: Though some items were replaced, it’s still misused. People go in there to smoke cigarettes, and it’s really gross. Cameras are badly needed in both the dog park and spa. • New residents: There’s been an influx of new tenants, and unfortunately, not all of them are respectful or considerate. Just a few days ago, there was a dog fight, and shortly after, a dog was seen running off leash through the property. Incidents like these make it clear that some pet owners aren’t following the rules and that more oversight is needed. • Traffic concerns: Once Trader Joe’s opens nearby, expect traffic to get significantly worse.
Overall, the property does have potential and there are some real improvements—but there are still persistent issues to be aware of. If you’re considering leasing here, I’d keep all of this in mind.
ORIGINAL REVIEW 01/2025 I am a resident and yes, it is a beautiful property but there are so many continual issues and no oversight. I've lived here since March 2024 and get no peace. I've tried to be nice but I'm so over it. Three property managers since the property opened. The last one quit and we haven't had one in three weeks now. Previous property manager also tried to screw people out of the free two months of rent offered. Squatters living on property and using the nice ammenties (including valet trash) and taking primary parking spots. Maitenance coming in apartments without proper notification. Package theft and management denying that it is happening. People smoking weed and cigarettes in units, on balconies, and close to building so the smell travels into halls and other units--- leasing consultants/management doing nothing about it despite being told exact units that are doing it. Dog poop everywhere. The dog park and "pet spa" is an absolute joke. Dog park has stones that I've seen other dogs run on and slam into the fence. "Pet spa" is literally a garage closet with a cheap washing station and tiny grooming table. No towels. No shampoo. No nothing. Absolutely pathetic. I regret signing a lease here so much. Read moreManagement is incompetent and lazy. Since the new management company took over I’ve noticed a decline in property aesthetic and upkeep. It seems the new management’s goal is to cut costs and cut corners by whatever means necessary. The first thing they did was completely eliminate maintenance workers on the weekends and right away we noticed an increase of overflowing trash cans and dirty pool. They need to hire a professional pool company to maintain the pool since they can’t do it. All they do is stick the machine in and walk away and that’s not even done as often as it should be. They never clean the steps or other areas and the water usually feels unclean. Pool gate is still bashed in from months ago and the pool has become a total free for all. I was told they’d be extending the pool’s closing hours to later at night once they installed adequate lighting. Well the lighting is there but the pool still closes at dusk while every single other apartment place in Myrtle keeps their pool open til 10pm. Eliminating maintenance on the weekends was a bad idea. While eliminating weekend maintenance might seem like a cost-cutting measure initially, it often leads to a cycle of escalating problems, unhappy tenants, potential legal and financial troubles for the property management company and owners. Community manager has the gift of gab but is young and doesn’t know what the heck she’s doing. I’ve seen a turnover of like 10 or 11 different leasing people and we’re on our 8th maintenance man for a reason. We’ve had 4 different assistant managers in less than a year. Abby then Abigail then Cierra and now someone new. There’s a serious lack of enforcement of community rules here and if you smoke then this is the place for you. Non smokers: this is not by any means a smoke free property. They say that just to sound nice but it’s not enforced by any means. Don’t bother reporting anything cause all it’ll do is get you targeted by management. Lot of petty staff. Majority of positive reviews were left from people who recently toured and don’t even live here or were incentivized so they can collect their bonuses. Many reviews are from people who just moved here and haven’t yet seen just how bad the management actually is. It’s a shame such a new place is being run into the ground by incompetent management. The owner of the place should get a better manager in asap to protect his asset. They keep saying things like we hope you’ll stick around long enough to see the positive change that is coming but it’s been 8 months since they took over and the only change I’ve seen is them cutting corners and cutting costs at our expense. Serious decline in the property upkeep. All I can say is if you’re considering moving here don’t be fooled by the nice pool gym and clubhouse because what’s really going to impact your experience here is the management and it’s not good but you don’t see that until you actually get in the place. This place was great at first under different management but there has been a decline in the type of people they lease to and it seems to draw in a lot of trashy older people from up north who are angry and try to tell the locals what to do. There’s a reason many people are breaking their leases and leaving. As for the apartment, the apartment itself is ok but it was built in a rush and you can hear every single thing your neighbors do. There are better more well run places in Myrtle to choose from. They advertise this location as prime and close to shopping and the beach but truth is it’s in a crappy part of Myrtle and it’s technically Socastee. Read more10/10 would NOT recommend living here. Management has been impossible to deal with since the switch to Greystar. Most recently, during move out, I was given lies about terms of move-out (told me I had to be out earlier than my lease stated) and were very matter of fact about it until I pulled my lease and proved they were wrong which then they changed their attitude. I moved out middle of May and still have not received my security deposit. I have called twice and been told by Jayda that the person in charge of that will be back tomorrow/in the next few minutes and that I will get a call back then but have not gotten a call back. I fear legal action will be the only way to get my money back, possibly more thanks to SC law. This isn’t the only lack of communication by management as I have returned home to find maintenance had been in my apartment without communication. In addition, my neighbors were obnoxiously loud, especially the one above me, some neighbors smoke weed which can be smelled throughout the building, noise easily travels through the walls, especially if you have a floor above you. Recently I’ve seen police in the complex on multiple occasions. I will say I had a pleasant interaction with maintenance when I had a need late at night regarding my only toilet. I wish I could remember the maintenance guy’s name to give him a shoutout.
