Do NOT rent an apartment here. One star is more than I would give this building and company. We have been renting here since Sept. I am now updating this as of 01/22/2024. Despite the "reply" TFC left here, still NO ONE has actually reached out to us to resolve any of our issues. Construction is on-going, with no end date given. In fact, no notice that our unit would be affected by noise so loud that you can't even be in your unit was actually ever given. Despite alerting them to this in Oct. they have done nothing but told us that they could reserve us conference rooms to work out of. I guess they think we leased a conference room from them and not an actual apartment. This is the kind of building management you'll have to deal with if you live here. This company is just downright dishonest. They will not treat you like a human being, because they literally DO NOT CARE about people. It's Jan. and we are now having on-going heat issues, that they've been in to "correct" many times but it's still not right and we're over submitting weekly maintenance requests. Hallways are always dirty. Carpet is always peeling up causing hazards. It's pointless that they make you sign the building "rules", because they don't enforce them. Especially the "NOISE" section. If you have an issue, you will not get a return phone call. You might get an email back, but you will never get a satisfactory resolution to your issues. We saw red flags with leasing from our initial inquiry, but we had our heart set on this building for the location after living in this neighborhood for 15 months prior. Not only is leasing beyond unprofessional, but the “management” should not even be called that. To shortly list summarize some of our issues; unbearable construction noise that starts before 9 AM and is never "predictable", hot water outages with no warnings or followup, brown tap and bath water - again with no communication from "management" ever. Just call the front desk and see what you can find out is how this building operates. Additionally, the apartment was dirty when we moved in. They took a full month’s security deposit and couldn’t even give us a clean “new” unit as they advertise. The sink had a huge scratch (they did not repair), dirty blinds, dead flies all over that we are still seeing and can’t figure out where they are coming from. They reused to walk through the apt. with us before we moved in to note all of these things, even though I specifically asked for this due to the high deposit we put down. Do not pay for what you think will be a “luxury” apartment experience. We were too trusting in this company. It's so unfortunate that companies like TFC only care about their bottom line, and do not realize that their actions actually affect people mentally and physically. I will end on agreeing with others that the front desk, porters, and package room staff are all kind. I sure hope that they are treated better by TFC than the residents are.

After I made it clear that I would leave the apartment on 9/4 and signed the additional contract provided by the apartment, the front desk confirmed that I only needed to return the key on that day (and it was clearly written in the vacancy email that returning the key was the only way to prove to leave the house), Joel Veras, the leasing specialist of the apartment, asked me to pay an additional fee of $1,266 because I did not sign a vacate form (the front desk clearly informed us that we did not need to sign) and could not contact me through an invalid phone number (at this time, I was still contacting the building through my email and my friends who were still in New York to discuss the vacancy, but I never received any email from Joel to inform me that he did not receive my signature on 9/4, and he still could not provide it when I asked him for proof.) I remind all residents living here and those who are about to leave or move in that this is not the first time they have done this. Several other friends of mine who live in this building have also encountered the same thing and were charged fees ranging from $500 to $1,000. The building will still charge extra fees even if it clearly knows the time of our departure and takes back the keys. As for the noise mentioned above by other residents, I, as a resident who just left, can also speak for myself. It is indeed very noisy. Although it is a pet-friendly apartment, it is obvious that the apartment has not done a good job of management, so I ask everyone to consider it carefully. I have lived in 595 for a year and never thought that this would happen at the end. Although I know that their management is chaotic and they changed three relevant handling personnel during my withdrawal period, and constantly introduced new staff to join the melee, I am still shocked by their rudeness and arrogance. (The photo showed that the lease expired on 08/31, that was not correct, my lease was extended to 09/04, and I HAD signed the extra contract with the building, so they knew so clearly about the date I left.)

I’ve been living here since July and the loud noise from construction has made it very difficult to get rest and work. Extremely loud construction begins at odd hours (sometimes 6am and occurs randomly throughout the day). I’ve tried to complain to management (Stephen Kain) and the response I get is “I’m sorry you were disturbed.” The construction is constant and it’s been a few months. Please see attached videos I’ve sent to management with no response. Edit to response: This is absolutely not true that construction is limited to 9-5pm on weekdays. I have correspondence with the building staff stating they have a permit for general contractors to start at 7am (which they often begin work before). I also can provide videos with timestamps of the noise occurring before 7am. I am writing this review to share transparency about the living situations at 595. It's unfortunately that the owner continues to respond with misinformation instead of addressing the issue raised. Update June 2024: lived here for a full year at the east tower 3rd floor. Up until the end of June, there was loud unpredictable construction noise (full year). Please read the lease when you sign as I didn’t know they had a noise clause. Construction aside, the odor from the garbage room on the first floor made my apartment smell horrible. This building has poor ventilation and very susceptible to noise and smell. Also the AC made loud motor noises when it’s turned on. Overall, I would not recommend living here unless you’re out of your apartment everyday. There’s better options for this price.

TFC is the worst company ever. My wife and I moved to 595 Dean about two and a half months ago, and dealing with "management" and leasing has been a nightmare. For the last two months there has been extremely loud construction directly above our ceiling multiple times a week for hours at a time. I don't mean normal construction noises, this is so loud that our walls shake and it's impossible to hear anything else. It literally sounds like they are ripping out our kitchen in our apartment. When we signed the lease we were never given any indication that this would be happening even though we asked about noise levels as one of our top concerns because my wife works from home permanently and I work from home once in a while. Building "management", Stephen and Amalio, are beyond horrible. We have emailed and called them multiple times and never once have we been given notice that this would be happening, they refuse to give us a schedule as to when this will be happening, and they won't give us a timeframe as to when this will end. They simply do not care and will not respond. Earlier this week I was sick with a fever and working from home, and literally two minutes before an important call for work the drilling began so loud that I couldn't be on the call because I couldn't speak or hear anything, even with noise cancelling headphones. We emailed Stephen and Amalio multiple times and called their direct numbers, and got no response until hours later (when the construction was still going on). Their response was they would not stop the construction and I should go work in a conference room! After that they went completely radio silent and stopped responding altogether. We are paying top dollar for a "luxury" apartment that has been uninhabitable for much of our time living here. As another reviewer said, this corporation's greed knows no bounds. Our unit should not have been rented out until this construction was done, and if it was they should have made it very clear that this was going to happen. Instead they hid that fact from us and let us sign the lease, and then refuse to help in any way. This company will lie to you. They will misrepresent facts and the condition of the apartment. They will hide information from you. As soon as they lock you into an iron-clad lease, they will completely stop responding and refuse to do anything to help you. It's very clear from the other reviews on here that we are not the only people that have had this experience. This is not the only issue we've had, just the one that has had the biggest impact to our well-being. Living here is a nightmare. We also have a neighbor who blasts music in the middle of the night on weekdays that the building won't do anything about, we've had the building do work that they didn't tell us about that caused us to have brown water or no hot water, along with other issues. Response to below: I am so sick of hearing sorry from this company. I'm sorry doesn't change thet fact that we're paying almost 7k/month for an apartment that we can't work out of or comfortably live in. It doesn't change the fact that I wake up extra early to go to the office and take important calls that I'd rather take from home because I don't know if I'm going to be able to hear anything. It doesn't change the fact that we've contacted the building a dozen times and been blown off and ignored every time. I'm sorry means nothing. Talk to me when you have concrete steps as to how you're going to make this better. Until then, stop trying to make yourself look good online without actually doing anything. I’ve lived in 595 for over a year and a half, and I wanted to share both the positives and the challenges, so potential tenants can make an informed decision.

Pros: • The front desk staff are extremely professional, helpful and genuinely friendly. Maintenance is also responsive and gets things done quickly.

• The building offers great amenities, and the layout of the units is modern with large, beautiful windows that bring in a lot of natural light.

Things to Consider: • Odor Issues: A major downside is the constant smell of cigarette and weed smoke that travels through the air vents. There have been many nights and early mornings where I’ve woken up feeling like I’m in a wet ashtray. The smell gets even worse when it rains—possibly because more residents choose to smoke indoors during bad weather. Sadly, building management has not taken any steps to address this. Not even a basic email reminder to tenants to be considerate of others.

• AC Noise: The AC unit is another concern. It’s not just loud—it fluctuates in volume randomly, often getting extremely noisy out of nowhere. This makes it hard to fall or stay asleep, especially on warmer nights. I’ve heard from others that this is a common issue in many units. If you’re considering moving in, I highly recommend running the AC for 15-20 minutes during your tour to see if the noise level would be tolerable for you.

• Noise from Outside: If your unit faces the dog park or the children’s playground, be prepared for a lot of noise. Screaming kids and barking dogs are a daily soundtrack. Keeping your windows closed is the only way to block it out.

• No On-Site Management: Unlike some buildings where the property manager has an office on-site and is regularly available, this one does not. It’s very difficult to have ongoing communication or raise concerns in person, which can be frustrating.

• Window Screens: While the large windows are a nice aesthetic touch, installing screens is tricky. If you like to leave your windows open for fresh air, especially on lower floors, be prepared for bugs and debris flying in, since there’s no easy way to screen them.

• Toilet Design: The toilets don’t work with most common bidets or shower-style toilet attachments, which is inconvenient for anyone who prefers or requires that setup.
