I’ve lived in a lot of NYC buildings, and 70 Pine is by far my favorite - even though it lacks some things I once considered must-haves. There’s no shared outdoor space (unless you count the rooftop cocktail lounge), my unit doesn’t get much light, and the view is just the building next door. But none of that matters. This place just feels good. A big part of that is the excellent staff - everyone from concierge to mailroom is warm, professional, and clearly happy to be here. It makes a real difference.
The apartments have great layouts - especially the larger studios, which feel like junior one-bedrooms - with generous closets and soaring ceilings (on certain floors). The bathrooms are spacious and beautifully finished. I’ve never waited for an elevator, and it’s remarkably quiet for such a large building.
What makes 70 Pine unique is the mix of full-service living and historic charm. Built in the 1930s, it was once the third-tallest building in the world. The Art Deco lobby is stunning, like stepping into the Chrysler Building, and the basement amenities - gym, theater, bowling alley - are a nice bonus. There’s also a full-sized grocery store on the ground floor with private resident access, which is a dream in bad weather and quite frankly, my most used & beloved “amenity.”
The vibe is adult and peaceful (but not stuffy), the location is ultra-convenient (2/3 train is right across the street) and move-in was seamless (with concierge Wi-Fi set up and ready to go as soon as I walked in the door). It’s also very pet-friendly.
That said, no building is perfect… some units have small European appliances - my freezer can’t fit a pizza or make ice - and kitchen storage can be tight. I am incredibly frustrated with the management at 70 Pine and their handling of my gym access. My husband has faithfully paid for the gym membership since we moved in, yet now I am being denied access to the amenities I’ve been using from day one. Despite my husband’s constant payments for this membership, the management is now attempting to force him to add me to the lease, which has never been an issue before. This is completely unacceptable.
I have sent multiple emails to Lily Bloom (both from my husband and myself) with no response. The lack of communication and the inability to resolve a simple issue is appalling. It’s worth noting that all employees in the building are aware that I’ve been using the gym for months without issue, and they know that my husband, as a busy attorney, is always working.
Despite this, the management continues to charge for the membership while refusing me access to the very amenities we’ve paid for. This is not only unprofessional, but it also feels like an attempt to unfairly complicate an issue that should have been handled with basic customer service and professionalism.

Read moreI've really enjoyed living here. The doormen and building staff are delightful and so helpful. For studios in the area, it's hard to beat our unit which has a WIC, another closet and a WD. I've been here 3 years and would have stayed, but didn't find the upgrade to a 1 bedroom worth the price and was not pleased with the 2019 renewal options. I would have liked to talk with someone about it, but we found another place. The only complaints I have are a terrible creaking noise that happens when there is a storm or high winds. This was a shock to us when we moved in. Management explained this is due to the building being a high-rise. They did drill into our ceiling years ago to try and remedy the issue but it didn't help much. It has gotten a little better over time but be prepared with ear plugs / sleep aid when there is a storm. We've also had issues sporadically with neighbors smoking / being noisy and feel that management does do a good job addressing those situations as best they can. My only advice to management would be to value model residents (on time payments, no complaints, keep their units nice) when their leases are up for renewal.
