
If you are looking for college party dirty dorm type housing then this place is for you! I was moving my daughter from Texas to Utah because she was attending UVU. The location was amazing with the pedestrian walk directly from the apartments to the school. We were supposed to move into the unit on Monday morning. We planned our drive to get there with no other place to stay pulling a U-haul and ready to move in. When you look at the pictures of the property online, the place looked amazing. I had read some Google reviews and there were some good and some bad. I donât always take bad reviews to heart because of the trolls out there and because some people are just really picky so I didnât take it too seriously. Right before we went into the property, I read the yelp reviews and got very nervous because of how bad they were. When we walked in the door, they werenât quite ready for us. They had to check the keys to make sure they worked and they still needed to put the lease together. So, while we waited, we were told to walk around the club house to check it out. When we went up to the terrace, the grills looked like they hadnât been cleaned since the place was built. They were disgusting and I donât know who would actually eat off them. The cushions on the swinging chairs were completely torn up. There was something sticky all over the ground that got on our shoes. The little store in the office was practically empty. The gym looks MUCH bigger in the pictures. There is a mirror on the wall to make it look twice the size it actually is. It was extremely hot in that little room that was unbearable. So, we then went over the lease contract but I wanted to see the unit before we signed anything. The halls were dirty and looked like they hadnât been painted since they were built. When we walked in the apartment it smelled like a trash dumpster. The apartment was dirty and looked like they hadnât cleaned it. The fridge/freezer does not have an ice maker and the outside looked like someone used it as a punching bag. The biggest kicker was the mold/mildew that was between the toilet and the tub. They said they would try and get the cleaning and maintenance crew over there but it could take a couple days. Let me remind you they knew a month in advance that we were driving from Texas to move in that day. They had plenty of time to get the apartment ready before we got there. So then they said they had another apartment ready that we could look at. As we waited in the club house because they had to go âcheck the keys to make sure they workedâ, I had to use the restroom. The office should be the cleanest part of the property. The bathroom stall had hangers and trash on the floor and the little paper strip that comes inside girls bikini bottoms stuck to the bathroom wall. The pool is closed for cleaning on Mondays so the cleaning staff obviously didnât clean or even check the bathrooms before the office opened. Instead of walking with us to show us the apartment, they told us where it was and said it was open and we could go check it out. On the walk there, the smell of dog urine was extremely strong and overwhelming everywhere. I donât think they spray off the grounds and I donât think people care about picking up after their pets. The next apartment was on the third floor so we used the elevator. The halls again were disgusting. There were animal feces on the floor and trash everywhere. The elevator floor looked like it had spilled substances on it that had been there for a while and was just gross. I couldnât imagine using it to move furniture. The apartment was âcleanedâ and looked like it had new carpet, however, it smelled like animal urine. So maybe they just changed the carpet and didnât change the pad underneath. The patio had bird poop all over the railing that you could tell had been there for AWHILE. We found an amazing beautiful clean place only 15 min away for only $50 more a mth.    Read moreIf I could give 0 stars I would, this by far was the worst imaginable place I could have imagined living in my first year of marriage. If you want a safe environment where itâs quiet and nice and the management is good then donât live here live elsewhere. From the very get go it was bad. I got married in July of 2024. We toured this place plenty of times and confirmed many times our move in date and they said they would have it move in ready by July 1 of 2024. Little did we know that was a blatant lie to get our money. We expected to hear some things regarding our move in but never did. And so on July 1st of 2024 we walked in and they said the apartment hadnât been cleaned and it wouldnât be available until late August. They said we could move stuff in if we wanted but they werenât sure of the condition it would be in. We agreed and I spent lots of time cleaning up spots, putting frames on the walls to cover up the stripped paint and borrowed a really good carpet cleaner but still couldnât get some of the stains out of the carpet. But oh well right? We moved in on time for our wedding. The first 2 months were fine, we got really annoyed with noisy neighbors and blasting music at 3am. We submitted many noise complaints but they did nothing. Then like every month there were people getting arrested and many cops were there, I even learned a few of their names thatâs how often they were here. The amenities look wonderful, however you never have access to them because they are always closed. And yet you still pay an absurd amount of money for them. And there are very clear signs at the pool that say no food or drink, but that doesnât stop people, and they do nothing. I got kicked out of the hot tub by other tenets and had beer poured on me in the hot tub. That isnât very pleasant at all. And any complaint regarding comfort or maintenance they are selective on what they fix, we went our entire lease with many things unfixed after putting in many maintenance requests. The last 5 months or so were the worst months by far, the prices went up like crazy, the front desk was rude and unhelpful, and the other residents living there realized nothing was being done and they started trashing EVERYTHING. And donât get me started on the parking, for a place that is so tow heavy they make it almost impossible not to get towed. There is no parking like at all. When it got time to end our lease they gave us little to no instruction until like 2 weeks before. We hated this place so much that living in my in laws basement felt like a luxury. We spent a minute trying to move all of our stuff out of there as soon as possible leaving very little damage other than what was there before we even moved in. We hand over our keys and take a deep breath happy we never have to deal with them again. But nope, we get a quote from them, saying we owe them $1,000 from damage. From damage we didnât do. And they called me repeatedly but I was at work and my husband tried calling and they either donât pick up or hang up. They wanted to charge $400 for painting over stripped paint, $300 to replace carpet, but there is no reason to replace the carpet. $100 to clean it and then thereâs an additional cleaning cost of another $55? And they want to charge us for the broken blinds that we put a maintainer request on at least 6 times because they were broken the second we moved in. It doesnât seem fair to me that we have to pay for the damages that the other tenants before us caused. I even googled the laws, they arenât allowed to bill us for minor repairs such as scratches on a wall. But in the description they are wanting to bill us for that too. So whatever you do just donât live here...
   Read moreRent is fairly expensive, but it's not terrible. Rent is expensive in most places in the area. You definitely get what you pay for, amenities aren't much diffrent what other high rent apartments ask for, but you are getting twice the amount of services. It all depends on your income. We don't plan to extend our contract though, because we are wanting to save for a house and that isn't possible while living here. If you read your contract, there are no hidden fees. We haven't had rent go up, I'm not sure why people are claiming that.
A lot of residents here LOVE dogs and there are a lot of pets. Which is great, however it can be a bother for us sometimes, because our dog doesn't do well with other dogs, and owners let their dogs come to our dog without checking with us first.
My brother had no problems moving out of the complex, so I'm hoping that will be the same for us once our contract ends. ( as stated later- we decided to go to more "affordable" living to save up for a home) We definitely have enjoyed living here.
As it is Staff usually aren't on the same page. My brother lived here and they were told different things than us when entering the apartment and leaving the apartment. Whenever we talk to them, we try to get the same person, because their answers change so much to questions or concerns. However, they have been trying to correct these issues this past month.
Maintenance is alright, we haven't had anyone come over for any problems, but when they were updating the heating system they notified us "they were doing it on X day" and then reschedule for about 3 weeks straight. This was a bit of a bother for us because we had to crate our dog every time they were "going to pass by" Everything is accesible, it is on the other side of the freeway, so getting to the store usually is always in heavy traffic, but it wouldn't be anything of a main concern. The saftey of the neighborhood is good. Just make sure to lock your cars and your apartment before you leave, though I've never had problems with feeling safe. The grounds are kept clean, most dog owners clean up after their dogs, and the ones that don't is usually in one area. I've seen grounds people clean them up though (But if you have a dog, just clean up after them) Everything is well kept and it looks nice. Noise isn't the best. Most people that live here are college students, so we've had neighbors run up and down the hallway screaming playing tag late at night. We realize though, that's just our hall, it seems like most people we talk to don't have that problem. It's a hit or miss, just because there are so many college age students. My husband and I don't have problems with parking, now that they are finally enforcing it. Beforehand, I wouldn't be able to find parking anytime after 6 because it was filled. Parkway lofts is also recently adjusting so that those who need more than 2 parking passes may have them, depending on the housing situation. However, it does state in the contract that there are only 2 parking spaces. The management have been working hard to communicate with us how the parking issues have came up. They also are seeing what they can do about the guest parking. They are trying out a current plan, but because there are so many college students, there is so much they can do because the students don't really seem to listen what has been...
