Ok well here goes the fun stuff! First off, I did not rent here (THANK GOD!!) unfortunately my girlfriend did though. She is a flight attendant and needed an apartment close to the airport and during the height of the pandemic fountains seemed to be a good fit for her. Little did she know how incompetent the office personnel are. Letâs begin⊠First incident; all lease signing was done electronically for obvious reasons they werenât doing them in person in the office. She signed, picked up the keys, walked in to her new studio to find a hole (a literal see to the outside hole) in the wall surrounding the window. Donât know how you overlook that but whatever. So she reports it. About 3 months later she tells me they still havenât fixed it and mold is growing now. LOVELY. So I head on over to the office where everyone seems to do everything but their jobs, and talk to them. 5 months later, hole is still there. So I get a lawyer, bring the form and wouldnât you know it, after seeing that they werenât gonna get rent til it was fixed the very next day they were there to work on it! (It was still never fixed properly til the day she moved out) Secondly; she was sick due to the mold growing on the window, so I went to take care of her the week after the notice of rent being witheld in escrow was presented. She needed the trash taken out and it was already like 2-230am so I removed the bag and placed it outside the door to take in the AM. I brought it to the dumpster at 830AM and upon returning there was a note taped to the door that if trash was ever left outside in the breezeway again she would be charged 50 dollars. An absolute joke considering if you were to take a drive through the complex right after you read this I will personally guarantee that you see at least 3 apartments with trash outside. They never have notes on their doors and the trash is there for days on end. Clear retaliation and targeting but letâs move on. She had a problem at one point with roaches. She is a neat freak, apartment is always spotless any time I go over, yet they were everywhere. She calls to have the apartment taken care of by pest control a few weeks running to no avail. However, Penny (yes I will call you all out) emails her and tells her that her apartment is deplorable and she is the reason for the bugs (she still has the email if you care to respond to this review with any type of denial) and that if she doesnât remove all her belongings and deep clean the apartment that she would be evicted. Meanwhile after asking all her neighbors they all say thereâs a bug problem and that pest control doesnât help the problem at all. Driving through the gate one day (which is always broken) about 3/4 of the way through, it snaps shut as if spring loaded and damages my vehicle from front to rear. I immediately walk over to the office and talk to Manny about it who seems to be apologetic and comes over to take pics of the damage. I call the office for about 2 weeks consistently to see if they will rectify the situation every time Iâm politely told âwe are just waiting on the gate company to release the footage so we can see what happened â finally after 2 weeks of back and forth Iâm told âwe arenât gonna communicate with you any further⊠pass our info to your insurance company and they will handle itâ so I do that only to have my insurance company close the claim because they could never get in contact. So her lease is up and itâs time for her to vacate and I tell her make sure you do an exit walk through. Theyâre shady and have proven you canât trust them. So she requests one and they refuse 3x til she finally gives up, take pictures and videos they say, so we did. They went ahead and charged her 500 dollars for having to replace the carpet which you can clearly see has no damage. Save yourself a lot of headaches and donât give these crooks the time of day. But as the years went by, it just kept getting worse and worse and all the new management cares about is looking nice and making it âpresentableâ by adding a basketball court and a soccer field (that gets used by random people and kids that donât even live here) but GOD FORBID I take more than 2 guests with me to the pool. A laundry room that never freaking works. Spend a lot of money and time doing laundry for your stuff not to be dry and/or clean. We have a âbusiness roomâ that has be locked up for 4+ years. This apartment complex flooded completely during the hurricane in 2022 and I almost lost my car completely, if it wasnât for my insurance covering the damages. Ever since the flood, I get leaks in my living room through the top of the windows and Iâve put in many maintenance requests and it never gets ACTUALLY fixed. The complex staff is too busy planning dumb events and wasting money on that then actually fixing stuff. The grill areas are always dirty and the grills arenât even properly equipped. The complex keeps making up stupid rules yet never do anything to actually better the apartments inside for the tenants. I will not be renewing my lease here. Iâd rather live ANYWHERE else. Today I went to go check the mail and the whole lock on my mail box came off. I have packages that say delivered and I have NOT received them. There is literal mold in multiple spots in my apartment. Every month they send a new email with random new petty rules. The hallway floors havenât been pressure washed in MONTHS, absolutely disgusting. They went to send emails about not letting your animals out in the porch, and not having furniture outside, and having a clear hallway but canât take the time to have someone pressure wash/clean the hallways??? Yet want to have unnecessary lawn mowing 3-4 times a week, loud as hell at 7am. Do yourself a favor and rent anywhere else. I usually donât do these type of reviews but today was just...
   Read moreI've been living at The Fountains @ Lee Vista for close to 3 months now, and I've been very happy with my choice to move in. Convenient location in Orlando near the airport, downtown, the beach, and attractions.
When I initially called to inquire about the community, Manny was very welcoming over the phone, and helped me set up a tour of an available unit (1/1) He was actually recommend to me by my friend, so I was very pleased with his assistance.
Ms. Roazanna helped me with a professional & friendly tour of a remodeled unit, and I loved what i saw. The 1/1 is so comfy feeling. She's been very helpful during my entire move in process. All of my comments, questions & concerns, Rozanna has been there for me when I call the office. She's always so determined to make sure I'm satisfied and that does not go unnoticed.
Ms. Penny has helped me and my friend a handful of times with maintenance request, mail mix-ups, and other community questions and concerns. She's also been wonderful to speak with. Always gets me what I need.
The first week I moved in, my deadbolt locked me out of my apartment (twice,) and a one of the on-call maintenance men named Luis rushed over to unlocked my door and replace the lock. I was very appreciative of that assistance, seems like a good man.
I have a lot of nice things to say about The Fountains, and few negative. for example:
I will say that that their late rent fee is a bit extreme, as I was 1 day late on my rent awaiting my direct deposit from my job, and i was charged a crazy 10% late fee. 10% of the rent. So I had to come up with an extra $120, on top of the rest of the rent, and that completely ruined my week.. I understand it is what it is, but other places I've lived in Orlando have only charged a $25 or $50 late fee, but not an arbitrary 10% of whatever your rent is..
Other than all the move-in and ancillary fees The Fountains slaps onto your rent at the end of the month (sewage, trash, utility billing fee,) living here has been very nice and comfortable. I...
