I moved here in July 2022. Initially, I was very pleased with everythingâthe location, the apartment itself, the amenities, and the management.
Fast forward almost 6 months later, that all changed when management switched over to Cushman & Wakefield.
To start, when management switched, we were not notified in a timely manner. Each apartment was given a paper notice, however the date printed on it was weeks before they had actually made it to our doors.
This gave us little notice to prepare for changes, such as paying rent. Paying the first month rent under new management was a nightmare for a lot of us, and long story short many of us had to speak with the leasing office staff to avoid getting late fees for things that were out of our control.
The communication to residents has not been great. Youâll be lucky if you can reach someone by calling the leasing office. Iâve also tried to contact via email and message portal on their website, both to which my concerns were unanswered and ignored. The best way to get anyoneâs attention is to go in person, which isnât realistic for every circumstance especially when some of us are not home due to work.
You can only get help during office hours which is unfortunate since Iâm used to apartment complexes with 24 hour concierge service. Which has not been great considering the things weâve encountered past office hours such as: -An older lady with dementia got into our complex, we ended up calling the nonemergent police phone number and found out she was reported missing. We were told that we had a security officer on site, yet we had no way to reach them?? -A large party thrown at the pool amenity, with residents exceeded the guest limit, leaving no room for families AND children who actually LIVE here
In the beginning there were no emails letting us know if there was construction or maintenance happeningâso it would be a surprise to wake up to noises or walk in the hallway to the smell of paint fumes. Or they wonât let you know when something is broken or down, or what the status is on fixing it.
The parking garage recently got speed limit signs, however no one listens to them. And I want to say thereâs only one or two convex safety mirrors in the garage, so itâs hard to see when someone is coming around the corner. It can feel really dangerous driving in the garage.
The past few weeks, itâs hard to walk outside my apartment. The hallway itself reeks of dog urine. I have seen dog poop and dog urine in the halls (and mind you itâs been on different floors, different days). Today we asked for our hall to be mopped because it was sticky with VISIBLE puddles of dog urine and they simply stated that there is no housekeeping on the weekend. We have complained over 5 times over two weeks with no changes. đ The stairwells are filthy, & almost comparable to the stairwells in downtown Orlandoâcovered with trash along with pet urine & feces. The stairwells and the outside of the complex could benefit from several pressure washes. Or you could benefit from wearing a mask because the smell is that bad. At one point we had a fly problem in the stairwell. It got so bad that we saw HUNDREDS of flies in a makeshift trap left by a resident. It took weeks for management to even address it.
The apartment Wifi is terrible. Good luck getting connection whether itâs the in unit Wifi they want you to pay for, or the resident wifi that covers the amenities.
The package room is a mess. And half the time you donât get a package code to pick up your things, so you have to again, wait until the leasing office is open.
We pay a monthly fee for our trash to be picked up. Except half the time it isnât, even though we put it outside as directed, during the correct hours. Why am I paying a valet trash fee if I end up taking my own trash out at least 2-3 times a week?
It doesnât feel like we live in a âluxuryâ apartment and itâs definitely not worth what weâre paying for. If my financial circumstances were different I wouldâve moved out months ago.

With that being said since live here for the past two years I have experienced 3 management teams and owners. The first two were phenomenal. This new one RPM is money hungry !!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!
When I originally moved in here I never paid for parking to start, now I pay 50 dollars a month to park in a parking garage that has been here for as long as the building has been . Also in said parking garage my car, my boyfriendâs car and other residents cars have been broken into. OHHHHHH did I mention that this is technically a âgatedâ community yet any civilian off the street can have access to the elevator from the 1st level. When I mentioned this all to management they say it will cost too much money to install a lock on the elevator. Curious considering RPM is now charging people 50 dollars to park so how about we use that money for that. I was told that the ONLY SURVEILLANCE CAMERA IN THE PARKING GARAGE 1st FLOOR WOULD BE REVIEWED in regards to the break in and someone would get back to me. SHOCKER MANAGEMENT NEVER DID.
In my two years of living here I have transferred to a larger apartment from my studio. RPM is attempting to charge for a full coat of paint on the walls of the old apartment and âdeep cleaningâ. 1st normal ware and tare of paint in an apartment is not something that can be charged for in the state of Florida as I spoke with a lawyer in regards to this and also the deep cleaning that they referred to was dust on ceiling fans. This is exactly what I was told in person and photos I was shown when I asked about the 400 dollars charges.
When I moved into the second unit I was told I needed to pay the administration fees and application fees . OKAY NO PROBLEM. ! I was also made aware of a 500 dollar transfer fee which has always been the rule at this building regardless of who owns it. OKAY NO PROBLEM! What is not okay is that i was told i would be reimbursed part of my administration fee of 275 dollars on my first months rent which I was not and when I asked about it I was given a response of no that was a mis understanding. Okay well now here we are 3 months into living in a new apartment and I received a letter on my door saying â I never paid the 500 dollar transfer feeâ when I look back at my records I have a clear visible shot of 500 dollars I paid for the transfer. They also left this letter on the door before office hours were done so Iâm sure not to have to deal with it until the next day. To that I say why did no one catch this before and also how is it my responsibility now because someone else made a mistake?
Also before the owner tries to say I donât live here I do and I have proof. So donât try to shut down a negative comment. The only person in the office who has any heart at all and actually cares about the people living here is Horacio. The manager of the office is extremely difficult to talk to and doesnât have any empathy. No worries I will be sure to go to the office and discuss my last aforementioned grievance with management tomorrow.
New residents smoke weed in all of the hallways Also we used to get free wine here with a wine card that I still have but the company has since removed wine dispenser from upstairs in the 7th floor.

   Read moreAs a business owner, I understand how critical reviews can be, which is why I rarely write negative ones and always strive to highlight the positive by uplifting businesses and leaving good reviews. When I moved into this building, it was still under construction and under the management of its original team, back when it was called Alta at Health Village. I chose this building largely because of its glowing reviews, and I must admit, the first management team lived up to the reputation. They were kind, compassionate, and always willing to help.
However, as time went on, the buildingâs name changed, and so did its management team and that's when things became problematic. Unfortunately, my experience with the current management has been far from satisfactory. On one occasion, they towed my car due to an error on their part, mistaking the numbers on my parking sticker for another vehicle. Despite acknowledging their mistake, they did not take responsibility to rectify it properly. Rather than re-delivering my car, they left me to deal with the inconvenience. I missed important work errands, incurred Uber expenses, and wasted hours dealing with the towing companyâa notoriously difficult process. The least they could have done was apologize and resolve the matter with greater care, but instead, the office staff appeared unapologetic and indifferent, giving the impression that they did not care about the inconvenience they caused.
Although I let this incident go and chose not to complain at the time, the issue resurfaced when they towed my car againânot for unpaid parking fees (which were up to date) but because my vehicle registration had recently expired. I pay monthly for a designated garage parking spot, And Florida State law primarily addresses up-to-date registration on vehicle operating on public roads. For instance, Florida Statute 320.07 doesn't explicitly prohibit parking an unregistered or expired-tag vehicle on private property. Which means this tow was up to the building's discretion, so I expected at least a courtesy call to inform me of the issue and give me a chance to resolve it. Instead, they towed my car without warning, despite the fact that I was a paying customer. This lack of communication felt unnecessary and punitive, especially since the expired registration had no impact on my paid parking spot.
This experience led me to question their motives, as it appears they may benefit financially from frequent towing, which incentivizes them to look for excuses to tow vehicles. While this may not concern everyone, I believe it speaks volumes about their character and the way they handle responsibility and customer relationships. Small actions often reveal larger truths, and if they are willing to behave this way over minor issues, it raises concerns about how they might act in more significant matters.
In contrast to my initial experience with this building, the current management has shown little to no compassion, even after I overlooked their first mistake without complaint. I share this review not to deter everyone but to encourage potential applicants to consider these aspects carefully before choosing to deal with this management team. I hope this review helps some of you make a more informed decision.
