The Dalian on the Park is a beautiful building that is centrally located to many of the cities amenities. The maintenance team and the front concierge staff are incredibly friendly and helpful people. The beauty of the building and above mentioned staff get 6 stars.
My review is to point out some not-so-obvious flaws as I see:
Apartment The washer and dryer machines are absolutely terrible. The washing machine takes forever to do a cycle and it doesn't do a great job cleaning your clothes. The dryer takes even longer and your clothes never come out dry. You literally have to hang them for them to get completely dry. This is because the dryer is not vented. This also causes the apartment to fill with humidity.
Cooking steak or any meats in my apartment is a disaster. My apartment would fill with so much smoke, often causing the fire alarm to go off. Again, there aren't any vents over the oven. The fire alarm is deafening and it goes off frequently.
The blinds are very cheap and break often. They do not protect the apartment from sunlight. Your apartment will fill with sunlight as soon as the sun rises even when the blinds are down. Additionally, the sun heats up the glass so much my apartment get extra hot. The main living area is less affected by this than the bedroom. This is because the HVAC system is located in the main living area and it is poorly vented into the bedroom.
Noise I was very surprised how loud the units are. I can hear both neighbors on either side of me listening to music, having sex, and talking on the phone. I asked about noise before moving in and was told noise transfer between units was never an issue. I may be sensitive to it but I figured I would point it out. Noise transfer from my upstairs or downstairs neighbors was very very minimal as there are concrete floors.
They are building a new building in front of the Dalian. The construction site is VERY loud and VERY messy. My unit faces the building but it is still a good distance away, but I can hear the construction noise all day as I work from home. The construction noise is unbearable while outside on the common area deck.
Pool I didn't use the pool as much as I expected before moving in. The reality is there isn't enough chairs or deck space to accommodate all the tenants in the building. I think the most the pool can comfortably accommodate is about 20-25 people. This was a problem during COVID19, so I can only imagine how big of a problem it was before and after COVID19 when more people attempt to use the pool. The building also makes you sign an ADDENDUM to your lease in order to get the wristbands needed to access the pool. This happens after you've signed your lease and after moving into the building. The document you sign gives them permission to evict you for any reason. Essentially, if you use the pool with a runny nose, they can evict you. Think about that.
Amenities The big beautiful lobby is never used by anybody ever. The computers, business lounge, and the lounge behind the business lounge are seldomly used. The outdoor space is used and so is the pool. I'm sure COVID19 has something to do with it but consider how much you will use this space before you agree to pay so much in rent.
Lease Renewal They will increase your rent 10% guaranteed, if not more. They are doing this to a lot of tenants during a period of time when they are offering new tenants a free month of rent! They are increasing rent on current tenants when they have many available vacant units and they are offering huge incentives to new potential tenants. It is all business with Bozzuto, the company that manages Dalian on the Park. They told a neighbor of mine they always increase rent because they offer incentives to just get you in the door and they know the increase is less than the cost of moving. A lot of people are moving out of this building.
The general manager, Michael Allard, lacks integrity. He seems like a nice man but he is a snake, in my opinion. Beware.

Without a doubt, the staff at the Dalian are what sets it apart from every other luxury apartment building and community in Philadelphia! Ericka Williams and Megan Burke, the concierges at the Dalian, are always trying to help you no matter what, and on numerous occasions they have gone above and beyond what is necessary to make sure my needs and requests were met. They are always courteous, prompt, patient, and will carefully listen to what the residents are asking for, no matter how many things are going at the front desk or they are trying to take care of. Christian Cooper of the Dalian Leasing Office always would take time to answer any questions, and was so helpful and informative in getting us moved in initially, and would take time to always answer questions in detail that we would have. Jared Plenn and Michael Allard have done an excellent job in managing the Dalian, even as it is now at capacity. They will promptly address any requests or emails directed to them and will take care of any issues so quickly. The facilities and maintenance staff would always come by quickly even to fix nonemergent or minor issues, and the whole Dalian building is always clean and tidy, and I agree with other reviewers it feels like you are living in a luxury hotel.
The actual apartments in the Dalian are so spacious and have excellent appliances and finishes. Nothing ever broke or needed repairs in our apartment during the year. The views that the building offers are also really great and need to be seen firsthand. All the common areas and amenities, including pool, lobby, mail area, parking deck, lounges, and gym are well maintained and always kept clean. We just used the Dalian gym and never had to get a separate gym membership because it had everything we needed, was never over crowded, and all of the machines were working fine or on rare occasion if anything needed repairs, it would be fixed quickly and residents were always kept updated of repairs, etc. I feel that you get so much value based on the quality of the staff working at the building and how nice the actual apartments are.
We were both really sad to leave the Dalian at the end of our lease, and want to thank the staff and fellow residents for an amazing living experience this past year. Before I moved to Philadelphia, I saw that Bozzuto was rated as the best apartment management company in Philadelphia, and after being at Dalian on the Park, it is definitely clear why, and with apartments that are excellently and efficiently run and managed with still being personable and making the building feel like a community, Bozzuto can easily expect to hold that top spot for years to come, and in my opinion I will definitely say that they have the best apartment building in...

Having moved into an apartment (for the first time ever) from a single family home in the suburbs, I was not at all certain that I would be a fan of this particular building, or apartment living in general for that matter. Well, I am pleased to report that the buildingās amenities (too many to list) continue to please me in virtually every way. Always well maintained, clean and safe. Even during the challenging times of 2020, Iāve never felt confined or limited while living here. This is remarkable in my opinion. The Dalian Property is well planned, designed and constructed for todayās lifestyle.
As lovely and well run as the building is, the real differentiator for me is the incredible staff that manages the building day to day. I am rarely greeted without a warm smile and a kind hello and I have NEVER had a maintenance request or grievance that was not resolved immediately (faster even that I felt was possible) at all times.
As a small example of how the entire staff takes professional courtesy to the NEXT LEVEL, during a recent annual maintenance visit to replace batteries in each unit, the (always terrific) maintenance manager Greg and his fabulous staff dressed up in festive holiday theme as they joyously, and efficiently, swept through my apartment. Howard even knelt down to greet my dog with a handful of homemade chicken treats from his pocket, it literally felt more like a warm and friendly social call than a maintenance visit! Literally!
I cannot imagine a group of more happy, friendly and kind people are employed by any other property in Philadelphia. In fact, just yesterday I was greeted warmly (as always) by the ever pleasant Terezz while making his usual morning rounds and in addition to sharing a big smile and pleasant greeting he also gifted me a handful of mini candy canes from a bag in his pocket. Wow, just WOW! :)
This really doesnāt even scratch the surface.
What Iām saying is, IF quality of life and lifestyle are at all a concern to you, than there is simply NO better place in Philly that you can call home than The Dalian On The Park. The people here make you feel safe, appreciated and respected at all times. Period.
