I have been a resident at Carson Luxury Apartment for a year and have to write down this review disappointedly.
When I first moved into Carson Luxury Apartment, my experience during the first couple months was excellent. It was truly one of the most enjoyable places I’ve ever lived. I even posted about it on social media and successfully invited three or four friends to move here.
However, since Bozzuto took over management, everything has changed for the worse. Their management is completely inadequate and falls far short of what should be expected from a “luxury apartment.” I have reason to believe that if this irresponsible attitude continues, the otherwise excellent facilities and amenities of this property will continue to deteriorate.
Some of the major ongoing problems include: Leasing Office Mismanagement: The office is almost nonexistent. During normal business hours, the doors are often locked, there is no posted schedule, and even when staff are present, they ignore residents instead of providing assistance. Infrastructure Failures: Water disruptions occur without warning. Elevator malfunctions can last several days, and at one point, the only working elevator stopped accepting key fobs, forcing many residents to climb multiple flights of stairs. Security Weaknesses: The front desk does not monitor who enters the building. Almost every night, the 12th floor becomes a gathering spot for non-residents, and no enforcement is present. Unauthorized advertisements have also appeared in the fitness center, despite Fob-only access. Overall, the management team has failed to maintain basic safety, professionalism, and infrastructure standards expected of a luxury apartment. Until meaningful action is taken, such as replacing the management team or enforcing proper oversight, I cannot recommend living here.
Re-edit: With respect, much of your response is simply not true. The leasing office wasn’t “closed while on tours”, we personally saw staff inside ignoring knocks. I don't want to describe their unprofessional attitude again at that time. The elevator “hasn’t had further issues”, yet during repairs, many residents’ fobs suddenly stopped working, and no explanation was ever given. The noise on the 12th floor is constant and disruptive. These aren’t isolated incidents. They’re repeated failures, and pretending otherwise only makes the lack of accountability clearer. Location: Area is great as it is not as busy/noisy as Center City, but there are also great restaurants in the area. Target and CVS are conveniently nearby within walking distance. It is also quite safe; I've never felt in danger. Spring Garden is the nearest subway station, and it is easy to get onto I-95 if you have a car. There is also street parking; time enforced parking on Spring Garden (2 hours) and unlimited parking on 5th and 6th.
Amenities: Probably the best part about this apartment! The gym is fabulous; although they don't have a squat rack, there is plenty of equipment to get a weightlifting workout in, and also plenty of cardio machines. It is never too busy; many times I have the whole gym to myself! Lounge area is gorgeous, and guests always admire the ample space and luxurious feel. We hosted a Halloween party up there and everyone had a blast. You get great views of the skyscrapers from the outdoor south deck, plus ample seating, bonfire pits, and cabanas. I could spend all day up there just relaxing.
Management: Gabrielle from the leasing office is extremely kind and personable. She's always smiling and it feels like she is always looking out for us. The front desk staff always warmly greets us as we enter, and are vigilant as to not letting people in who are not supposed to be there. Shout-out to Jonell for always engaging in great conversation! :) The package office is very efficient; they send you a code which allows you to enter the room and find your package quite easily. Great way to keep your packages secure, with cameras constantly monitoring. Never had any issues with theft or missing packages.
Cleanliness: Top-tier cleanliness in this building-- they take it very seriously. We've never seen bugs, mice, or other pests that tend to be common in Philly. There's always a pleasant aroma throughout the building (apparently there's a "scent guy" who comes every now and then!), and common areas are vacuumed and cleaned often.

Read moreLiving at The Carson Apartments was, without question, one of the worst experiences I’ve ever had. From constant maintenance issues to serious safety concerns, this property is completely mismanaged and unfit for residents who expect even a basic standard of living.
The water in the building frequently didn’t work. Every other day we’d lose access because of sediment buildup in the lines. The common areas were consistently filthy and unkempt, giving the entire complex a neglected, rundown feel. The dog park was unsafe, with aggressive dogs allowed to roam freely without any enforcement of rules or management oversight.
Inside our unit, we had multiple leaks from the windows that caused damage to our personal property. Even worse, the building owner and manager lied to the insurance company about the cause of the issue, an act that borders on fraud.
The most disturbing part of our experience, however, was a violent resident who threatened to shoot us and our dog. He was able to identify us only because the property manager told him who we were and where we were from, a shocking and unacceptable breach of privacy and safety. The management company also knew this person had a previous felony charges due to their background check. The same individual stalked and confronted my wife on multiple occasions, making her feel unsafe in her own home.
The property management staff were consistently unprofessional and dishonest. They lied repeatedly about maintenance issues, safety concerns, and even incidents involving other residents. Any attempts to get help or escalate issues were met with dismissiveness or outright deceit.
If you value your safety, peace of mind, or even just basic livable conditions, do not move into The Carson Apartments. This property’s mismanagement, lack of integrity, and disregard for tenant safety make it one of the most dangerous and poorly run apartment complexes I’ve ever encountered.
