I have lived here for 2 years and am moving to a better apartment. Unfortunately, my experience with the management, particularly with Ricky, has been quite disappointing. His efficiency is remarkably low—emails often went unanswered for 5 days, or were simply ignored. I reported this issue to the supervisor, but it didn’t lead to any significant improvement.
During my time here, my bike was stolen twice. Despite my concerns and detailed reports, the manager claimed there were no previous thefts. The first incident involved the theft of my bike’s gadget, and Ricky took 5 days to respond. At that time, the garage door had been broken for 3 months, and I repeatedly urged Ricky to fix it and change the door codes, but he refused. Two months later, after the garage door was finally repaired, my bike was stolen. To make matters worse, Ricky did not cooperate with the police to review CCTV footage and ignored my request to view it.
In July, my AC unit broke down, and I had to endure 82°F temperatures for 5 days until it was fixed. Despite calling emergency maintenance and sending emails to the management, I received no response during this period, including over the weekend.
Overall, I cannot recommend this place due to the poor management. While the apartment initially seemed promising, the management's inefficiency turned what could have been a good experience into a very frustrating one. There are better options around University City.

Read moreI would give zero stars if I could. I lived at 4258 Chestnut and the experience was extremely disappointing. From the beginning, my unit suffered from unbearable noise caused by what appeared to be the building’s HVAC system. The constant vibrations and noise were present day and night, making it nearly impossible to sleep or concentrate.
I reached out to the apartment manager multiple times, both in writing and in person. My initial emails were ignored, and later responses were slow, vague, and filled with empty promises. Despite repeated assurances that the issue would be addressed, nothing was ever done during the entire term of my lease.
This lack of professionalism and accountability shows a serious disregard for residents’ well-being. Management’s unwillingness or inability to resolve a basic living condition issue made my time here extremely stressful.

Read moreI recently moved out of the Eleanor, after living there for two years. The rooms were reasonably sized for the cost, the kitchens were recently redone, and the bathroom amenities were fine. There is a small gym in the basement, and free washers and dryers in the building. Ricky the property manager was very nice and easy to work with, and the maintenance staff were very as well, and most importantly, responded pretty quickly. Good location near penn’s campus, just 3 blocks from 40th street station, and pretty safe. There is some construction nearby that can be quite noisy from ~6 am to 7 pm, but the rooms are solidly noise-insulated so although annoying, the noise was something I got used to. Very pleasant place to live that I would recommend to Penn/Drexel students. They do occasional events which are cute.
