PLEASE READ IF YOU ARE CONSIDERING LEASING HERE: Honestly, I've thought a lot about what I wanted to say, positives and negatives, considering I lived here for 2 years. This is my perspective and I can only speak on my view and what I've heard directly from friends who have experienced living at solo.
Positives(+): Katy is really reasonable as a manager and a good person. Reach out to her if you have an issue. No bug issues (at least in my previous unit, 501) I've never had a package stolen or lost the units are nice overall, the study rooms are good
Negatives(-): Building security is very poor. I've had my electric scooter stolen from INSIDE the building parking lot, which is supposed to be gated and protected. They don't have 24/7 concierge, even though I've been pushing for it for the 2 years i've been there. I witnessed a shooting right outside the apartment. That isn't SOLOs fault, but keep that in mind when considering the safety of the area. leasing office /admin is often unreachable. they close before they say they will, and they are hard to reach by phone. the gym often doesn't have AC, and is unusable in summer they CHARGE YOU excessively for unnecessary things. Do not live here if you want a fair landlord who isn't actively trying to milk all your money. they charged me $150 for single trash item in the trash room outside of the chute. they racially profiled my friend, charged him $700, and said that he was "smoking" and when they checked they didn't smell or find anything they didn't give my security deposit back on time, and I had to call and email multiple times, to the point of threatening to report it--all to finally get it back. the washer/dryer machines suck in all the studios and 1b/1bs. Carla is a horrible leasing agent. She is rude, inconsiderate, and excessively micromanages those in the building. One of my friends wanted to lease at Solo and when she brought up financial concerns, Carla told her that if her parents cared about her, they would let her rent. Completely inappropriate and out of line behavior. Another time, Carla threatened to evict my friend who brought more than 2 guests into the building for a get together. She called relentlessly and said that if my friend didn't reveal more information on who was there, she would call the police and have her evicted. That is no longer being a leasing manager. That is harassment and bullying. Attached are pictures from when I lived at solo and they were not taking out the trash and cleaning up the apartment. Definitely a health code violation. black mold was found in the building after testing

Read moreThe worst renting experience I ever had. Not once but twice they changed the rent charges. The first time was after I already signed the lease (my fault in not suing). The second time I tried reaching the leasing agent on 3 separate occasions but they never answered me and only told me about the change when I happened to bump into them (this happened after I reached out to them). As the other reviews have stated, friends of mine have yet to receive their security deposit. We have had 3 different managements in the span of just over a year. Over the past week, the emergency maintenance line is useless it just gets sent to a virtual assistant that fails to actually transfer it to the maintenance person on duty. So if you have an emergent issue of plumbing, laundry good luck getting anyway. With the supposed new management, there are no employees either. No one is at the front desk for the past week. No front desk at night (supposed to have one). No cleaners so now all the trash rooms are filled to the brim (depicted in other reviews) and now the hallways smell because of it. I found a fly in my apartment most definitely because of the trash (my room is inconveniently next to the trash room). Oh yea, they also want us to pay rent via check and drop it off to the leasing office but there's no one there? Do not move here. I desperately wished I moved out before I renewed my lease. They also send very threatening emails about lease renewals... also this is what is according to them: "At SOLO on Chestnut 4233, we aim to put our tenants’ comfort first. That is why all our units come with a built-in washer and dryer along with a complete set of stainless steel appliances. Our thoughtfully designed common areas include multiple study and game rooms to help you maintain a healthy work-life balance along with a huge green roof deck to help bring people together." the most diabolical lie I have ever seen. I have not been in comfort and many of my neighbors are not either. Also the washer/dryer unit in a studio and 1 bed are 1 unit so have fun drying for 4+ hours!! The changes they've made: Package theft is no longer an issue. Now, they're only allowing employees to enter the package room to retrieve resident packages. And now we've got parcel lockers to use if we want, which we didn't have access to previously. Ac filters are set to be replaced in a few days. The lobby, elevators, and halls are cleaned DAILY. Fire alarms were tested recently. Preventative exterminations are set to happen biweekly. They offer candy at the lobby desk! What more do you need to know??
And they have great communication (face to face, over the phone, and through email) Etc etc etc. I'm probably missing other changes but overall the quality of living here is so much better.
Also, the current lobby staff are so kind and do their jobs well!
With previous management: Packages were stolen Lobby was cleaned maybe once a week ? (I remember there was vomit in one of the elevators and that wasn't cleaned for a few days) Emails were ignored (communication was horrible, phone calls were useless) No one worked weekends (which meant that our packages wouldn't be accessible until after the weekend).
Nothing was kept up with and preventative measures weren't taken.
The two managers/owners (two awesome women) are making sure they're up to code on everything. It really shows they care about us and that they take their work very seriously. They're transitioning so well from previous management and everyone can tell the difference they're making. So glad...
