I moved to Oakville June 2022 and will be moving out in June 2023 after my 12 month lease it up.
Pros:
Cons:
1a) Keys and trash bins. Management did not have my mail key and trash bins ready when I moved in. They didn't even have enough trash bins so they had to order more. This actually happened twice during my stay here where they did not have everything ready for new move-ins, and sent out emails apologizing for the inconvenience.
1b) Application processing errors. I was charged $250 for a conditional fee about a month after I moved in. It took approx 6 months to finally get a refund. The entire time the leasing agents were giving me wrong information about why the fee was there, telling me my refund had been approved when it hadn't, telling me that they will give me a call back to update me and never responding. I only got a refund when I got ahold of the corporate office for Oakville. This is hopefully a very rare issue but I was appalled by the leasing team's, specifically my leasing agent Elia Alvarado's, refusal to take any accountability for the mistake or help me discover why it happened.
1c) Staff communication. I have never seen a leasing team be so bad at communication. Initially we could supposedly send messages through an app on our phone called MobileDoorman. I never once received a response from any message I sent to the leasing team. When Oakville stopped using the app, the email they sent said we could text them at a phone number. Still no response from that number. Then, I called the office and asked them how I could leave a message and they gave me an email. Which I was able to get a response from. There were quite a few moments like this where I was just left scratching my head wondering why the management team was making the decisions they were making. If you're a low-maintenance tenant like me then it probably won't be too much of an issue, just know that if you ever want a response you'll need to call, and even then as I said on the previous bullet, you may need to be very persistent to get your problem dealt with and to get them to communicate what they're doing about it. HOWEVER, the management team has shown on several occasions that they are willing to listen to tenant's opinions and voices, so you just have to make yourself heard.
TL;DR: The biggest problems here are cheap apartment appliances and a leasing team that has a history of making mistakes. If neither of those things are dealbreakers for you and you like the price and location of the apartments, then I'm sure you'll have a good time. 95% of the time it's a pleasant experience. Personally, I'd prefer to pay a bit more to be closer to Austin with better appliances and a different management crew.

I moved into my apartment in February 2024 and from the minute I moved in I have had constant issues with my allergies. After months of taking allergy pills every day and constantly coughing and sneezing I finally was able to get into a ENT (ear nose and throat) doctor and an allergist to try and determine what my issue was. I was told that it had to of been my living situation.
I was then cleaning my bathroom just to look up and see the vent in the bathroom had MOLD growing around it. I then proceeded to take the vent off just for it to reveal that there was mold all in the vent. I then looked at my other vents to see that some also had mold on the outside/inside. I went to the store and bought 2 mold testing kits and did a physical contact test on the mold and then a test on simply just the air coming out of the vents and both petri dishes grew a disgusting amount of mold. (so basically I have been breathing in mold for months)
I then went to the front office and spoke to one of the leasing agents (Brad I believe) and expressed my concern and showed him the petri dishes of the mold and was then told he was going to have someone come out and clean my vents. Two days had passed and I had heard nothing so I went BACK up to the front office just to find out that it was NEVER scheduled and a maintenance request was never put in. Then I was finally helped out by a lady who was going to get the vent cleaning scheduled and taken care of.
It gets betterâŚ
They then sent out a vendor to "clean" my vents and when I returned home to check on how they did they only touched 2 out of the 4 vents I have. And they did not remove anything⌠they sprayed some white stuff ON TOP OF THE MOLD. I then sent an email to the complex expressing my dissatisfaction of the cleaning I received and sent pictures of the "cleaned" vents and the vents that weren't touched and after about three emails being sent back and forth I started to receive no response and to this day have still not received a response. I was then able to get in contact with Dianne (i think that is how you spell her name) and told her what my issue was and she apologized and said she would get it taken care of that "it should've never been a cleaning it should've been a complete gut and ripping out the vents/ducts". She had the maintenance team schedule an appointment with the vendor to come out on 10/18 to rip everything out and clean it all up. But to no surprise they NEVER SHOWED UP. I called and was told "they were scheduled I'm not sure why they didnât show up, let me talk to my manager and I will call you back" and I never received a call back on Saturday until Tuesday they called when I was walking up to the front office to speak to them. I then spoke with a lady and expressed my concern again about how this is not being taken care of and I want it fixed within the next two weeks because this has been going on for about a month now. She said that she is going to get the vent/duct replacement scheduled for November 2nd but who knows if it will actually happen.

I have written several nice reviews about this place before (my home of 15+ years) and you will find most of my reviews are kind, so know that writing this review has not a thought I have taken lightly.
DO NOT MOVE IN HERE. The management does not care about the residents, at all. They will pretend to walk through hoops to get you to sign a lease and then completely not care about you or ANYTHING except their money.
DO NOT MOVE IN HERE. The entire property, the buildings and units, ALL are infested with carpenter ants. I have emailed the office repeatedly for months and received ZERO responses and after a call today, I was told they are trying to find a solution, but it is going to take time because they have to go into every unit. There is NO timeline on fixing this and it is a continuous problem in the framework of rotting wood, leaks and shitty management who never want to fix anything.
DO NOT MOVE IN HERE. 99% of the residents do not pick up poop and there are off leash dogs running around on a daily basis. Sometimes, the poop is so bad that you can smell it throughout the property.
DO NOT MOVE IN HERE. The security gates work about 1% of the time. I can say that as a fact since I have been here since 2010.
I am living with a weekly insecticide spray that is sprayed in 1/2 of my apartment. A poison that is not organic. I have a dog on my lease that has not been able to live with me for TWO MONTHS, when this all started. They have NO sense of urgency with this. Residents I have spoken with have been dealing with ants for A YEAR. The poison lasts for 4 days and then you can clean it up and bring your pets back inside. Pets CANNOT ingest this stuff because it IS poisonous.
There are so many cracks in the foundation in my unit that the ants are coming in from about 1000 different places on a daily basis. I have found that putting a powder substance, covered with cinnamon and spraying vinegar and ant spray on a daily basis basically help stop them from coming in, but that is my reality these days. Do you want to live like that? If I do not do all of these things, the ants come in mass numbers and have even migrated through my closet, on top of the carpeting.
I am living in an actual nightmare and the management corporate ownership (Knightvest) are in NO hurry, at all, to resolve these issues.

By the way, the management has been TERRIBLE here for about 5 years, since my last review and the snow storm. It has gone downhill slowly since.
