I lived at this complex for 9 months before I had enough. - Construction noises in the unit above us for months. Noise complaints were ignored. We were never informed that there would be construction or renovations by the leasing office. - Multiple car break-ins in the garage that have not been acknowledged by management. - They only have one security person who supposedly walks around the property at night. I have only actually seen them once. - There have been homeless people found (not by security) to be sleeping in the courtyard. - We have asked for maintenance requests many times and they been ignored for the most part. There is no direct contact for the maintenance department if you need to cancel a request or revoke permission to enter. - They only ever reached out to us to ask if we wanted to pay more money towards a storage unit. - Packages are not processed the day they arrive, so you end up getting delivery notifications from the office the day AFTER they were delivered. - They allow anyone to come in off the street and take packages from the leasing office, so long as you say the unit number. Upon asking them to start checking IDs, they refused stating “Nobody’s package has ever been stolen, so why should we start?” Upon escalating this to management, they replied with “package handling is a free service, stop being a choosing beggar.” - Also, there are important tax forms strewn all over the building lobby where the mail person made 0 effort to deliver the mail. Since there is no lobby security, anyone can tailgate in and steal your mail. - Our kitchen has outdated appliances. The dishwasher barely cleans dishes. - Poor insulation meant that our heating bill for the month of December was almost $200, so add that to your monthly budget. - Carpet floors in space besides kitchen and bathroom. Poor ventilation means this is a perfect environment for mold. - Our floor had outdated washer/dryer units, which caused us to waste more money on washing our clothing because one washer was too small. - I agree with one of the other reviewers about office worker Victoria. She was incredibly rude to me after Iexpressed concerns over the apparent lack of safety in the complex. - Elevators are slow and I have found people trapped inside them multiple times. - Barely any maintenance staff, so when people leave messes it sometimes takes days for them to clean it up. - Poor insulation in the apartments means tons of nasty mold everywhere. Bottom line, avoid this complex and rent from one of the places that genuinely seems to care about the environment they are providing to you.

Pros • Excellent location with easy access to shops, transit, and Oracle Park. • All basic facilities are in place. • The building offers 100+ affordable units for low-income families, which is a genuine plus for the community. Cons • Surprise rent hike: After renewing every February for years without issue, I didn’t receive any winter notice of a rent increase. Instead, a summer letter announced a 6.3% jump—by far the largest I’ve ever seen—and it felt like a cheap trick. • No reward for loyalty: When I questioned the hike, they told me “tenure doesn’t factor into pricing,” making it clear long-term tenants aren’t valued. • Misleading promotions: Their website advertises “8 weeks free” for new residents, but email confirmation revealed they simply forgot to update the site—don’t be fooled. • Management shake-up: They switched companies last year and all the friendly leasing-office staff I’d known for 7+ years are gone. • Poor sound insulation: Single-pane windows mean you’ll hear speeding cars late at night and constant noise when events run at nearby Oracle Park. • No in-unit laundry: You’ll have to haul your clothes to the shared laundry room. • Basic finishes: Affordable housing is commendable, but this isn’t a luxury building—expect standard fixtures and minimal upscale touches.

The people in the leasing office treat their job as a joke and constantly lose packages. Then they have the audacity to say the service can be taken away if we dont like it. The elevator has been down for a year and a half. The maintenance people take days to get back to you and the newspapers people order are literally thrown onto the only sitting area of the lobby. Also, only the top 6 floors are remodeled so everything below it is 30 years old. Its not even cheap to live here! Renters beware!

ADDITIONALLY:

There has now been 8 car break-ins in the parking garage within a month and 1 person's apartment got broken into. The leasing people were supposed to question the neighbors and NEVER DID. They haven't even put a camera in the parking garage after all this! There has been at least 2 times where a homeless person wanders in here at night to sleep and the ONE security person (for all 4 buildings, mind you) ends up taking well over an hour to track them down.

People let their dogs urinate in the elevators occasionally (the one in the parking garage reeks enough to make you gag) and all over the ramp for those that are wheelchair bound. We have also seen heards of 7-12 or so 5 year olds running around completely unsupervised and screaming on the top of their lungs.

The leasing office doesn't follow back on noise complaints, emails, or anything really unless they know they can make money from it. They still are losing packages for days at a time and blame it on the postal service "being late" even upon showing them the alerts you received from the sender saying delivered.

The insulation on the windows are poor to say the least. There is always black mold growing on our windowsill because the moisture from showers (even with the fan on and windows open) just cant escape properly. Most rooms are carpeted and small. There is also no bike storage. As for storage units and parking spaces, the wait list is MONTHS LONG and parking per month is a whopping $400 a month! couldn't be happier that we're leaving this horrid place in 5...

We honestly feel so lucky to have this new management team here. It’s like a breath of fresh air and a completely different atmosphere—more inclusive, more open, and we can see real changes happening.

• New upscale coffee machine the clubhouse • New printer that makes life easier • Modern vending machine with actual good options • Ongoing updates that make the whole place feel refreshed.

The best part is we feel heard. Suggestions are being taken seriously, and the improvements show it. Walking into the office feels welcoming now, not like a chore. I literally feel like I’m walking into a Nordstrom store (that’s renowned for “chic” and excellent customer service.

Modern updates in the leasing office give a different vibe and atmosphere. You actually feel welcome and heard. We’re especially grateful they’re planning to rebuild the garage deck in a way that everyone—tennis players and residents alike—can enjoy the sun and the view. The new management finally hard us after years of dismissals from the previous ones.

It’s a blessing to have a team that’s not only managing the property, but actually building a community.

Thank you! Thank you! Thank you! You are amazing! Keep up the good work!

P.S . Dear owners, thank you for getting your tenants an amazing new management team. They’ve been...
