It is generally my experience that the management company provides on-time maintenance when asked for, and that the apartments are in generally good condition. It is also the case that there is a relentless obsession with things such as invasive apartment maintenance. Off the top of my head, they will enter your unit and require all pets to be out of the unit during maintenance, for example, to inspect fire sprinklers and alarms annually, to clean ducts, to inspect other maintenance items, etc. At least one of these inspections is performed by management, where they perform a cursory inspection of various things and require access to all areas of the apartment. Generally, again, this is not an issue worth noting. However, the management team is only able to offer the vague "9-5pm" window of time for access. Perhaps you want to take a shower, use the bathroom, sleep in, eat lunch, or perform any activity during this time. If this is the case, prepare to be interrupted the entire day. Since they're giving legal notice of entry, they have every right to enter your apartment with no warning on those days. I have been a tenant here since 2018. If you can tolerate this disruption to your life, seemingly randomly scheduled, so be it.

This is an overdue review - my boyfriend and I moved in to Prisma in March 2022. The staff here goes above and beyond to make your experience a positive one! Bryant, Natalia, and Mike are so great. Every maintenance request we’ve had has been addressed either same day or next day by Minor. We love our 1BR apartment and now also have a puppy. We are so, so happy here and have no complaints. There are little messes here and there from other residents - but the staff does their best to keep everything clean. It’s also super quiet at night. Highly recommend Prisma if you’re looking for more modern apartment living with decent amenities.

MOVE HERE!! Prisma had been my home for 2 years and I was saddened when I had to move to a different city. Prisma was my first apartment in OC and it has set the bar SO high.

Location: Super close to freeway entrances. You are in the heart of OC, what more could you want. The Santiago Park nearby is sooo well kept and pleasant. Open tennis courts as well! Mother's market, olive garden, chipotle, habit grill, and donerG is also a walk-able food option.

Safety/ parking: The apartment complex itself is very safe. I haven't had any problem with theft of packages, people parking in my parking spot, or guest parking running out. There are plentiful guest parking spots, very rarely do I have to have guests park in the Mother's market lot and walk over.

Noise (in apartment): SOUND PROOF. I barely hear anything from next-door neighbors or outside in the halls. Them front doors be THICK. You might hear upstairs neighbors if they have a heavy foot, but otherwise no complaints. The only thing is that if you choose a unit facing the alleyway, the trash trucks come like 2x a week super early in the morning... so beware of that and wear earplugs

Management: I first joined the community with Michael and Bryant were still around running the leasing office. They hosted super cool community events, and even a grand luau for the whole complex! It was always a joy to see them around. The new staff members are also very helpful and friendly! One instance, I had an issue with my parking spot and mentioned it to Natalie in the leasing office. Without hesitation, she moved my tandem spot to another one that was available AND was closer to the elevator leading up to my unit! 10/10 miss her so much

Where to begin? My experience at PRISMA has been nothing short of amazing. The leasing office staff is incredibly friendly and helpful. The overall vibe of the community is very high end luxury with a calm and relaxing vibe. I have toured multiple other communities that have similar amenities and layouts and PRISMA is hands down the BEST. It is also more on the affordable end compared to their competition!

A little more in depth...

The unit- I chose the 1B 830 sq ft model. It is INCREDIBLY spacious and has the most gorgeous appliances. Each unit comes fully equipped with brand new front loading washer/dryers and really nice kitchen appliances (Fridge, Oven, Microwave) For the 1B unit, it also comes with a gigantic Chef's island/bar combo. The increased cabinet space is amazing, and you can put bar stools for your dining and eliminate the need for a kitchen table all together!

Parking- My 1 bedroom apartment comes with 1 dedicated parking spot. You can upgrade to a tandem parking spot for $100 per month. The garage is 100% gated and feels really secure. They also have quite a bit of parking available for guests which is really nice.

Packages- PRISMA also has a brand new package pickup service from LUXER which removes all worry and frustration with getting mail delivered to your door. If you're unfamiliar, its basically the same technology as Amazon lockers, but you use them to retrieve packages.

Convinience- PRISMA is located within walking distance to Main Place mall and Mothers Market as well as other really convenient stores (Chipotle, Starbucks, Corner Bakery, Habit)

Amenities- All of their amenities are TOP NOTCH. The gym is stunning, they have tons of great locations to just kick back and relax after a long day. Have friends coming to visit? Go crack open a bottle of wine on the observation deck.

The Staff- I feel like everywhere we went the leasing staff was always really friendly, yet it was just them putting on a show to sell you a lease. I finally got my own place, and I can not be more excited that it is at PRISMA. Now it is time for me to share with everyone the main reasons why I chose to move into PRISMA. If I could give this review 10 stars I would.

First, what initially drew me to PRISMA is the exterior design. It is so unique, and there is nothing quite like it in all of Southern Cali. Not just the exterior but the interior of the community is just as amazing. There are so many unique amenities inside such a small community.

Secondly, my apartment is so freaking nice!!! I went with their most popular one bedroom floor plan, the 1A. There is soooo much space in here! And the fact that there is no carpet in my apartment was one of the selling points for me. That along with the appliances had me sold when I first checked it out.

Thirdly, the location is perfect. It is in the nicest area of Santa Ana, practically Orange, and I am right next to the freeways and shops. For me, the best part about the location is mothers market is a 30 second walk down the street. I like to cook so that was a big factor for me.

Lastly, and most importantly for me, the team at PRISMA is the real deal. Kasey was so patient with me when I was finding my perfect apartment. There were so many options to choose from and Kasey helped me find the perfect one that fit everything I wanted. I'm surprised she didn't get sick of me haha. The property manager Leon is the man. One thing that really stood out about Leon was how transparent, respectful, and real he was with me. There was no BS regarding prices, utilities, availability dates or anything. I looked at a ton of different places and I found a re-occurring trend of being fed BS. That wasn't the case here. And the maintenance guy Adam is good man. He has a certificate that he sings and puts in your apartment before you move in. I thought that was pretty cool.

Overall, I've had such a great experience moving into PRISMA that, like I said in the beginning, I could not be happier living in any other community. I'll most likely end up renewing for a few years down the road. Why leave when I have the...
