Alright have been living here for over a year and I will give a quick read ( for my readers who are busy) and a detailed review below:
Pros: ~The club house house is a great place to spend time wtih friends and neighbors ( can also reserve to use for personal usage)
~Pet friendly
~Apartment designs are modern and looks great (at first )
Cons: ~Animals are allowed use the bathroom any where on the complex which cause patches of decaying grass (including elevators and some neighbors with poop on their door mats ( Something would be said to the office and never addressed )
~Parking is an absolute nightmare ( good luck everyday or pay extra for parking - P. S. marketing tactic since solution for no parking is create more reserve parking )
~Abel ( former front desk Rep ) is very inconsistent and poor at his job role. Will have to talk to him multiple times on the same issues to get anything done ( 3x the charm )
~You can hear eveything in the apartments ( people walking above you, next door neighbors using the bathroom, neighbors downstairs yelling at their dogs to stop barking, other side neighbors kids screaming off the balcony)
~Gated community but anyone can get through the gate without a code ( never locks after closing gate )
~Mold growth on all doors throughout the complex ( was told for months vacant apartments will be cleaned and only getting worst)
~The package room ( really an extra room used to place parcels in ) many times do not get a code to access, people rummage through your packages, and will need to spend a crap load of time going through packages since people leave their packages in their for months ( office does nothing to address)
~Valet Trash needs it's own review but they are in the right business ( Houston team is trash ) many times they would not pick up trash at door or leave a pile of trash near buildings not at the compactor
Detailed Section:
~The residents here started calling this place the Livano Projects due to the declining structure of the complex
~Maintenance team short on people and parts needed will have you waiting for a fix for weeks ( Elevators out of service at least every month for Buildings 5-7 )
~Buildings were rushed to be completed (specifically buildings 5-7) causing electrical systems to merge with other apartments ( one person left their apartment causing our electricity to go out for the day) Also, from vents, would see some type of paint shavings or debris every day wondering what you are breathing
~The pipes were built so close to the wall that you hear loud tapping every morning due to the expansion of the pipes
~Hallways of buildings rarely cleaned ( throw up mark has been on stairs for months and nothing was done to clean it ( don't worry maintenence hops over those stairs and sweeps around it leave cans and plastic bags too)
~Open season for packages to be stolen in the luxer room that is always unlocked or need a manual key from office to open door since the app does not open the door (service you are paying for that does not work and they will not remove it). Brought up packages being stolen and told it is a courtesy to have packages delivered and they do not deal with this issue. Even though you packages are still sent to the package room so literally as soon as you get a notification need to run to the room to ensure you can get it (deliveries do not listen to your notes to drop off at apartment so that's another issue).
~Professionalism is out the windows too as issues are brought up, no follow up, I would contact back and office property manager would tell me they were in meetings all day and did not use the bathroom or eat lunch. I work 10hr shifts with multiple agencies and meetings throughout the day without a chance for a bathroom break or lunch, if cannot handle it then probably should not be in this role.
~The real issue comes down to the price point, I should not being this much for these headaches. If this was the case could have went back to a lower priced complex since would have been dealing with...
Read moreI have been here well over a year now and I did renew for a second. This complex was nice at first, but it has gone downhill steadily (about as quickly as the move in incentive has gone up it seems). I'll do this in good/bad format.
Good:
The apartments themselves are nice.
The gym is one of the more substantial I've seen at a complex.
Management is very accommodating and courteous IF you go in to the office. But don't expect a reply to emails because while it happens, it isn't likely. They do have some really nice resident events, so I have to give them that.
Bad:
The lock system is an app and as I had initially feared but was assured would not be the case, it often doesn't work properly. Recently it has been "fixed", but after spending the last ten minutes or so attempting to get into the mail room in vain, I can confirm that the "fix" has made things worse if anything. And by the way, the process of "fixing" it has been going on for about a month now. Prior to this, the worst thing that had happened is that I was locked out of my apartment when the battery died on the door receiver and I had to call maintenance. To their credit, the response was pretty quick. Now, it's a coin flip whether anything but the apartment door will work on any given day or not. As you may be able to tell, this issue in particular has been getting to me as of late.
Speaking of locks, the package room is a disaster and has been since day one. Rather than using the standard locker system every other complex uses, this one has a room with shelves in it. If you get a package and are lucky enough to get a one time use code, you can let yourself into the room. But most of the time, you don't get the code and have to ask someone in the office to let you in. Once that obstacle has been cleared, you get to hunt through a mountain of packages in an epic quest to find yours. Yes, someone, somewhere, thought this would be a good idea in spite of the already established locker model working perfectly fine. P.S. If you don't go in and get your package within a day or two of it arriving, good luck! I pay very close attention to the tracking if I order something now because if I don't know when it's coming, there is a pretty good chance I will never receive it. This issue has been "fixed" at least a few times while I've lived here, but the only thing that has ever improved the situation was when the door lock broke so at least you knew you could always get inside.
Finally, and I'm obviously beating a dead horse here, but no review would be complete without mentioning it...Valet Trash. For $25 a month, you get your trash taken from outside your door Sunday through Thursday night - IF all the following conditions are met: 1. You put your trash out during the correct time window. 2. Today is not a holiday, no matter how minor. 3. There is no inclement weather. I'm not sure what the standard is, but I'd say it happens about once a month on average. 4. The Valet Trash folks didn't decide today was simply not the day to show up to work. 5. The Valet Trash folks didn't decide to simply skip your trash, your floor's trash, etc, even though they did show up. It's not uncommon to see trash in random spots in the hallways because I'm pretty sure some people just give up on Valet Trash, open their door, and toss the bag in whatever direction they feel like. And at least from what I've observed, those bags do seem to get picked up pretty consistently, so maybe those rule flouters are the smart ones. This is another of those items we've all been assured would be fixed - probably more times than any other. Now, I'll admit that if you've lived in Houston metro apartments for a while, you already know what a scam Valet Trash is. But I will make two points in my defense. One, of all the complexes I've lived in, this particular one has the worst Valet Trash service I've encountered. Read moreI have been thoroughly disappointed with my experience here. The level of neglect and lack of responsiveness from management is astounding.
Firstly, there is mold growing on the front door of not only my unit but everyone else’s unit I walk passed. This is not only unsightly but also a health hazard. The overall cleanliness of the complex is awful; there are dead bugs and cobwebs in every stairway, making it feel like the place is never cleaned.
The elevator is broken the majority of the time, which is incredibly inconvenient, especially for those of us living on higher floors. I also use to see them get cleaned and now looking at the floors, I’m not sure if it’s ever getting cleaned now. Maintenance is another major issue. They take forever to respond to requests, and I always have to follow up with the front desk to get any updates, if there are any at all.
Additionally, you have to pay for the water filter for the fridge they provide, or you must buy your own. This is a ridiculous extra cost that should be covered by the complex.
Parking is a nightmare. If you return home past 7 PM, it’s nearly impossible to find a parking spot. To make matters worse, they are adding more reserved parking, further reducing the available spaces for residents.
The walls are paper-thin, and I can hear EVERYTHING my neighbors are doing. This constant noise makes it very difficult to have any peace and quiet in my own home.
Due to all these issues, I will not be renewing my lease here. They should focus on the overall experience and cleanliness of the complex instead of worrying about the next events they’re planning every month.
