DO NOT MOVE HERE. Literally 6 neighbors are leaving within the vicinity of my apartment once their leases end. I could go on and on. My family and I were model tenants. Never late on rent, kept to ourselves and abided by all rules. Iāll start with my rent being stolen by someone who had INSIDE access to the office. I cooperated with having this investigated, paying out of pocket to western union for documents, and tracking fees. Granted I was reimbursed via my rent but do you want to live somewhere you have to worry about your rent being stolen from? Traumatic as I was 8 months pregnant having to worry about this. Secondly, I didnāt have consistently working AC/heat for the two years I lived here. There was always an issue with it. Maintenance would come āfixā the issue which would last a day or 2. Ironically before moving in I went to go look at the unit they assigned to me, the person living in it had a window unit AC. I figured, maybe theyāre just hot natured.. the office then told me those were not even allowed. After moving in, I reported my non working AC and a part was replaced to remedy the issue. After that, I still continued to have issues for a year in a half. December 2023 I was 9 months pregnant (two year old child already lived in the home) and my mom came to help with my toddler and son pending his arrival. She couldnāt even stay at my house for a weekend because it was unbearable to sleep and be in. I was on the second floor, my downstairs neighbors liked it incredibly hot. Heat rises. Therefor even with windows and doors open it was 80 degrees in my house. Imagine the temps once doors were closed. š«
My heat was also not working but not a major concern considering MY HOUSE WAS 80 DEGREES. A work order was submitted on Dec 4, they expect one poor man to fix anything and everything and he happened to be sick. I followed up multiple times with my request. I finally had enough of no response and went into the office two weeks later of nothing and was informed they were severely backed up with requests due to maintenance being sick. My AC was then not fixed until 2/28. A total of 24 days in complete misery. AFTER having a newborn⦠which they were made aware of multiple times. Guess what? Again it went out⦠two more times within the next month - heat as well. I finally said I canāt do this anymore. I work remote and had to live this way with 2 small children all while paying almost $1600 a month. There were two months left in my lease after living here for two years, they refused to abide by the lease which states they have 14 days to fix a reported issue or you can break your lease, and are even entitled to your security deposit and pro rated rent back. I didnāt even ask for that. They still hit me with an āoh well we did what we could do so sorry, you have to pay an early buy out fee of almost $3000 to end your lease two months earlyā ⦠comical. Their major concern is money, not their residents and their comfort. Bad business. I reached out to corporate two weeks before leaving this awful place and didnāt receive an actual response until the day after I left. She pretty much said the same thing the apartment manager said. Shocker. Again, all about money. Anyway, this was a long rant. Iāll be taking this matter to court as I wonāt be held responsible for excessive fees, legally I donāt even have to pay and leaving a home I and my family were uncomfortable in and reported as advised by staff. I was hit with a $400 carpet replacement fee too that has a shelf life of two years⦠when I was two months short of 2 years⦠and theyāre pulling the carpets up to add vinyl. šššš
The constant car break ins, theft, lack of lighting. Seriously, the sidewalks & parking lots are pitch black and they donāt even review camera footage so anything can happen to your family. Itās embarrassing some of these reviews have their responses, arguing with the tenant, and saying āthat was old managementā or owners. Trying to save face to continue to make $1. I work in property management as well, and Iām telling...

I am very pleased with the level of discussion and their willingness to hear me through as well as address my concerns completely: The consideration of personalized space with an inviting atmosphere, rent concerns and payment options, plants, decor, and maintenance issues were all valid and communicated. Many of my concerns from the last review were handled professionally and personally, and allowances are made for decor and plants. Thank you!! After speaking with both I am once again confident in my decision to renew my lease and keep Jasmine Cove as my home. I do miss the more community-forward events from pre-COVID such as painting nights, but Hira has hosted a pizza night and a drive-up grab-and-go breakfast which was also extremely appreciated. It sounds like Jessie is of a like mind and I look forward to more opportunities to enjoy the community at Jasmine Cove.
Second Update: November 2022: Updating review as itās now two years later. I love my apartment and Hira does the best she can. She basically ran the place alone for MONTHS. Wow. What a job! Iām disappointed with the recent transition to a new manager solely because I have called and left messages and no one ever calls back. I have a question about my rent payment and asked for a call. No response. I dropped my rent payment in an envelope with a note asking them to call. No response (two months in a row). I got a āno replyā email to remove a decorative cart from my door area. The cart also doubles as a package stand for deliveries. They want every apartment to look identical and tenants are no longer allowed to have sidewalk/patio decor or hanging plants. Itās sad and lost its personalization. I want to know if I can use my cart on my balcony as a plant stand. Iāve left four messages in two weeks. No response at all. Weāre not allowed to have drapes unless we keep our blinds closed so they donāt show āfrom the outsideā!!! Imagine needing to keep blinds closed all the time just because you also have drapes. I love my apartment and I love the convenience of having someone else take care of landscaping and maintenance. But getting someone to call back from the office has been ridiculously difficult. I do hope this is just a transition with the new manager, and I look forward to better communications and once again being able to personalize my space. A friend works in property management and I know from discussions that the rent at Jasmine Cove is really good. They provide a lot for what you get. Just wish they were available and not just 8-5 Mon thru Fri. And often, not even that.
Original review from 2020: Iāve been living at Jasmine Cove since 2018. From before I moved in, I felt very welcome and was treated like a person, not just a paying-tenant. They know their tenants by name. They have great community events for the residents, keep the grounds exceptionally clean and secure, and always go above and beyond their daily duties. From storing packages, to immediately responding to even the smallest maintenance issues, the management has confirmed this really is one of the best places to live. Theyāve done everything from changing the batteries in my smoke detectors, to closing the windows on stormy days when Iām not home. The property is always well kept, clean, and lovely to look at. When I have visitors, they are always highly impressed. So glad to call Jasmine...

Know your rights as a tenant! This place used to be great! USED TO BE! Now it is just slowly going downhill. My husband lived here for 5 years. I have lived here for 4. When the original private owner sold it things were still good! Office staff was friendly and had common courtesy. They really cared about the residents. When the office staff left last year it was just awful! The maintenance was good and still had the same courtesy officer. Unfortunately he was done just as dirty as the maintenance staff was. Billy and John (maintenance) actually left the company to work for a new company in January. As one person already pointed out, the maintenance guys wanted to fix things but were ALWAYS blocked by the office saying it was not in the budget. The water pressure is bad in some of the buildings. They were told how much it would cost per building. It would take an apartment and a half rent for a month to fix each building. But they kept saying "it's not in the budget". There is one person in the office that takes supplies home to fix their place. The office staff always gets their bonus but maintenance would not. They spend money on things to give new residents but not to try and take care of the current ones. One of our friends who just moved in a few weeks ago has not had anything fixed on the list for the walk through, they are looking for a home already. The office staff never misses a chance to talk junk about current or previous managment/staff. One of the staff said they were trying to get a second compactor since the one is always getting full quickly. The courtesy officer has been stopped many times from towing cars that were parked in handicapped spots and in front of garages that did not belong to them. He also wanted to stop residents from throwing things in the compactor that would cause it to overflow, he was told to just run it and the office would "handle" it. As current residents have seen it does not get handled and he was blamed. The right hand never knows what the left had is doing here! One "manager" will tell you one thing and you come back later to clarify and the other tells you something completely different or that what the last person told you was never said. Stonemark is a 1 star company and this complex is not far behind it. The office tells people that they don't need residents/past residents saying they are a bad complex but put no effort into making things better. They are fake people to get you in there. Once you are there, they are above you and your needs/concerns.
Though the manager was polite during the move out walk through, I have a feeling that it was only because he knew I was voice recording him. In the state of SC this is legal since we are a one party state. We honestly got to a point that we could not trust either of them. Especially since one of them lied about a situation and caused us to move for no reason at all...
So very glad we moved though, so I guess I should...
